There is a middle ground between Stark's vaporware skyscraper and green space. Extend Metrohealth Dr. straight across to W.25th and extend W.23rd south to the straightened Metrohealth Dr.. That gives you two large parcels bounded by 25th, Sackett, Scranton, and Metrohealth Dr. about 1.5 acres each. A perfect starting point for real development, and only a fraction of Metro's overall footprint. Metro can partner with a developer for some kind of mixed income development (or market rate if demand is there). The Prentiss Center can then be moved to the south side of Metrohealth Dr. across whatever development happens on these new parcels. Metro gets their pointless green space, and some of their land is spun off into something more befitting 25th. There a supportive housing building already at 25th and Sackett. It's ironically the perfect urban structure -- 4 floors, built up the sidewalk, small commercial space on the corner. You could mirror this across Sackett onto the newly created development area.

I really hope this project works out for Cleveland Heights. They need some legit mixed use construction. The density would look great there.

That's pretty unfortunate. A quick lookup shows the owners haven't paid a cent of property taxes since acquiring the building in 2014. It would be great if the city had less deadbeat owners, and more actively involved in their community.

There is no chance whatsoever that a tear down and rebuild will be cheaper than renovation. Any developer bidding on this building was likely after the massive preservation tax credits, which go up in smoke with demolition. Though I agree this project is hanging on by a thread. If the state claws back the credit, the building is doomed.

City planning and Tremont West made it clear the rezoning was to align the property along the towpath with their desired use, which is dense residential. It isn't at all surprising people were defensive at the meeting.

West 4th is where the towpath is being built. The proposed zoning wouldn't involve reopening it for cars.

I wish the narrative that the County is sitting on a real estate goldmine would die. The Jacobs and various Weston lots consist of 10 acres of contiguous surface parking. Stark controls another 5-6 acres -- 3 acres in Gateway and another 3 in the WHD. Downtown is not lacking for so-called prime development land that nobody can seem to develop anything on. The buildings as currently comprised are worthless to a development group, and would require a fortune to demolish or a fortune to rehab. The end-result is the County getting peanuts in a potential sale. /rant

Kichler Lighting in Independence was just sold too, to a Livonia, Michigan conglomerate. Same story about nothing changing locally. Selling to a larger company is no guarantee of growth. Acquisitions like this could mean growth happens in the parent company offices instead of locally. But I'd withhold concern until more information comes out.

IKEA - Cleveland
Getting an Ikea 10 years ago would have been noteworthy. At this point, places like Overstock offer a larger selection with free shipping. I would take Ikea just for the local sales tax, but I wouldn't count on it being a major draw. The demographic that typically buys cheap furniture is buying more and more online.
