  2. Uptown Rentals is continuing it's push into Mt Auburn - just closed on a 20+ unit apartment building at 255 Mcgregor and 2 adjacent vacant parcels. Will be interesting to see if they rehab it like the one they are doing on Auburn Ave, or just tear down to build a new development.

  5. Frankly, "Over-the-Rhine can do whatever they want as long as they leave us alone" is a terrible attitude to have. Pendleton is not some remote neighborhood; it is an urban neighborhood adjacent to the Central Business District. There is going to be evolution and change in Pendleton. This parking garage under Cutter Playground is even less intrusive than the parking deck that had previously been proposed, and is probably the best possible solution for adding parking to the neighborhood in a non-intrusive way. The email sent out to the neighborhood stated that the presentation (1.5 weeks before this input session) was stopped and asked to be resumed at the August meeting. The reasoning was the they wanted to wait until full plan was available and Core redevelopment as well as city planning officials could join. I agree it was very short notice, but they should have had at least some conversation at this meeting instead of completely shelving the agenda item. Any changes to the neighborhood have always been HIGHLY scrutinized by long time Pendleton residents. Some times it is a good thing, but other times it is highly obstructive. This was also seen with the SCPA redevelopment - young residents want to move things forward and eventually end up in shouting matches either in meetings or email to try to get things to finally move forward and benefit the neighborhood. It got so frustrating that I rarely wanted to attend meetings. Then I moved out of state (but rented my property) and it became too tough to give input on items anyhow. In summary every positive development in Pendleton seems to be one step forward two steps back until newer residents band together to speak up and overcome the long time nitpickers of the neighborhood.

  8. I don't think part of the garage is staying up - I think the Enquirer just worded it's article poorly. From the business courier: "If the city does not build the new garage within two years, the city will ensure that 120 spaces are available at all times for transient parkers via a combination of locations and ask council to pass an ordinance allowing the developer an exemption from the city’s parking requirements." This likely means the Broadway garage across the street and surface parking somewhere.
  9. Aiming for 150ish units 650-1500 sq ft efficiency/1&2bdrms with rent around $1 psf. Filing for a tax abatement with the city to fund building a 2 tier parking structure with an entrance from Sycamore on the bottom and Broadway or 13th to the top (no ramps to keep cost down). This plan also requires selling the remaining ~1.9 acres of green space to city/park board for appraisal value of $560k. There was contention on # of spots - currently would be 205, but would be willing to reduce with code variance agreement by city. If tax abatement and sale of green space do not occur there would be a surface lot and ~1.2 acres of green space remaining. Amenities include rooftop deck, patio, full gym (no pools), bike storage, meeting rooms. Current gym will be divided into 2 level lofts. Theater will be sectioned off to try for an agreement for lease (currently talking to Shakespeare company), but would be divided into apartments if no agreement. Library will be one unit with bookshelves left intact. Motion was made to vote for support letter, but then the typical 4 or 5 individuals always slowing progress motioned to table the vote. Vote will now be next month.

Couldn't agree with you more - it would be nice if an agreement to build a garage on one of the many parking lots, including the privately owned Levine lots, but there is just too much money to be made off of them for the owner to even consider a sale that would be for a feasible dollar amount. The city definitely doesn't have money for a garage across the street - they are stretching to even redo the seventh st garage. Unfortunately several property owners are seemingly against any use of the green space for parking. It gets maddening arguing with them at meetings - I know the owner of CORE has had his fill and wants to move, but has to compromise in order to get community support for the zoning change.
  12. I haven't seen any articles yet - I live right behind it and follow progress through neighborhood meetings. They will be presenting their plan tonight in our meeting. They already have put stakes in the ground on the green space to show how much of it they plan to use for a 2 level parking system off of Sycamore (the developer refuses to have residents walk across the street from the city lot already there). The hotel developer had until January or February to come up with the money to purchase, but did not. CORE decided not to give him anymore time - I believe this is why the AC Hotel in Liberty Township was announced.

  15. The same real estate agent that developed the $400k+ row condos on Boal St owns most all of the land at this end of Mulberry. Guessing we'll see a similar development here soon with demand continuing. Edit: Further digging - he also owns most of Seitz St right above on the same end. This could be a huge development. 306 Mulberry St recently went on the market a week ago and is already pending sale.   19. Looks like 116 W Third St downtown is prepping for demo. Not sure how that works with the attached buildings, but it is fenced off and windows were removed today. Another historic building that could keep downtown unique biting the dust :-( Same ownership on 108 and 112, so I'm sure those will be applied for soon as well. No loss on 112, but 108 looks decent.
  20. I don't disagree with you there - I just hope that if it does go down that path that at least some renovation is done and the building doesn't just continue to rot until they can justify tearing it down to add to their adjacent parking lot.
  21. Has anybody heard news on the fate of this building? I noticed they removed the old metal awning out front last week, so I checked the auditor page/cagis (716 Main St). Turns out the property has changed hands to the terrible owners of many downtown parking lots, which they refuse to allow development on. Looks like they have a permit to repair the boiler. Hopefully it's not turning back into what it was a few years ago.
  22. Still there. The sunflowers didn't do as well this year, but the community garden was well used. It likely won't be a vacant lot by the end of next year - plans have been in the works for some time.

No change has been made for these 1119-1123 Main buildings on the Hamilton county auditor site though.

  25. Last I heard the building was purchased by the Stough Group (owners of the Hanke) at foreclosure auction a couple months ago, but that may have just been a false rumor. I believe the building is in pretty bad shape partially due to a large flood from broken pipes in the early 2000's. If it comes down I am sure it would be in their interest to build something new right in front of a streetcar stop.
