  1. I suggest keeping up with this thread: http://www.urbanohio.com/forum2/index.php/topic,24830.0.html Murray Hill does a good job every couple months updating the active list. This is from April, which doesn't include the Leader or Standard buildings, or the proposed Stark Enterprises project. Not that it matters, since none of the 3 have definitive start dates or number of units. Also, the Downtown Cleveland Alliance posted the Q2 2014 update which includes a lot of apartment and hotel development that's completed and coming up. http://www.downtowncleveland.com/media/221278/Q2-2014-DCA.pdf

    My understanding is that THC sticks around in fat cells, of which (A) Gordon probably has very little of in the first place, and (B) the low level release might be tied to physical activity. So testing positive could be dependent on bad timing. He could have barely passed most of the other tests. This one could have been immediately after a major workout. The only person that knows the real truth is Gordon himself and probably some of his crew.

  5. Landlords make bad neighbors. Priorities shift when a house becomes a source of profit, not a home. It's not a question of character or poverty or whatever labels you want to put on people. Renters are rougher on their homes and landlords are more willing to put off maintenance and renovations as long as the house is rented and making money. It's what happens when you have less vested interest in the neighborhood. Would you rather live next to renters or owner occupied? I don't doubt the demographics are shifting away from home ownership but the negative stigma hasn't gone away just yet. I don't blame home owners in that area for complaining one bit.

  9. Large volume of renters degrades property values of nearby owner-occupied housing. It's just the way it is. It is the reason why some HOA's limit the percentage of rentals in condo buildings. And why some communities limit the number of apartment complexes in their cities. See the recent blocked apartment project in Solon. It is no wonder the owners are vocal about it. Why would that surprise anybody?

  11. The site plan submitted to the landmark commission showed a building built up to the street with a restaurant and patio on the sidewalk. Then the CC submits this after demolition? I hope the planning commission isn't that stupid to allow this.
  12. The saving grace is that the Euclid entrance is one-way. The exit is out the back alley, so at least you don't have a double-wide garage door at the sidewalk. The only problem is it's right next to the Statler arms garage, so that makes a pretty big curb cut. I like the overall plan. Creative use of space considering the lack of parking and exterior windows. The atrium should make the non-Euclid facing rooms tolerable at least. It looks like they are planning a restaurant on the second (mezzanine) level. Maybe overlooking the atrium? Hard to tell with the small pictures.

  14. For sure property owners will persue residential conversion when construction costs are kept artificially low with subsidies.
  15. The 515 Euclid building in one of the renderings is odd. But this has to be the most unlikely announcement i've heard... well, ever. Maybe it's a sample marketing promo for a company trying to drum up business?
  16. ^ The Breuer family might not approve of a for-profit company using their name in the hotel branding. Though I agree it would be the best name for the rest of us.

    There is zero chance the Cavs include Wiggins in a deal for Kevin Love, unless it involves a contract extension. No team in their right mind would deal a #1 overall pick for a 1 year rental on a player that gets good numbers on a bad team and has a history of injury problems. Besides that, Minnesota has no leverage considering Love is gone after this season. He'll be dealt closer to the trade deadline, if at all.

  19. ^ Nice article. The lack of public involvement during early planning is the biggest problem with this project. They immediately dismissed the clearest and simplest path between 490 and UC. Alternative 1 (Woodland to E105) would have alleviated much of the traffic issues without displacing residents and making new connectivity problems. Why make the streets dead ends? They could just as easily be right-turn only onto the OC. Then people could use designated U-turn intersections around the median.

  21. Developers love tax abatements. They can bake much of the tax savings into the sale price, and into their pocket. It ends up artificially inflating new house prices. Then it becomes hot-potato when the first or second owners try to dump the house a year or two before the abatement ends.
  22. I learned 3 things from that article. 1. Don't be gay. 2. Don't be straight going to gay bars. 3. And don't take public transportation. That sounds about right for the media. Short on facts. Long on irrelevant details aimed to scare people.
  23. Wanting to keep the logo that represents your baseball team doesn't make you a bigot. That is a lazy argument meant to paint the supporters as some sort of villain. There are many shades of gray between the two extremes Hts121 talked about.
  24. The building should have its own integrated parking. Whether that is below grade or floors 2 through whatever, doesn't matter to me. A parking garage on a lot adjacent to Jacob's parcel would be a travesty. A surface lot is a blank slate for future development. Just look at the towers near East 9th that follow the same pattern -- tall building with attached adjacent garage. Nearly every one of them is a deadspot with no chance of being anything else. Just my humble opinion. The area between PS and the WHD deserves better.
