  1. Everything looks outdated eventually. Personally I just hope for proper massing and urban principles that never go out of style. The actual design is not as important.
  2. While we're offering our anecdotal evidence, I've been to Valley View a bunch of times without any issues whatsoever. It's the closest modern theater to Cleveland so it's my go-to.

    Isn't the lot you're referring to at Frankfort and West 3rd owned by the Jacobs? Ie, the one we keep falling ourselves speculating about a skyscraper?
  4. It's cumulative. A bunch of mostly empty bars still adds up to a lot of people, especially compared to when most of them weren't even there. Besides, some of them do decent lunch business during the week, and are packed on the weekends. Stop by Townhall for lunch this Saturday for example. A bunch of places are packed all day Saturday during college football season since games start at noon.

  6. According to the photos submitted to the planning commission, the floor plates above the podium are 9 feet, except for a couple others like the penthouse level.
  7. For retail that is literally just a few feet from the sidewalk, I'd expect it to be more visible. Removing the brick facade on the sides would help. Or even better, make the storefront flush with the second floor balcony with large opening glass curtains for more seating, like at Townhall on W.25th. edit: Maybe it'll look fine in reality. It was just a thought I had looking at the renderings.
  8. I don't understand why the storefronts are away from the sidewalk. The brick facade and second-floor patio "wall off" the sides of the storefront, making it less visible for people walking by. Looks like bad business to me. Glad this project is moving forward, even if it is ugly.
  9. There are a bunch of reasons why the Music Hall beat out the May Company building. The level of investment already surrounding the May Company is probably the biggest. The area in Over-the-Rhine surrounding the Music Hall has more potential if we're talking "catalytic". I bet the large parking component didn't do it any favors either. Converting internal floors for parking is not exactly worthy of additional tax credits for historic preservation.   12. It's easy to criticize the NIMBY's from afar. Is it better than what's there now? Better for the neighborhood? Yes, and yes. Doesn't mean they can't complain if they don't like it. I live across the street from a handful of aging duplexes. I would love to see them razed and replaced with single family homes more like others on my street. Realistically though, if the site were ever redeveloped it would probably be an apartment building or townhomes similar in scale to the one proposed on Clinton. Not sure how I'd feel about it either.
  13. Yep. Both are along Detroit Ave about a block apart. Glad to see them both getting renovated. Great looking buildings. Here are a couple pics from Google Street View.
  14. The green strips between each window are probably just extruded aluminum panels. Same with the wider strip above the main entrance. I love the overall design, but I'm not a fan of some of the material choices. For example the steel I-beams used for the canopy supports on the Mall (east) side look industrial and don't fit with the contemporary glass design, and definitely sticks out from the classic stone I'd expect for the Mall area. And the non-glass exterior of the pedestal will be pre-cast concrete, like the MedMart next door. I've never seen concrete look anything but cheap. No doubt it'll look great from a distance.

  17. Agreed! There is more to a building and it's affect on the neighborhood than the first floor (or two floors). The parking levels might be very dominant from the street. Pushing the tower away from the Prospect will make just make it worse. It's definitely the best of the bunch. Though I spent 2+ years staring at 515 Euclid from my window across the street. In the evening, the glass facade completely disappears making it look just as bad as every other garage above the first floor. I remember a car alarm going for 4 days non-stop.:)

  19. There was speculation when this thread started the garage would be converted to apartments. Now we have official word that isn't gonna happen. In fact they are adding parking spaces in the basement. Reduced by a couple floors, it would be, what, 350-400 spaces? That's not enough for <300 apartments?
  20. His attitude is definitely in the right place. But I'll withhold excitement until I see actual renderings. The street level presence could be dominated by the huge parking garage, especially on the eastern building (what was it, 10 floors of parking?). We have several parking garages with ground floor retail, and not one of them is anything to write home about.
  21. Pretty sure it was the owner of the building that took it on. Not a major developer. I think the one condo is entire top floor. The rest of the building hasn't been redeveloped, AFAIK.
  22. Anybody know if the replica pieces are actually ceramic? Or something cheaper like painted concrete or polymer? I imagine the tax credits include rules guiding the restoration. Just curious if that includes the materials used. I remember much of the Terminal Tower restoration used fiberglass to replace the crumbling terra cotta, and that restoration included state tax credits.

    Sear 2lbs of chicken breasts. Mix cream of mushroom soup with dry white wine, chicken stock, diced garlic, salt, black pepper, curry powder. Cook over medium heat to a low boil. Add browned chicken breasts to saucepan. Reduce heat to low and cook for another 30 minutes covered.

    RC quadcopters are pretty cool. My older brother is into RC vehicles like this. He loves talking about how the technology has improved since we were kids. Funny enough if the FAA gets its way you'll soon have to spend thousands on an aviation license to fly a commercial quadcopter.
