Well technically in 2022, Avery Dennison made NEO their global HQ. Made little to no press, oddly enough, but they list mentor as the HQ now and showed up in this year’s fortune list.

Wow, just saw that, too. That adds another Fortune 500 HQ to the region. Wonder why it’s received zero press? A recent google search has a lot of results that still list Glendale, CA as the HQ… so I’m thinking the move is recent. Their website clearly lists Mentor as the corporate HQ, though.

Concrete structures can typically flip floors in 4-7 days, but there’s substantial shoring that takes place until the concrete is cured to support the structure above it; That is the schedule killer compared to steel. One thing to look out for is how fast the concrete cores rise, because that is a schedule driver for steel structures. I would imagine a week of framing per floor (assuming the cores get a head start of 7-10 floors), but then there’s detailing and the slab on metal deck. No shoring below, so you’ll start to see exterior wall and interior layout happen much sooner than a concrete building.

A building is most definitely not just a building. Please explain to me how they are constructed the same way?I I would assume a courthouse has longer structural spans to accommodate large courtrooms. Longer structural spans mean bigger impact to web depth and/or trusses, further impacting column size and foundations. Large courtrooms mean higher floor-to-floor height, which means means more exterior wall. I could go on and on… i would expect something like SHW to be in the $300/SF-$350/SF range, whereas an urban courthouse I would expect to be in the mid $500/SF upwards of $700/SF (construction costs, not total project). Not triple the cost but being double is not out of the realm of possibility.

I’m talking about normal ACM, not even high-end. But some corrugated falls into that price range as well. We’ve been pricing the same ATAS corrugated metal panel that was done on Church + State, and it’s in the $47/SF range.

They’re drilling caissons. It’s also not uncommon to strip a certain depth of soil for various reasons, including to increase soil bearing capacity or replace unsuitable soils.

Both. Generally, brick veneer is around $20/SF-$30/SF and metal panel is $45/SF+. That’s just the veneer and not the stud backup, insulation or AVB. Especially with the volatility in aluminum products right now… metal panels are skyrocketing.

I disagree with this statement wholeheartedly. The hospitality market and financing for new projects is starting to loosen across the country, and in Cleveland there are many hotels in the planning stages. It’s about creating a destination, not just having another Hampton inn. This should be moved to the hotel thread as to not derail the SHW conversation.
