I expect the replacement to be just as pedestrian unfriendly as the current buildings due to safety requirements. Retail along the sidewalk just doesn't seem likely. Raised first floor, set back from the sidewalk, with bollards.

Timeline aside, who are the likely candidates? Stark and Weston own a bunch of lots here. I bet Stark has his hands full with Crocker and the coming Gateway projects. I remember Millenia was looking to move their headquarters downtown. At the time they said they were looking to own not lease.

Buildings older and in worse shape are frequently remodeled into modern space (office or residential). I don't disagree with your point, but the reward for decades of poor (or no) maintenance should not be a bottomless pit of money. Admittedly I've been in the complex only a couple times, but it seemed no worse than most other buildings of that age. Certainly nothing that warranted a full scale rebuild.

As much as I hate the complex, I can't get behind spending $500 million on new digs when the current building is barely 40 years old. These structures were built to last twice that long.

I made it through page 10 of the 25 page animation before it locked up the browser tab and crashed. Can't believe any self-respecting web developer (or content publishing site) still uses Flash. The number of units went down slightly. It's now 10 townhomes, ranging from $499k for units in the back to $699k for two units in the front with best lake views.

How much does ride cost affect the demographic actually riding? There was a thread recently in the general transit subforum (can't find the thread) that discussed whether the line's goals should be maximum reinvestment or maximum ridership. I wonder what the demographic looks like of those willing to buy higher priced tickets and how will that affect ridership growth.

Cleveland Guardians Discussion
The fact is, you're all right. Loss of population in the city, addition of minor league teams in the suburbs, loss of employment and corporate sponsorship downtown, drop in popularity among inner city youths, and mediocre ownership all add up to crappy attendance. The team is playing well. Hopefully it carries into next year if they can't make the playoffs.

I was thinking the same thing. The spotlights are too visible from that angle, like they aren't focused properly toward the bridge, or they need a reflector to redirect the light.

About the lack of 3 bedroom units -- one fourth of households with 2+ children sounds like a large potential market to me. But if you really wanted a third bedroom in these condos I'm sure they'd build one for you... for a price. Looks like there is plenty of square footage.

From what I remember, they nixed the garage below the hotel when they determined they'd have to drill caissons for the tower footing. They said it became "too expensive" to do both. Here we are over a year later trying to cobble together extra money to make the Huntington garage work. The $18 million renovation is supposed to increase the number of spaces in the garage since the valet section would allow for cramming more cars into tighter spaces (and double parking).
