Most industrial uses discourage the kind of commercial and residential use that was pitched when this project was proposed. Back when they were trying to convince people this would be more than just a cut-through to University Circle.

This sounds pretty cool. Here is a snippet from the Dallas News article. Sounds like they bring in pre-built boxes with all the apartment mechanicals, then install them in the blank office space, turning it into a fully featured apartment.

SW granting the easement gives additional value to the existing building, which will make it harder to buy at a later date. I don't see them giving up space to make this go away.

Here is the proposed site plan. It shows the concrete and asphalt plant toward the rear of the property. That area needs less industrial use, not more. Its a block away from the E.79th station that was just rebuilt. Asphalt and concrete plants are dusty and smell. They will actively put off higher density use near the station.

I'm wary of any demolition plans in the Warehouse District now because owners will be looking for reasons to create more parking for Sherwin Williams employees.

I don't care if they demo the old garage, but I hope they have bigger plans than more surface parking. The Rockefeller building is surrounded by parking owned by Geis already.

^ Moving the Shoreway south combines 2 cuts -- rail line and highway -- into just 1. I like the proposal but I'd like to see the Shoreway moved too.

Watching the BOZA meeting. Matt Moss put together a pretty detailed analysis of available parking, and places the city can add more street parking and it was just ignored, or dismissed with the pandemic as the excuse.

The population density doesn't surprise me. Much of the east side is a mix of low rise industry and urban prairie. There are entire blocks with just a few houses still standing.

To KJP's point about opinions being like a-holes, I happen to like the Fulton House design. The breadbox with large subtly ordered window is kind of Horton-Harper's style, which I think they do well. Only complaint might be the dark color which I'm tiring of. Otherwise it would look great on that block. And please don't look to Grosvenor Place as some kind of standard to look up to. The Landmark commissioner that made that comment often has decent commentary, but I disagreed there.

Weather wrap is always done poorly in these new builds. Often left exposed to the elements far longer than allowed by the warrantee, and when it's flapping in the wind like that for months, instead of replacing it they just staple it back down before putting on the siding. Just look at that mess around the windows.

And the cost of storing your car when you get to your destination. Who wants to deal with parking a car in Chicago or New York. Cleveland manages around 50,000 (de)boardings per year on a couple trains in the middle of the night. That alone should be proof there is untapped demand for more trains.

Depends on how they do it. It would be strange if it's just a private car attached to other public cars. That'd mean the passengers have to stop at the "jail" station and watch the LEO's load up prisoners into the private car. If it's a completely separate train loaded at a private siding in the Pit, that would be fine and make sense. Either way I doubt they'd use trains. It will probably be a bus from door-to-door.

Interesting. The elevators being near an exterior wall complicates the layout a lot. What developer wouldn't prefer a blank slate? It's cheaper to get the county pay for demolition and deliver a shovel ready site. It takes away all their risk. And when they run into financing issues they can put up a parking lot to print money in the meantime. It was posted earlier and I agree. Empty blocks in Cleveland have a habit of sticking around a long time.

Where did you get the floor plate size for the Justice Center? Google Maps is accurate enough for a decent estimate. The courthouse tower looks around 30,000 SQFT. The CPD building about 36k SQFT. Still large, but not impossible to convert to apartments. The tower would have some killer views. Seems odd to demolish such a large (relatively new) structure. It has to be old enough for historic preservation credits. As much as I hate the buildings site plan, it's a decent representation of brutalist architecture. Ugly buildings have a habit of becoming cherished when they are old enough. edit: Preservation credits may not allow demolishing sections to save just the courthouse tower, so it may not be feasible. It was just a thought.

This is kind of neat. You can see where the sun is at any given moment in relation to the square. You can change the date and height of the building at the point to see how long the shadow is. And drag the slider across the top to change the time of day. Kind of relevant as I'm sure you'll hear complaints about shadows cast over the square. Its too bad, because the design could have been nice if you could see any of the detail. It just a dark blob. Looks like they still need to put the final material over the weather wrap. Hopefully it's not black like the rest of it.
