  1. By the way, there was no vote on this project today. A couple commission members had to leave before this presentation so they lost quorum and couldn't vote for schematic approval. It'll be back at the next agenda.
  2. The frontage along the viaduct looks fantastic.
  3. The renovation of that property would have been far more impactful than Erieview, both for it's historic and economic value. The Kassouf's aren't going to redevelop anything. CrossCountry however is a growing company looking to move to Cleveland.
  4. Likely outcome is that the tax credit will get rolled into the selling price, and they will pocket much of the value. The Erieview building is deserving, IMO, but I'd rather the credit go to the future CrossCountry mortgage site (which lost out this period) because they'd be more likely to use the credit in the short term.

  6. I'd question any developer that claims to have financing in place a year out from construction. If it was funded, they would be building it now.

  8. We just did a reno on our second floor to add a third bedroom and second full bath. We cut into our oversized master which was 13'x18' to add a 8'x8' en-suite bath and 7'x8' walk-in-closet. The resulting master is still comfortable at ~12"x13'. The second floor has somewhat small bedrooms now by today's standards, but we needed the extra bed and bath. It's kind of ironic the extra bedroom could hurt resale, though the upstairs is way more usable for families, and much more modern, but that is today's market.
  9. ^ The city isn't standing in the way of this being a high rise. Midrises are what Stoneleigh does.
  10. The Jacob group that owned the Public Square lot still owns a bunch of land in Avon and Beachwood area (Chagrin Highlands), so we're not done just yet with the sprawly development. Jeff's ownership of the west bank property was a different entity. He seems uninterested in doing any development here.
  11. Interesting. I didn't realize there were windows overlooking the short building in the middle. Checking on Streetview, appears there are a bunch of windows on the sides. Yikes that's an ugly situation. One of the quirks of building on the lot line. If you don't have air rights next door you can't assume your windows won't be blocked at some point, even a hundred years later.

  13. Looks pretty good. It fixes the biggest weakness, the ground floor along the sidewalk.
  14. Any project on that flimsy of grounds is unlikely to happen anyway (or likely get delayed from ongoing litigation). Publishing an article won't change that.
  15. ^ That'd be transformative for that whole area. I'm somewhat anxious about SW will do with all the property they own along the waterfront, where you have the CVSR station and platform.

  18. Right. I completely get that. Maybe we need a different mechanism for providing subsidy (if necessary) for the type of development we want to see. Calling the district historic just to make public money available is disingenuous. It also dilutes the importance of real historic districts that have a much higher percentage of contributing buildings.
  19. I get spot-designating historic buildings like Erieview that are good examples of architecture of their time, but designating the entire area as historic makes no sense. You create historic districts when you want to preserve the context of the neighborhood. In this case the context is largely deadspace from parking garages and grass plazas. The type of construction we want to see is contrary to virtually everything in this neighborhood. Does new construction have to continue the mid-century office building aesthetic and siting?

  21. The news 5 article has pictures of marketing material. Looks like they are going to try to brand this area as Flats South Bank. And regarding connectivity we've talked before about rebuilding the Eagle Ave bridge, which would connect Scranton Peninsula to this development. That would help both areas a ton.

  23. Not what I'd call beautiful but it's a marked improvement from the initial revisions, which were awful. I'll give credit where it's due. Landmark and local design review pushed for many of the changes. Looks good, given where they started.
