  4. ^ Where would you implement the required permits? I'm guessing the neighborhood politics comes from the shop/restaurant owners that rely heavily on street parking.

  6. Some secure, preferably below grade, parking for residents would make this the perfect project. Otherwise it hits all the right marks -- replaces a huge surface lot, built up to the sidewalk, mixed use, decent design. A little surprised it doesn't have a garage. The last few announced projects all do. An underground garage would make people like nick more comfortable than parking outside. Plus it would leave more space for patrons or allow them to shrink the amount of asphalt.

  9. There is little modern construction in the historic district in Tremont. This would really stand out at that intersection. I like the modern shape. Not a fan of the ribbed metal panels either.
  10. What kind of pedestrian setting will you get when the buildings on the north side are built 30 yards set back from Main Ave? The onramps, and pillars along Main are going to be a serious impediment for new construction adjacent to the bridge. Main could be widened to accommodate more traffic without killing pedestrians.

  14. ^ Wouldn't the gross floor space include the first floor garage? 2100 sqft gross means 700 sqft per floor (3 floors). That works out to roughly 21.5 ft x 33 ft dimensions. The variance request mentions the 21.5 ft frontage. The gas station parcel is about 90x50 ft. You could easily fit 4 townhomes across, fronting Fairfield. Could the smaller units just be condos in the existing brick building? I just skimmed the variance request.

  16. Erie Island Coffee on East 4th is open Sundays. They got decent sandwiches too. Similar to the "artisan" sandwiches at Starbucks but better.

  18. I was absolutely serious about wanting to see the Main Avenue bridge torn down. An at-grade bridge reconnecting Main Ave between the East and West banks of the Flats doesn't sound appealing to you? Or the acres of developable land on the West Bank or Warehouse District that become usable when the bridge supports and right-of-way are removed? That will provide considerably higher aesthetic (and real) value than the view from a highway above the city. Though, I do agree there is something cool about being under the bridges in the Flats. It might not be worth the cost to rebuild this bridge. It's value was also diminishes by the increased capacity of the two new I-90 bridges.

  21. Yes, I'm suggesting the Downtown Cleveland Alliance organizes a good ol'fashion bridge razing. Kind of like a barn-raising, but not. The DCA ambassadors can bring a sledgehammer to work.

    I'll take the pragmatic approach. I want a bright helmet that's as easy to see by the quarterback as possible. That brown one posted by Phil is cool, but no dark colors. Not that it's helped them in the past so who knows.

  25. I'm glad the church will find a new life. That is a pretty sobering reminder of why so many churches have been demolished over the years.
