  1. This project went before the landmark board in March. This is for approval by the planning commission. Doesn't look like the plan changed much (if at all). Happy to see it progressing!
  2. Correct. Not that it matters because the new plan is an order of magnitude better but I did a bit of digging (I was bored). There might not have been a public site plan. I remember the project going to the board of zoning for variances (10/14/2013). Funny enough, one of them still shows up for-sale on Zillow but the images were removed.   3. I wish I could find the original site plan of this project from 18 months ago. It was probably lost in the server crash some time back. The plan showed roughly 10 two-story townhomes with single car garage next to each unit. So the elevation left to right was 2 story (house), 1 story (garage), 2, then 1, etc all attached. The renderings looked like they were done with crayon. The wife and I were looking for a house at the time and asked the listing agent about it. He told me the site plan was so bad they fired the architect and took the entire project back to the drawing board.   4. I agree completely they need to expand their hours. Though I wouldn't go shopping on a day where only half the stands are open. That is the risk you run making days optional. Availability is important. Factors like parking and price are all secondary if the vendors aren't even open. Could they lower the price per sq ft somewhat to cover the cost of being open additional hours?
  5. I can't speak for everybody, but Hudson's lack of experience in a project this size and the comments about their ability to get things done have tempered my enthusiasm. On the bright side, they ponied up a ton of cash to buy the property. Can't service the debt if it's sitting empty. This project needs to get going quickly. Unless of course they plan to be another out-of-state deadbeat landlord that ties up property in years of foreclosure suits.
  6. ^ I was wondering that myself. Are they gunning for the next catalytic project tax credit if the state moves up the next round of awards? Is the first phase contingent on it? Maybe we will see a more comprehensive article from Michelle.

  8. 5 to 10 year wait for phase 2 makes this project a whole lot less interesting. A few of you thought the site plan was mediocre. I thought it was okay as long as they followed up with phase 2 quickly and fully as shown in the full plan. On the bright side maybe we can convince them to leave a path for future extension of the rapid.

  10. Has anybody looked at the appropriations bill in detail? I thumbed through it looking for the language about the tax credits. Nobody in State House is stupid enough to think the tax credits would actually be nixed. Heck, the program was just expanded last year for the catalytic project award ($25 mil). There has to be something ridiculous they don't want people to pay attention to. A diversion. Like asking for the stars when all you wanted was the moon. There was a line item to allow people to claim political contributions as a tax deduction. Nothing else really stood out but I didn't look that carefully.

  12. What tax credits? Didn't the state just expand the historic preservation credits for catalytic projects. Some more info or links would help...
  13. Sushi 86 on Prospect downtown is BYOB. I'm a big fan of that place too.
  14. ^ The article read to me like a case for modernizing our rail system and more TOD, not necessarily "anti-rail". It should be no surprise that the profitable rapid lines are in dense areas with high ridership.
  15. The wife and I went there over the winter and loved what we got. I don't know if they've done a 180 but the place was busy and the food was good.

  17. I still don't get the point of the Shoreway project. I get that it will make the drive more scenic but if we couldn't get funding and full backing of ODOT to convert it to a full access road,what is the point?
  18. Brewnuts donut shop is moving out of their space on Professor Ave to somewhere in Ohio City or Detroit Shoreway. I guess their spot in Tremont was temporary with a storefront grant from Tremont West. Congrats to them on their new permanent space. Sucks they are leaving the neighborhood though.

  23. I don't like that the back of the project is toward Warrensville Center. But overall the project will be great if it's built out completely as shown in the last pic. Just compare it to the massive amount of surface parking on the other side of Warrensville Center, which would potentially become more room for expansion.
