Cleveland: Downtown Office Buildings Updates
It's interesting we now have 3 very large employers downtown looking for different office space -- Sherwin Williams, Medical Mutual, and now Forest City RT. Anybody care to handicap the likely outcome of each?

Cleveland: Public Square Redesign
I agree with the sentiment a green roof would make the Square more photogenic for the inevitable aerial and rooftop pictures being taken. But it's also a high cost item that provides no benefit for the people actually using the Square. That puts it first on the chopping block when it's time to cut costs.

Immature trees need the same attention as anything else you'd plant in your garden. They need to be planted in the right soil-type, pruned, fertilized, and watered until they reach maturity. Combine that with the tough growing environment downtown -- short, cool growing season and lack of sunlight depending on location -- and you get lots of trees that die early.

It sure is a looker. There is a lot of landscaping left to do but that shouldn't be a surprise with the crappy weather.

The county property search shows only the house with the storefront changing hands. Unless the ownership of the other property is contingent on the variances or whatever, it appears the development is just for the one property. That would leave the single family house between this and Scoops still standing.

Interesting thought! I didn't read it that way. I was just guessing on the layout based on the other buildings in the area. If they are requesting variances, it must have gone through the block club.

How about a small-scale mixed use development? Ground floor retail with two apartments above. This is right across the street from Edisons, a couple houses south of Scoops. FYI, there is an empty storefront with a tiny house on that lot now (which would be demo'ed): http://planning.city.cleveland.oh.us/bza/agenda/2016/crr05-09-2016.pdf 2376 Professor Ave. {snip}, owner proposes to erect a three story retail and two dwelling unit building in a C1 General Retail Business District. The owner appeals for relief from section 357.09(b)(2)© of the Cleveland Codified Ordinances which states that an interior side yard equal to one fourth the height of the building is required where a 1 foot 4 inches side yard is proposed (Filed March 31, 2016).

That is disappointing news. Leasing a parking lot to a parking lot operator with no experience doing mixed use development and expecting them to actually build something? It would have been better if the city waited 6 months and put out another RFP.

Does Cleveland have any anti discrimination policy? If the city were serious they'd lobby Kasich for something statewide. Zaremba had plans for similar 3 story townhomes on the other two lots (left and middle lots in the picture). This rendering is from 2014. Isn't there a couple thousand spaces below Tower City and along Canal road. The notion that the area lacks parking is absurd. Besides, the mall sits above the largest transit hub in the state, and the middle of the fastest growing neighborhoods in the region - downtown, Ohio City, and Tremont. Parking was never the reason Tower City failed.

According to a BZA docket from March, a massive single family house. I'd say that is pretty noteworthy considering what the area has looked like in the recent past. There is quite a lot of momentum in the Scranton corridor. http://planning.city.cleveland.oh.us/bza/agenda/2016/crr03-07-2016.pdf
