Cleveland: Flats East Bank
MILLION DOLLAR VIEW. I was wondering if they were going to turn the FEB webcam back on?? Any chance this pic is from a new webcam or if anyone knows if they're will be one for this phase of construction?? I don't believe this is the webcam. I did ask their FB page about the webcam last week and they responded that there will be another webcam available for phase II

Here is the video for spotlight for phase 2. Didn't really shed any new light on anything but it did confirm the Toby Keith bar, which a few people were wondering about. http://www.wkyc.com/story/news/local/2014/02/13/flats-resurgence--what-to-expect-of-phase-ii/5393829/

From their FB page: "Over the next two days, we'll be sharing great info about all of the new and upcoming things going on in the Flats East Bank with WKYC Channel 3 News. Be sure to catch us live tomorrow morning from 5AM-7AM and again on 2/13 at the same time!" There is another a cool rendering of the front of the apartment building, which I don't think has been posted before. Appears to have ground level retail.

"The Government National Mortgage Association (GNMA) bonds that will fund the project were priced last week at a 4.15% interest rate and a 40-year lifetime, numbers that would warm the heart of any real estate developer. GNMA is an agency of HUD." Is this really a 40 year loan?

I cannot wait for this "This granite wall jutting into Cleveland's skyline rises from the base of the Azure rooftop bar. This wall will be used to project laser light shows and movies more than 150 feet above the street."! On the 9 website they had mentioned how they were going to put in 3D projectors. This is going to be insane!!

Cleveland: Detroit-Shoreway / Gordon Square Arts District: Development News
I love living in Tremont but the views from the upper floors of that building would be reasons I'd consider moving. "Some walls are two feet thick." Does this building include a bomb shelter?!? The building would make an amazing apartment but I wonder if it would cost considerably more to turn it into an apartment building than other redevelopments. A lot of windows would need to but cut out of the brick and installed. I thought I've heard that those such window installations are pretty pricey. Does anyone on here know? Also, wasn't there talk on here or maybe one of Michelle's articles about how the owner of the Westinghouse building has floated around the idea of selling the building but was holding out for "the right time"? Now that the area around this property is being redeveloped it definitely has increased its value. The building doesn't even have a listed price so it sounds like the owner is feeling out what he can get now.

Prospect: I really hoping these buildings don't get torn down. Prospect is actually one of my favorite streets to travel down and seems like it has a lot more untapped potential. May Garage: Is this transaction going to affect the potential sale and conversion of this building into apartments? I wonder if this is a speculative move to profit off of the potential apartment development. Stanley lot: I'm really curious to see what/if anything will be done on this lot. It is such a small parcel which doesn't leave many options. Does the casino have plans to incorporate this space into their garage? Has anyone heard of potential uses with this site?

^I'm not at all bothered by this building's height. It's a good size and, really, bonus office space in an off-beat location (for new class-A office development) based on the success of the E-Y tower… which IS a substantially tall office building. I gotcha. It just looks like something that would be at chagrin highlands, not downtown. But it is what it is I presume. I'm sure the building design was kept low to preserve the views for the EY tower.

I don't think I saw any renderings of the office building until that video. I took a screen grab but do not know how to insert pictures to a post.... :wtf: Any way, it is a long and narrow five story building which looks like it was taken out of Beachwood and inserted on the sloping landscape. Not terrible though.

Wow, those pictures are amazing! I really wish some of those buildings would have survived to the present. Thank you for putting this together!

I really hope they have some cool LED lights planned for the top! A few pages/months back someone had posted a picture of the red light. I think LED lighting really modernizes the skyline and the feel of the city from Terminal Tower, to the EY Tower, the Bingahm lighting, and even "SPACES" on top of the Spaces building in the west bank of the flats. The lighting on the court house looks lacking though. I really wish the bridge lighting project would come back too.

Does anyone know how much per sqft will be charged for the apartments? $2.25 per sqft is the magical number needed to justify new construction so how are they pulling this off?

I've heard that too. I don't understand why it isn't always open. We technically already have a bridge from the mall to the other side of the highway.

I truly asked the question out of curiosity, maybe people think that since we have the 3 tallest office buildings in the state we should have the tallest hotel, and residential tower etc. I think we also now have the lowest convention center. An impressive 27ft tall! Or possibly zero feet tall, depending on how you look at it...

Cleveland: Downtown: Playhouse Square Development and News
I drove by the site this evening and was expecting to see some construction equipment. The lot was full of cars for a play. I just watched the channel 3 video and it wasn't a "golden shovel" ground breaking ceremony but a "beer toast" ground breaking. So when will construction actually begin? Is it going to be like the Cleveland Institute of Art ground breaking that was months ago but really hasn't started yet either...?

Cleveland: Downtown: Hilton Cleveland
I'm not initially impressed with the design and I think I'm more disappointed about this: "Alas, there will be no rooftop bar and restaurant. Bullock and Neal said that providing the dedicated elevator shaft to serve those public spaces would have gobbled up floor space that could otherwise be used for revenue-generating rooms. Instead, on the hotel’s 25th floor, they’ve designed a two-level, multi-purpose space with a north-facing outdoor terrace, both of which could be rented for weddings, receptions or other events." Available to the public, if you rent it out...
