  1. This is good advice for a lot of people, especially for those taking a passive approach with their investments. Most people don't understand how much money they lose with high cost funds over their lifetime.

  3. Glad to see BW getting into the downtown student housing game. Larger schools like Kent and Akron have been doing this for a decade.

    What's sad about it? They were last or near last in attendance at this point last year. I see an improvement of 5-6000 people a game during the coldest month of the season.
  6. It's the surface lot and parking garage bounded by Prospect, East 8th, and Euclid. If you want to look it up on a map, look for 798 Euclid Ave.

  9. You both are right. Some industrial uses need a relatively large number of employees. All I was saying is that I hope whatever gets built is more like an Amazon facility with a thousand employees, rather than a storage facility with just two -- a janitor and a security guard.
  10. It wouldn't surprise me if there was interest from multiple users. It's a good location for industrial use. But I hope it doesn't up a huge warehouse with just 15 employees.
  11. Anybody know something about this? It's the vacant land bounded by 77 and Independence pkwy that the city has been expanding with fill dirt the last couple years. I don't think it's the Charter Steel expansion, since I thought that was adjacent to their existing site. A simple search for ETC Commercial Property doesn't bring up anything except for the LLC registration. Hopefully somebody else is savvy enough to use the CPA/laywer who registered the LLC to discover something useful. Calendar No. 17-111: 4800 Ruffini Court ETC Commercial Property LLC, owner, proposes to construct a new 2 story building and parking lot in an A3 General Industry District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances: 1. Section 349.07(a) which states that accessory off-street parking spaces, driveways and maneuvering areas shall be properly graded for drainage so that all water is drained within the lot providing such parking spaces, surface with concrete, asphaltic concrete, asphalt or other surfacing materials. 2. Section 352.10(3)(b) which states that outdoor storage of equipment requires a screen barrier of 75% or more opacity to conceal use and no barrier is proposed. 3. Sections 352.10-352.12 which states that a six foot wide landscaped strip screening parking from the street is required and no screening is proposed.   13. The Crains article from last month said ground breaking, so to speak, is in June. And there seems to be enough confusion above that I won't hold my breath for tomorrow. Btw, anybody know if the building will be steel or ptc?
  14. Agreed. And the entrances along Fairfield should bring some activity to the long side of the building. Thumbs up to the site plan.
  15. It looks pretty good. I like how the pillars evoke the dark brick apartments just west of this building. Also, I wonder how tall it is. Not sure if it's just the scale but it looks short for 4 stories.

  17. 171 apartments over ground floor retail and event space. The pool is supposedly being redone for the renters.
  18. Not sure. According to the GIS, the small parcel next to the above building is owned by West 25th St Lofts LLC, which is the owner of the renovated apartment building on the other side of Church. I don't remember seeing anything proposed for that lot.

  21. I like how it ties into the building with the historic facade. Not a huge fan of the massing, but it could look good finished. Thanks for the pics.
  22. Gilbert didn't give up anything except some charitable contributions that'll likely be a tax deduction for his company. The city is still in the hook for the same amount.

  24. Those townhomes and apartment building are on the north side Freeman ave. Forest City Brewery and the lots X is referring to are on the south side of Freeman.
  25. Yes, it needs to be everywhere. The Clinic has been destroying the existing urban streetscape and replacing it with atrocious crap like this for decades.
