    That game was epic.
  2. The configuration of W.3rd and E.18th is such a disappointment. So much money to rebuild the shoreway and no new developable land. The end result is a nicer walk to the stadium and a bike path. Definitely worth doing but still feels like a massive compromise.
  3. The Columbus peninsula needs more than just minor infill, IMO. It has an incredibly cool street grid that's largely wasted right now. The only concrete plans are greenspace from the Metroparks. Some strategic development in parts of the Canal Basin plans instead of all that wide grassy space would be great. Being in the shadow of the Detroit Superior bridge might limit what can be built in this stretch though.

Rookie QBs can succeed with a team of veteran leaders. Stroud in Houston last year, and the Commanders this year are proof of that. Years of no high draft picks could bite them in the ass though. No depth and young low priced talent.
  5. The pics are on the CPC dropbox. Largely the same as conceptual approval with some refinements to the ground floor and more glazing. Looks awesome overall. Should be a great entrance to this area from W.3rd and Eagle. https://www.dropbox.com/scl/fo/nft99a8k4iq5im2lpc6xc/ANDIRyIf5aPI12IxiFhS3n8?e=3&preview=240926_CC+GPPC_Final+Submission_R1.pdf&rlkey=11b3sh0p78qqqignksbr7qnwi&st=ksexbo4d&bmus=1&dl=0
  6. Next step in the Greyhound station redevelopment. https://www.crainscleveland.com/real-estate/playhouse-square-buys-building-16m
  7. There were never metal panels on the top penthouse floors on any of the sides. What you see is how it's been for months.
  8. Images are now public on the CPC dropbox. The ground floor looks nice. The 25th and Superior sides are simplified a bit. In general though I'm still waiting for the day I like one of these haphazardly broken-up facades. https://www.dropbox.com/scl/fo/i41b146wkgm8j1bnz3xq9/ABZBguq1X23JFwmMoG4-mBc/Bridgeworks - Demo and New Construction?dl=0&preview=BRIDGEWORKS_DESIGN+REVIEW+PACKAGE_09-12-2024.pdf&rlkey=ql6wp36mdrrlhcqm27ftrsuz8&subfolder_nav_tracking=1
  9. Here is the X/Twitter source of those renderings:
  10. I wish they'd add the W.7th to 490 ramp to the study. Not related to lake access, of course, but it's among the worst pedestrian crossings I can think of.
  11. Yeah pipes are going to freeze when it's -17 degrees outside. An open air building with a huge amount of plumbing will have cold infiltration somewhere and burst pipes. How many people that weekend had to leave the cabinet below their sink open just in case. The comment about how quickly and cheaply CBS stadium was built keeps spreading like fact. It's been posted before the project timeline and cost was in line with other football stadiums of the era.
  12. Developer claimed the fire department requires a 20 foot path to access the rear units. Basically making the built environment worse to tuck more units into the back.
  13. They've been closing this stretch temporarily for events all summer. We were there a couple weeks ago for one of the City Stages concerts. It was a good time. Closing it just for events is the right way to handle it. Throw down some jersey barriers or road closed signs for the evening and your good to go.
  14. A façade easement is a means to get a federal tax credit by giving up development potential of a historic property. The height portion I think is based on the zoning of the site. https://www.irs.gov/pub/irs-utl/facade_easement_brief_june_2009_final_revision_08272009.pdf It sounds like the IRS lawsuit suggests you can either get the façade easement or federal renovation tax credit, but not both.
  15. Owning an NFL franchise is much like owning a piece of art. It's value is in what somebody else is willing to pay for it. Relaxing ownership rules to allow for institutional investors just opens up the pool of potential investors. And to snakebite's point, as ownership groups get wealthier their stadiums have also grown well beyond inflation. The current Browns stadium cost $290 million which is about $550 million in current money. About a quarter of the proposed Brook Park stadium.
  16. A press release from NW neighborhoods about the Karam Senior housing and Walz library project. https://www.nwneighborhoods.org/latest-posts/partnerships-push-karam-senior-living-towards-its-construction-as-a-place-where-anyone-can-thrive
  17. There was a Twitter thread where he was commenting on the idea. I'm paraphrasing but he claimed the Metroparks was the impediment since they leased the RTA owned right of way for the Greenway. Instead of coming out in support and saying they would work with whomever to make it happen, he punted responsibility.
  18. City council seemed hostile to the idea of moving Amtrak based on council person Slife's comments earlier this year. Instead of supporting the idea he punted to RTA and the Greenway.
  19. Hopefully somebody can explain how a city college can nix a transit development at a county owned bus station.
  20. Sounds like the same death spiral as Sears parasite owners. Selling off real estate assets for peanuts, slowly flushing the brand.
  21. The question was for the lakefront renovation, not the Brook Park site.
  22. What monetary contribution were the Haslams going to make for anything other than the stadium?
  23. You can only see two of the sides on the construction cam, but it looks like some of the black insulation came off from the top floors. None of the finished metal panels.
