  1. It's been almost a year since this thread was updated. Some noteworthy news since summer 2017: Started Projects: * Beacon (515 Euclid) -- Broke ground Sep 2017. * Lumen/PHS Tower (Euclid Ave) -- Broke ground Apr 2018 * Church and State (Detroit Ave) -- Likely to start very soon. * Halle Building (Euclid Ave) -- Partial conversion to apartments started June 2017 * Cleveland Athletic Club (Euclid Ave) -- Conversion to apartments started Jan 2018 * Terminal Tower and May Company buildings are in interior demolition mode. Possibly add John Hartness Brown building to this list as well. Announced but not Started: * nuCLEus (Prospect Ave) -- Still trying to get CMSD money and large tax breaks from State? * Cleveland Police HQ -- Cleveland issuing bonds to finance this move. TBD if this will be new construction or existing office space. Decision expected in the next couple months. * University Circle City Center (Chester and Stokes) -- Still in the process of relocating the Cleveland Public Library to complete site acquisition. Likely 2+ years from major start. * Flats East Bank Phase 3 (Front/West 10th) -- Wolstein confirmed there would be a phase 3, but without additional detail. Silent since Sep 2017. * Union Trust Building (925 Euclid) -- Current deadbeat owner trying to find partner to move this project forward. Possible updates early summer. * 75 Public Square -- Received state historic tax credit for apartment renovation, no indication of project start other than "later this year" (2018). * Scranton Peninsula -- Forest City unloaded it's stake to an investor group, which then sold 8 acres to Great Lakes Brewing. Larger plans still coming together * Weston/Citymark (West 3rd and St. Clair) -- No visible/public movement. * One West 20 (Lorain Ave) -- No visible/public movement. * Cumberland Lakefront Phase 2(?) -- No visible/public movement. * Flats West Bank/Jacobs Group -- No visible/public movement. * Justice Center Complex -- No visible/public movement. Dead/On Hold/Canceled * Medical Mutual - Staying put at current headquarters * Sherwin-Williams - Plans on-hold, possibly permanently. * Visconsi Little Italy apartments (Coltman and E. 123rd) - Proposal dropped due to litigation.

  3. Why do these projects always seem to do the most possible damage? There's 3 or 4 large brick apartment buildings in the footprint that would be demolished if this was built.

  5. The coloring in the zoning map is a little confusing. The zoning listed for both parcels the apartment building would sit on is actually 2 family. The developers best bet would be to push the city to rezone the entire landlocked area to local retail to match the surrounding parcels. Multifamily is an allowed use in a local retail district.

  7. I hope so too. Somebody that is against this type of development is far more likely show up in opposition than somebody for it. Is the meeting still at that Senior building on Franklin just west of this? I don't get the opposition. It's a great spot for this type of height and density. What else is directly impacted, besides the two Franklin Ave mansions next door? There is mostly surface parking and brick buildings 3+ stories surrounding it. The Guernsey building is 4/5 stories. The Clinic tower across the street is 6(!) stories. It's not like this was proposed in the middle of a block surrounded by single family homes. For anybody interested here is the current zoning for the site. Kind of strange how much of it's 2 family, but completely surrounded by local retail.

  9. This can't come soon enough! Cleveland is moving forward with plans to start replacing streetlights with LED's. And ODOT is replacing streetlights along 77 north of 480 with LED's.   10. The limitation is more a function of weight, then height. Residential buildings typically have more floors for a given height and concrete is heavier than steel construction. The Hilton for example was built with caissons and it's about 20 feet shorter than this is proposed to be.
  11. I'm just going off the video where the excavators show up in July. (I realize using an Instragram video to judge construction activity is kind of silly.:P)

  13. The numbers aren't that surprising if we take an honest look at the amount of new construction around the city, and the fact that the population is still falling. How excited were we when construction started on Beacon? The first residential highrise downtown in how many years? Compared to other midsize metros, like Minneapolis that probably started 2 new highrises in the time it took you to read this. edit: It's not all doom and gloom though. Our largest projects have been in the last couple years, and not likely included in the totals. For example the Garfield, Leader, Standard, Worthington buildings, Edison, One University Circle, Centric, Quarter, Beacon, Playhouse Square. All of which either wrapped up in 2017 or still under construction, collectively around $500 million.

  15. This project at 2319 Scranton Road just started construction (see attached). Currently working on the foundation.

  17. ^^ Agreed they are better off just seeding it with grass and leaving it alone until they are to build. They don't anticipate building anything for over 5 years. That's a long time for people to get used to the park.

  20. The airport accommodated far more than that before the recession. Maybe they shouldn't have torn down the long term garage.

    Cavs win 100-97. Series now tied 1-1. LeBron went 17/24 shooting for 46 points. The rest of the team 20/49 shooting. As has been the case all year, as LeBron goes, the team goes.

  23. Original plan for those interested: Some of this cracks me up because they haven't really DONE anything yet except make a drawing. But here's hoping it happens.

Over the last couple months there has been more demolition on these agendas than new construction.
  25. What a shame those buildings were been abandoned like that. With no hope of being repurposed either. The only reason they are standing because there is no money for demolition.
