  1. That is indescribably bad.
  2. If KJP's napkin calculations are right, I would think a multitenant building with S-W as the anchor could have 1-1.25 million sq ft of leasable space.
  3. Since the article is already off the main page on cleveland.com, here is the direct link from the above Twitter post and a snippet from the article. http://www.cleveland.com/architecture/index.ssf/2017/04/developer_asks_zoning_board_to.html
  4. One of the comments on the article suggested the NIMBY's were actually landlords that didn't want the competition. I thought that was funny and probably true. The few I've seen were not great for the asking price, to put it nicely.
  5. That is great news. And I love that it was bought by a company that specializes in this kind of redevelopment.
  6. The article links to some renderings that show changes to the exterior. It appears they are adding a couple vertical columns of larger windows. And apartments on the 3rd floor get a private patio on the pedestal. http://www.onelakewood.com/wp-content/uploads/2017/04/LCN-Renovation.pdf
  7. I laughed at the Taco Bell in the list of commercial buildings.
  8. As suspected a couple months ago, K&D is going after tax credits for the residential overhaul. http://www.crainscleveland.com/article/20170402/NEWS/170409985/kd-eyes-preservation-tax-credits-for-terminal-tower-redo
  9. I hope this is a huge success so they start the second phase right after. There is little over a half acre northwest of the tower slated for some other development.
  10. Are the houses your friends and family moved from currently vacant? I assume they sold their homes to somebody else when they left town.
  11. ^ Looking good. So that's about the half the final height.
  12. Yes very interesting conjecture. The JHB parcels total about 45,000 square feet (estimated using Google maps). That certainly makes it large enough for a headquarters building and comparable to the Jacobs lot on Public Square. Though they would be throwing away $11 million in tax credits by demolishing the buildings.
  13. S-W can't catch a break. Regulators in Mexico blocked the merger with Comex (who was later bought by PPG). Now they are getting a lot of grief over Valspar
  14. A couple snippets from the above article:
  15. Local transit projects have their own issues to deal with, like the TIGER grants program getting canned in this same budget proposal.

Street View in the U.S. allows blurring houses as well.
  17. This project still hasn't been approved by BZA -- 4, count 'em, 4 postponements. The entire zoning process is ridiculous http://planning.city.cleveland.oh.us/bza/agenda/2017/crr03-27-2017.pdf Calendar No. 16-269: 2011 West Boulevard Ward 15 Pascal Boutros, owner, proposes to renovate and change use of former school building to a 6 unit apartment in a B1 Two-Family Residential District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances: 1. Section 337.03 which states that a six unit apartment structure is not permitted in a two family residential district, first permitted in a multi-family residential district. 2. Section 359.01(a) which states that substitution of nonconforming use to other than a conforming use requires approval of the Board of Zoning Appeals. Use is not permitted indistinct as cited above, and building is nonconforming due to a lack of a required rear yard 2 | P a g e equal to the height of the building but in no case less than 20 feet per Zoning Code Section 357.08(b)(1).(Filed October 13, 2016- Testimony Taken) FOURTH POSTPONEMENT MADE AT THE REQUEST OF THE COUNCILMAN TO ALLOW FOR TIME FOR A COMMUNITY MEETING. THIRD POSTPONEMENT MADE AT THE REQUEST OF THE BOARD IN ORDER TO ALLOW FOR TIME FOR THE PLANS TO BE REVISED TO SHOW FENCING AND PATIO. SECOND POSTPONEMENT MADE AT THE REQUEST OF THE APPELLANT. FIRST POSTPONEMENT MADE AT THE REQUEST OF THE COUNCILMAN FOR FURTHER REVIEW

Interesting. Does stainless have all the same physical characteristics as regular rebar? I'm wondering if there are any downsides besides cost.
  19. Looks good. Much better than the concept images from a couple months ago.
  20. I kind of hope the neighbors get their wish. Not that I oppose the height or density, just that I prefer the aesthetic of midrise buildings filling the property. It feels more dense and imposing from the street than what would likely be a 3 or 4 story pedestal with a high rise set back 30+ feet from the sidewalk. Either way I hope we hear something about it soon.
  21. Its like showing a concept car with big wheels, tons of chrome, and high tech interior. Then the production car comes out with all the details value engineered out. I hope it's at least still stone and not more awful fiber cement. For reference here was the original rendering.
  22. Cool find. I wonder how old that picture is in the Loopnet listing -- maybe 15+ years based on that Mercury in the driveway. The building looks in noticeably worse shape in Google Streetview from August 2016. Good luck getting the info you need. I'd love to see a crowdsourced rehab of buildings like this and the Scofield mansion.
  23. And none of the changes went through the planning commission and design review.
  24. Remember this when it's time to vote the mayor out of office.
  25. I'm a little late to this I think: The house was constructed last year in Little Italy, designed by Robert Maschke dubbed "Little_BIG". It won a Merit Award from the AIA a couple months ago. I stumbled across this article today from January with tons of pictures. Very impressive detailing. http://www.homedsgn.com/2017/01/28/little-big-house-in-cleveland/ Here are a couple exterior shots. The article has plenty of interior and more more exterior shots. View from the street showing the front house ("Little"): View from the middle, behind the front house, showing the rear house ("BIG"):
