The cost per square foot is more. It’s all because of density. If you have a 10,000 SF building with 10 regular apartments, it’ll be cheaper than putting 15 micro apartments in the same 10,000 SF. More walls, kitchens, fixtures, doors, etc...

The magic number for these high rise apartments is still in the $215-$235/SF. If it’s micro apartments then it’s $250-$260/SF because of density. That what seems to be getting the proformas to work. For the Mid rise buildings (12 stories or less), the magic number is still around $200/SF.

They have never built a new mid or high-rise. The Charlotte project was an overbuild similar to the Beacon, which is arguably easier to do than coming out of the ground. But to most developers, it’s about the price and not experience. edit - removed tongue-in-cheek comment

Correct. It also hasn’t been awarded to prime subs yet, unless in a design assist capacity of some sort. All subs will be held to diversity goals for the project. That’s standard in the City of Cleveland and Cuyahoga County. The argument is about the main players - should/could Welty and Gilbane partner with a minority contractor as part of the construction management team? Sure. That’s typically done on these large projects so there’s an opportunity for teaching and growth.

Most of the downtown towers above 30 stories have caissons or a combination of caissons/may foundation. Hilton has caissons under the tower.

I can attest to the things on the job sites. It’s not that they just showed up. It’s that people are putting a focus on it. Nonetheless, change has to start somewhere right? agreed. The hospital and the spin-off development will do wonders for that area. It’ll look completely different in 5 years

Yes. And it needs to stop - regardless of left, right or other... humanity needs a morality check. People are people. Turner is taking every action necessary to eliminate this hate and racist acts on job sites. FC Cincinnati stadium and Facebook in Columbus were both shut down last week for similar issues. Job sites across the country have been shut down at times over the past few months. The goal here is twofold - 1) find the perpetrators and 2) educate the workforce on anti-racism and anti-hate. frustrating it has to be like this, but change needs to happen.

Good news is that Bridgeworks will be completely affordable units in a prime location. That’s how development should be... mixed uses and mixed incomes. But I will say that 12-15 stories is exaggerated. 10 stories max.

Metro will have one crane. Should be erected in the next few weeks. Four cranes are - lumen, church+state, metro, and the slow-build drury in Orange.

We are still on schedule. There were some weather days early on, but it’s in good shape. The concrete podium is “slow” work, but once the crane gets on site and the structure starts being erected, it’ll go much quicker.
