  1. First off, the pandemic changed the equation for malls and tenants and the old lease model isn't the only game in play - wirh many on revised lease plans for the last few years. . But, to clarify for Beachwood Place, I know that one or more stores that have also opened at Pinecrest or other locations, but have been encouraged to keep their Beachwood stores open, too, are using this % of sales model to not leave the mall. Those are the retailers I referenced above.
  2. I know some key retailers confirmed as paying no rent, only a % of sales, to keep them there. The way of the 2022 world, not just CLE retail.

One thing that's not been discussed at all is will there be a large central common space in main concourse - with high ceilings, seating areas, and other public space the airport has been lacking - especially in the days of "better get through security early - and wait" that can connect all concourses Those who may have seen Indianapolis's impressive new $1B terminal building, or maybe know the food court areas in places like Seattle, know the large spaces I am talking about. This could even be done now at CLE by building out mutilple stories between B and C where the low ceilinged food court exists. If we just build or revamp concourses and lack that open, impressive, public space to bind it all together, it might be money not well spent.

  5. Mayfield store is far smaller than today's supercenter model, without full grocery line, etc... = outdated by their standards which could also play into this.
  6. Microsoft closed all stores a few years ago, chain-wide, which left large holes in many malls, unfortunately - at a time when mall retail was already challenged. As for Starbucks, at last check (confirmed by app check today), formely busy Starbucks mall locations at Belden Village in Canton and Summit Mall in Fairlawn were still also closed and sitting empty - not just the tiny Beachwood Place location - so it seems keeping mall locations idle, for whatever reason, is somewhat common.
  7. I wouldn't be surprised to see a Saks Off 5th in the next door space in former Granite City/Joseph Beth - since Aurora Farma location recently closed and they are suburban non-outlet center locations in other areas these days. It does appear that space may be leased just not announced.
  8. Ikea was looking at Chagrin Highlands 20+ years ago... Then Warrensville Heights mayor Marcia Fudge pushed legislation to keep (really) big box stores out of the development. (RH will be 45K sf.) In 2018 Ikea cancelled all in the works US full size stores (avg 350K sf), including the planned Cleveland (Garfield Heights) store at Transportation Blvd and 480 - where the overpass and exits were all upgraded to handle the expected traffic - and announced stores in Nashville and Raleigh, among others. The reasoning was to focus on eCommerce business, at which they were falling behind. Ikea may change course, but their current plan is on smaller urban showrooms (as small as 5K sf, up to 30K-100K) - and it's possible Cleveland may get a showroom and/or a delivery center (order online and pickup locally at a warehouse) but Ikea's big store strategy is still idle. CLE/NEO is by far the biggest US metro without an Ikea store... Note: Ikea would already have a store built and running for years at Tiedeman and 480 next to the Plain Dealer building, had an EPA guy in New York state not killed the plan over alleged "wetlands" - causing them to drop plans and regroup at the Garfield Heights site
  9. Interesting. It was announced today that Amazon will close all 68 of their Amazon 4 Star, books, and pop up stores. This would mean that this store and other planned ones now arwn't happening. Hmmm....
  10. The piano store is surely a temporary, space-filler lease situation with a temporary sign that will leave or relocate when a "real" tenant is signed City Works is likely still paying rent. Piano store doesnt need 8,000 sq ft of (seemingly) prime restaurant space... maybe not even 800 sf. Also, 3 Palms pizza restaurant at pinecrest saya "temporarily" closed, but we'll see if this is permanent. They already had reduced hours. Pinecrest will find its mix. It's not there, yet...
  11. New Pinecrest leasing plan below... New stores and restaurants appear to include FP Movement (Free People's new athletic brand), Brilliant Earth (jewelry store chain), The Last Bar ("sushi and Pan Asian" food spot from the owners of the adjacent hot spot The Last Page), Sand Pebbles (" Ohio's Best Asian Cuisine") and a new 4 tenant building on bottom that is definitely not a relocsted Nordstrom store... yet. Oh. And also a "financial Instituion" outlot which, along with the existing, inline Charles Schwab (closed Sat-Sun), should never be allowed to take shopper-dependent first floor retail space like this inline or near retail stores... It 100% kills the vibe and produces little pedestrian traffic ...) This should be leasing 101. The former City Works, empty since 2019, looks like it may be a branch of a restaurant group called Lao Sze Chaun... a disappointing no name restaurant anchor that features "authentic and delicious tasting Chinese cuisine" for a highly visible spot that wreaks of short-sighted leasing desperation from the Pinecrest team - given the 2 other similar new restaurants above and the existing Bibibop "Asian Grill." Where's the Chuy's Mexican Restaurant that was already sniffing around Chagrin Highlands... or the east side Yard House.. or the relocated J Alexander's? Or a new east side Melt, which would take advantage of that space's fantastic patio...? That space needs a big draw.   12. This restaurant's closing is not a surprise... and nearby Mabel's would have sealed its fate otherwise...   14. Mall NOT dying dying but needs a jolt. And needs to keep the anchors happy and healthy. Maggiano's still hurts... they have 50+ restaurants and only 2 have ever closed... Beachwood's being 1 of 2. That space was just 2-3x too big tho real departure reason never stated. By all accounts = successful otherwise.
  15. I recall rumors of now defunct Jacobson's department Store going into either or both Crocker Park or Legacy Village when being developed. Von Maur is another name mentioned at one time (and could be a Nordstrom or Saks filler if one leaves Beachwood). I do not wish department store turnover or moves at Beachwood Place or in Cleveland. Just a hunch.
  16. Exactly.. one store only in the market. Kansas City is the latest Nordstrom market to swap a 200,000+ sf store for a 120,000-140,000 sf store. Indianapolis is another.
  17. This speaks well for Cleveland.. this store was originally in the plan for the Beachwood Place exterior (Richmond Road side) expansion maybe 7-8+ years ago. The restaurants at these new RH Galleries become instant hot spots. Still many major markets without these huge mansions which have been big in the brand's significant growth... with $10K sofas and the like. This leaves the space originally earmarked for this store at Pinecrest, in the parking lot at the west side of center near Shake Shack, for what I believe will be a right sized, 2 floor Nordstrom in the next few years.
  18. Not entirely accurate... Ohio's 2nd "opening" of a Gucci store... Cleveland had one in the 90s.
  19. When people say this is good for the region. Which region? The Columbus region. Unless Ohio government requires investment in Cleveland Dayton, Cincinnati, etc... as part of the deal - it is definitely not good for any other city or region but Columbus.
  20. I'm sure all of us agree this was a tragic situation... But no comment about the gun-possessing criminals who fled the police and murdered the victim in the process? They weren't culpable in this? All they had to do was STOP, as a law abiding citizen should. There is NO excusing them for not doing so. But, if no police chases (and the increased lawlessness that will bring) - How about a mandatory 30 year sentence for fleeing drivers, instead. Seems fair.
  21. From Cleveland, live near Pibecrest where the new location will be. Knowing they were opening nearby, we decided to drop by the Polaris location this past weekend. Fantastic food (Moroccan eggplant meatballs were a huge highlight - one of the best things I've had in memory - as were some craveable salads) and nice atmosphere. Best of all, surprisingly low-priced menu items, all around. Almost cheap, if that's possible. Wish them much luck and can't wait for the opening.

A search of the Ohio business name database the other day, upon seeing this same Eton news, showed "DC Steak Eton LLC" and another similar name registered in August by Doug Petkovic, Michael Symon's long time business partner... ("DC" could be be Derek Clayton... Symon's long time corporate chef...) This could be a Petkovic venture on his own, like Flannery's downtown, but it also could be "Michael Symon Steak" or similar, as was originally on an early leasing plan for Pinecrest. If so, a high profile opening to complement his soon to open Mabel's BBQ 100 yards away at Eton. Either way, a high profile restaurateur involved.
  23. Chuys has been looking and even tentatively announced in Cleveland, opposite the new Pinecrest development,, but hasn't finalized yet. Oh, and IKEA, yes, that hurts. They confirmed they looked in CLE for probably 15-20 years, finally found an announced spot (Brooklyn) shot down by the Army Corps of Engineers maybe 5 years ago ("wetlands"), settled on another spot (Garfield Heights) about 3 years ago - and then cancelled all new US big-store expansion plans about 2 years ago. Tough luck for CLE/Akron/Canton - by far the biggest US metro without an IKEA. Good for Columbus and Cincinnati though .
  24. Yes, Easton experience is definitely more main street/different - while Somerset is more luxury feeling esp on the south side section of mall.

Crocker is on fairly major scale closer to that of Easton (mayne 60-70% the size) - but demographics generally mean that the most exclusive "1st or only store in market" end up at one of the easy side centers like Pinecrest, Legacy Village, Eton or Beachwood Place - while Crocker gets the 2nd store or west side stores location. Crocker also has no department stores. It is a big west side draw and I go about once or twice a month from 45 mins away on the eart side for specific stores or restaurants.
