I was reading some of the original posts on this thread and yikes! I forgot that this project was $121M and only has an annual energy savings of ~$600K per year. Makes me want to :drunk: :drunk:.... It's true that if the federal money wasn't spent here then it would have been budgeted to another region but that's besides the point. The tax payers get stuck with the bill either way. Does the government ever perform a simple cost-benefit analysis? Ugh.... sorry to ramble but had to get out the frustration.

From Litt's article: "Pace said he sees the waterfront as a mixed-use neighborhood wedged around FirstEnergy Stadium and the Science Center. He sees strong possibilities for 1,000 apartments, offices, retail stores and even a K-8 school and early childhood center. He believes that carefully designed buildings and landscaping could mitigate the harsh winter weather on the shoreline. A public boardwalk with a minimum width of 40 feet would ensure public access to the water's edge." I'm not sure if that means that Pace is planning on having a 40 foot boardwalk or if Litt is suggesting it.

Cleveland: Downtown Office Buildings Updates
This weeks Crains issue had a list of the largest buildings in Cleveland by rentable sq ft, on pg 22-23. The Celebreeze Federal Building was listed as the largest building in Cleveland with a rentable area of 1,462,628 sq ft and is 100% leased. Can that be correct? The second largest building was Key Tower listed with a rentable area of 1,442,000 sq ft, 216,307 sq ft available, and 96.4% leased. How is the building 96.4% leased but it has 216K sq ft available? Am I missing something here? The Huntington building is listed as 71.2% leased and the Tower at Eriview is 69.1% leased. Empty enough for apartment conversions?

That is a very interesting article, good find! You can almost remove the dates and switch around a few names and be fooled that it is a recent article. The office market shifting to new updated buildings, the city not being dead after work, the life that is in playhouse square, millions of dollars of public investment, and even Trammell Crow was mentioned! Very ironic. I have been recently pondering the idea of market cycles and wondering if the residential resurgence downtown is a generational thing and if it will reverse once again toward the suburbs. All things do come and go in cycles so it may be a matter of time but lets hope that we continue the momentum downtown!!!

Wow, this is great news! It sounds like this might have some hurdles to clear, in particularly financing. I'm torn but if I had to pick either this project or the May Company building I think I would have to choose the May Company. But E9th and Euclid is taking a complete 180 from where it was just two years ago! Very exciting! :clap: :clap: :clap: I change my mind, Huntington Building!!

Advice for Buying a Cleveland Double!
I've had an owner occupied double in Lakewood for over three years now. I bought it as a short sale and had to put a lot of work into it. Since it is a rental and a personal residence only half of what you spend on improvements can be deducted for tax purposes. For instance, I had a garage built for the property and only half of the cost can be used for depreciation. If the improvements are solely for the rental unit then you can deduct the full amount. Doubles usually have separate electric services but the water is not. This means you will have to pay for your tenants water, which averages about $70/month for the property, and then deduct it as an expense for taxes. If you plan to make upgrades with the electrical system you may run into problems. I'm renovating my kitchen right now (which is on the second floor and makes thinks 10x as hard!) and updating a lot of the wiring. It is a rats nest of wires in the basement. Tracing the wires and trying to figure out which go to my unit vs. my tenants is a pain. I've even found that in some cases someone wired both units off the same line... Tenants will also tend to respect the property more if they know that their landlord is living in the same building. Also, if your tenant needs something fixed you are already at the property so it makes it easy as well. The other problem that I have is trying to determine how much I really want to spend on the property. Yes, it is my personal residence and I want to make it really nice. However, I know I will not live there forever and I will eventually turn the whole property into a rental.

The graphic above is a massing, not a rendering. He'll use that to attract tenants (probably some anchor retailers), then draw up some conceptual renderings to secure the financing. And if he gets the financing, then we'll see some meaningful renderings. A lot of this is dependent on how fast The 9 fills up and at what rents. If Stark's project comes together quickly, then that will be a strong affirmation that downtown has turned another corner. From my research of looking for places....The 9 seems to be over 50% leased already. 69% to be exact. I received an email Friday stating "The 9 in downtown Cleveland is now officially 75% leased!" - Cleveland: Downtown: nuCLEus
