Cleveland: Downtown: Sherwin-Williams Headquarters
If Sherwin-Williams hopes to start this summer (according to their FAQ) we might see massings by March, then renderings in June. You don't get this far in the process without an idea of programming on each site. I wouldn't be surprised if we saw a concept massing from Vocon sooner than later For comparison we got massings from Stark for nuCLEus in the fall 2014 to get conceptual approval from the planning commission, then actual renderings in January 2015 for design approval.

Brecksville: Sherwin-Williams Research & Development Center
I've found the coordinated leaks pretty interesting. When KJP didn't bite on the source feeding him the Breckville story, it went to a WKYC reporter. Not to say the story isn't true (I have no idea), but the back and forth on the various R&D locations stinks of negotiation tactics. The HQ complex should be more employees than the original HQ+R&D site so I guess it is still a plus for Cleveland. But can't help but swallow the bitter pill. Hopefully developing the riverfront wasn't a once in a lifetime opportunity.

Cleveland.com posted an article about the BZA meeting yesterday. They posted a couple low res pics showing the updated design. The garage entry is on the side now instead of the middle of the building. Any development along the riverfront and Huron would include a total reconstruction of Canal road. It's current state is irrelevant. Why vacate another street for no reason? It's 180 feet between the Huron and Canal Road right-of-way. That is more than enough for an office building. There's no reason to vacate it other than "well, Sherwin Williams supposedly wants it".

I'm excited to see another residential highrise, and won't complain if it's built exactly as pictured since Cleveland doesn't have anything like it. But it looks like every highrise built in Nashville, Austin, Minneapolis, or wherever. Dime a dozen crap.

He can build past the mapped setback if it's adjacent to a non conforming structure like the church next door, but it has to angle back toward the setback line 100(?) feet away. Judging by the odd angle this building sits in the renderings, I wonder if that's what they were trying to do. Surprised they got dinged with a variance notice for that.

That's great news. Love to see more coworking space. We definitely need more of it. This is oddly worded though: Spaces won't occupy the space, just lease it out. It could conceivably stay vacant, just leased and paid-for by Spaces.
