  1. That would be some welcoming news! The issue of why the public space on top was nixed was due to the expense of building a public elevator shaft. Hopefully they have overcome this issue. Possibly since they are not building a garage they reallocated some of those funds?

  6. It sounds like the biggest hurdle to this project will be working out the land leases with the state and the city and then the city to the developer. Financing will be the next challenge after that.
  7. Moreso like the cement foundation they kept pouring and pouring for the Channel 3 building on Lakeside 15 years ago. The contractor wondered why the cement wasn't filling up. When they investigated further, they discovered a brick basement for a long-gone brewery there. So they kept on pouring more concrete until it finally filled in. In other words, the brewery's basement is now part of Channel 3's foundation. That would have been ironic if it was the location of Rock Bottom brewery :drunk:

  9. FOX 8 stated that the Huron arch is 45ft long, the Euclid arches are 70ft long, and the E14th arch is 90 feet long.
  10. The sign on E14th is MASSIVE! I can't wait to see that one go up. The signs on Euclid are probably going to be even bigger! I think Euclid is wider than E14th? Looking at the Huron sign, it is kind of odd that the wording is also on the sign as you are leaving the area. As I thought about it, it would probably look really bland if there wasn't anything on that side though so this is probably for the better. I really think these signs are awesome and help convey "You are here" in a branding/marketing sense.

  13. I'm guessing those are columns for the apartment building. Does that mean that there will not be an underground parking structure for the residents? Where will it be located?
  14. Thanks, it is important to note, until we have 15k rooms or more in the downtown/CBD hotel, we'll never be in the Major leagues. Another "magical" number needed like the 25k residents for downtown. Does anyone know if there is a standard/typical housing units to hotel room relationship to be considered healthy? Such as, a strong CBD will have 1 hotel room for every 2 housing units. I'm guessing not since the economics of the two are different but just pondering...

  19. They EY building is commanding about $30 sqft, which is the highest in the city. The Hanna building annualized residential rent would be $13.80 sqft.

  21. $1600 for 1,400 sqft = $1.15 per sqft. Rents are so cheap in Cleveland. With occupancy rates so high, why are developers not charging a higher rate?

  23. It was determined a pad wouldn't work. They have to use a deep foundation system, i.e caissons. Then why the heck aren't they adding 10-15 stories of condos on top of this? Here we have a chance for "public" financing to contribute to new market rate construction downtown, and our leaders are dropping the ball! More floors could have been done on a Matt or caissons. 515 garage is on a Matt and has the potential for 17 more floors. Condos were not envisioned at the hotel. I believe the other major reason they are not looking into adding apartments to the tower is because that would mean the hotel would not be up and running by June 2016. Cleveland wants to make a bid for the RNC or DNC. Planning, designing, and construction of the apartments would push out the June 2016 time frame.
  24. I just drove by the Hofbräuhaus site and noticed that there was a construction gate at the driveway, a couple of construction tractors, and a garbage trailer already filled up. I think this is the start of the development activity on the site for the Hofbräuhaus. Also, there were a couple of cherry pickers in front of the theaters tonight. I couldn't really tell what they were doing but they where above the theater awnings.
