No, you can gloss over it all you want, but the first real development is the garage. The OC has been in some level of discussion for years. The location and timing of the garage is not a coincidence.

The value in the OC will ultimately be decided by the development it spurs. The first of which is a massive parking garage at the terminus at 105th. I think that's also where the future Explorys office building will go. You can consider that a positive, or negative if you wanted them to locate downtown/midtown.

That looks great. Thanks for the updates. For reference here is the historic photo submitted to landmark commission. I wish somebody would restore the facade of the building next door too.

I hate this argument because it tries to paint a binary picture to something that is inherently not binary. Serious question, as somebody that is neither Native American or easily offended: Is Chief Wahoo racist simply because it's a caricature of a Native American? Or is that dependent on the percentage of people offended by it?

^ I agree. Cartoony is a great way to put it. And last but not least, "Chelsea Point" townhomes off Auburn Ave near W. 14th -- 7 units, 4 stories with a single car garage, and a sea of asphalt stretching from Auburn all the way to the townhomes.

An update on the townhomes at the corner of Marquardt and W. 6th. Attached is a rendering and some construction updates. Just a note, they are actually planning 2 more units fronting W. 7th with the same design. In the picture "marquardt4" I marked up with red lines where the 2 additional units will go. All of them use the same shared access driveway. Also in a couple of the pictures you'll see a foundation being built behind the townhomes stretching from W. 7th to 6th. This is an unrelated project. It's a large single family home facing 7th with a garage and upstairs apartment fronting W. 6th.

A group of 4 townhomes were proposed last year for the corner of W. 7th and University Ct right across the street from Starkweather Place. The project has since been named "Skyline 7th". They broke ground last week and started foundation work. Attached is a before picture from Google Streetview showing the empty lot and yellow house that was demolished. The last 3 units of "Starkweather Place" were built over the summer/fall. This is the Sutton development at W. 7th and Starkweather. They are finishing up the interior and landscaping now. The entire site is now built-out, about 12-15 units total. These pictures are from earlier this week.

Was the Woodhill Supply building demolished last year after the fire? It's been a couple years since the Visconsi apartment building was proposed. I don't recall hearing anything since then.

Some final pictures of the Tremont Black townhomes at the corner of W 10th and Fairfield -- 2170 West 10th, if you want to look up the address on Google Maps. Attached is a before picture of the gas station and red brick house that was demolished. They are still doing interior work on most of them, but several of the units are already occupied.

^ That was the plan last I heard. The building with Shaker Cycle and empty parcel behind it changed hands about a year ago. The apartment building at 7th/Jefferson would be 4 stories at the bottom of the hill along 7th and 3 stories at the top. The rendering I saw was contemporary, all masonry -- mostly red brick with tan accents (lintels and garage level for example). The block club recaps in the Tremont newsletter are always interesting. Somebody was asking about the Zion church on West 14th. Last month's newsletter mentioned a presentation from Horton Harper architects with Brickhaus developers -- a full redevelopment play with apartments and condos. Also, again from the newsletter, the Lincoln condo building proposed for Scranton and Kenilworth was delayed apparently due to construction costs. I wasn't surprised when I read that. The for-sale listings were removed from MLS a week or two ago.
