Cleveland: Which Project Will Be Next and Why
Thanks for bumping this thread. Since the last time it was updated, the following major projects broke ground: 1. Snavely at W. 25th and Detroit 2. One University Circle 3. Centric (formerly Intesa) Breakwater Bluffs is almost done, as are several historic renovations -- Garfield, Leader, and Standard buildings. Here is an updated list, in no particular order. I'm limiting it to new construction projects that have been announced. 1. Stark nuCLEus 2. Flats East Bank Phase 3 (mixed use or second office building) 3. Weston/Citymark Warehouse District development 4. University Circle City Center 5. Brickman One West 20 development on Lorain in Duck Island 6. Visconsi Little Italy apartments at Coltman and E. 123rd 7. Stark Beacon at 515 Euclid 8. Cumberland Lakefront development 9. Church and State building at Detroit and W. 28th 10. Playhouse Square tower on Euclid This leaves out redevelopment projects like the Cleveland Athletic Club and Halle building, and several others that are likely years away, like the Terminal Tower, May Company and Union Trust (925 Euclid) buildings. And it also leaves out numerous smaller projects in Little Italy, Battery Park, and Tremont.

What are you watching?
I can't think of a better person to play the Brockmire than Hank Azaria. It's been my favorite new comedy since Archer started years ago. The wife and I have been watching Nip/Tuck on Netflix. It was a drama on FX from 2005 to 2010. I watched it originally on TV, but it's been so long I forgot much of the storylines. I knew the wife would like it because of the crazy drama. From what I remember the show goes off the rails in the 5th (last) season. We are about to finish season 3 and it's been great so far. Concept B looks good except for that multifamily on the right surrounded by grass and parking. How much of the property is owned by RTA or other involved partners? Concept A on the other hand is a nonstarter.

That's disappointing. There are only a few interesting buildings left on Scranton Peninsula. Great news! I'm glad to see this finally go public. The apartment building looks nice. The garage podium along Euclid looks awful though. I would have loved to see a blended style with glass and stone to transition between the historic Hanna and modern apartment building.

Cleveland: Tremont: Development and News
It's hard to tell from the overhead shot, but it looks like the balcony is 4-5 ft deep. It's still small, but more useful than a typical juliet balcony which is barely more than a railing behind the door.

Market demand isn't the only reason we get (or don't get) vertical, mixed use development. We are usually at the mercy of the developer's ability to get financing, CDC pressure, developer preference, master plans, etc. Not all of those are a function of a demand.

What brought you here?
The interest in urban living started in my early 20's from partying in various downtowns, like Canton, Akron, Willoughby, and Cleveland. I liked the vibe and wanted to live near the atmosphere (still do). As for how I found urbanohio, I first stumbled upon that huge Cleveland development page on SSP updated by MayDay. I then found urbanohio from googling for more information on the projects.

That's good to hear. When these were announced a couple years ago the plan was for rental. The design of these and the "Milton" rentals next door are so disappointing. And the work being done by Horton Harper in Tremont makes these look that much worse.

Cool pic. It just makes me hate sodium vapor lights all that much more. Public Square is bright and vibrant while all the other sidewalks are dingy and dark.

It's been so long since we heard from Stark on nuCLEus, would it surprise anyone if he went back to the drawing board to go after Sherwin Williams or Medical Mutual? Maybe that isn't realistic -- I don't know how far along he was with design, financing, etc with the original plans.
