^ Of course it was pivotal. Their goal is to have the apartment building ready to lease by summertime. It would be a little harder to lease the apartments in the middle of winter with freezing blasts of wind coming off the lake!

Wow, there are some priceless pics in that album! I couldn't stop scrolling threw those and thinking "man I really wish those buildings were still around!" The rotunda still looks like it has a bit of cleaning left to go. I'm also glad that the twin Breuer tower was never built which meant more structures would have been demolished and lost forever.

Downtown Cleveland Apartment Rental Rates
How do these numbers look? Does anyone live at these places and can provide their apartment size and rent for confirmation? All the info I grabbed was for one bedroom units. I'm using this for a school project. Now that I'm thinking about it, it would be cool if I added in the number of units. I'm not sure where I would find that data though.

I manually pulled data last night by looking at various apartments and taking the average size and rental cost. I actually came up with $1.20. I'll post it when I'm home this weekend. Lots of good info, I love this forum!

Downtown Cleveland Apartment Rental Rates
Does anyone know or have a breakdown of the current rental rates per sqft for the various apartment buildings downtown? I'm curious how close we are getting to hitting the magical $2.25-$2.50 per sqft to justify new construction. I know the average rent for the 9 will be about $2.00 but they are also going to have higher overhead to cover.

Are those old car guard rails getting updated in the parking garage? They look so old and ugly! My eyes go right to them whenever I'm walking or driving by.

Yeah, when they tore down that corner in late 2012 it's been a terrible eyesore ever since. That gas station was "remodeled" in 2009, IIRC. At least Enhance Clifton is finally in real progress after years and years of waiting. By fall, there will be a much needed facelift to the streetscape. Fingers crossed on the church repurposing. It seemed that it was beyond the point of economically viable repair. Kudos to the folks who searched for viable options! My only hope is that the church plan doesn't make it easier to let the rest of the site become another strip mall. There seems to be too many factions all working towards something different here. Everyone needs to combine forces. Wow, I'm impressed, they are serious! The PDF says that the neighborhood is concerned about the rezoning and it setting up future commercial developments. How far do these columns go into the ground? I know at the CC hotel the caissons go 200ft deep, but this building will obviously not be anywhere near CC hotel height...

Nice! More pictures the better!! I asked on FB about the construction camera and this was the response: "Thanks for checking in. The construction cam will be released at the completion of Phase II. If any footage becomes available any earlier, we'll be sure to post it." So it doesn't sound like they will have a live camera like they did for phase one :-(
