Cleveland: Downtown Office Buildings Updates
^ Great analysis, I hope this all happens. A Huntington Building conversion and the subsequent reduction of 1.3 million sq ft would be huge.

Visualizing Cleveland's future without 'rust-colored' glasses: Richey Piiparinen "Not exactly. Greater Cleveland's per-capita income, $44,775, is far ahead of both Phoenix, $38,006, and Tampa, $40,862. The gap between the metros is growing. Greater Cleveland's per-capita income grew by 37 percent from 2002 to 2012, compared to 27 percent and 33 percent for Phoenix and Tampa, respectively." "Also, while the metro's overall population declined, the workforce is more educated. From 2000 to 2012, Greater Cleveland gained one college-educated resident for every undereducated resident lost. The metro added 40,000 people with college degrees from 2006 to 2012, with 41 percent of those gains coming from the 25- to 34-year-old age group." http://www.cleveland.com/opinion/index.ssf/2014/06/cleveland_is_dying_visualizing.html#incart_river_default In Cleveland, Income Growth Without Population Growth "Not only has the per-capita income gone up in Cleveland as the population has declined, it is growing at a faster rate than in Columbus where the population is on the upswing. You can read our full investigation into this matter here. For those who think the Cuyahoga River fire was put out last year (instead of in 1969), you might reasonably argue that the drop in population is juicing Cleveland’s per-capita income. To some extent, you’d be right. But one could also consider total income, the other part of the per-capita income ratio. From 2003-12, the metro’s total personal income increased by about $20 million. That’s not bad for a dying city." "I’d say the same thing about population. It’s a good number for 1950s economies, a fine measure of manufacturing’s dominance. Manufacturing isn’t dominant anymore. Neither is population growth. Today, fewer people are needed to produce more goods. The old numbers are out of touch with the economic transformation." http://www.psmag.com/navigation/business-economics/cleveland-income-growth-without-population-growth-80510/

Cleveland Area TOD Discussion
Looking at a map, I can kind of picture where Doan Creek runs underground. It appears the proposed apartment tower on the current Children's Museum space seems to be close to the underground waterway. Does anyone know if this is going to have an effect on the engineering of this project?

Cleveland, a City Repurposed "If there had to be a slogan to describe Cleveland as it is today, “what’s old is new again” would undoubtedly be it. In the last few years, locals and businesses in this Midwest metropolis have been repurposing historic buildings from its heyday in the late 19th and early 20th centuries and turning them into restaurants, stores and draws for both residents and tourists. Many of these structures had sat empty for a decade or more before restoration efforts began infusing a vibrancy into this once-somewhat-downtrodden city." http://www.nytimes.com/2014/06/29/travel/cleveland-a-city-repurposed.html?_r=2#

^ The legislation was literally written by Cleveland developers and a Republican State Rep. from Canton. Cleveland better take the first round.

Cleveland: Public Square Redesign
^I agree 100% that that is a legitimate goal. I am just wondering what elements of the proposed redesign are meant to exclude the poor, as AmrapinVA seems to assert without substantiation.

Cleveland: Public Square Redesign
Sorry, but this is nonsense. The designs, although not final, are public - have you looked at them?. What about the designs keep the poorest part of the public out of the park? Can you point them out? You allude to the subtle tactics to keep the poor people out of public space: what are they and do you know of any being applied here? Furthermore, the successful practices that made it the successful park space it was was a focus on open space and transit. Both of these are being preserved and the total publicly available open space is even being expanded. Can you show me where the new concept deviates from the fundamental interests the park has always served? What about the plan will turn this into a luxury condo "lifestyle center" and not a public park? What is a "lifestyle center?"

Cleveland: Public Square Redesign
So, who saw/live streamed the presentation at the City Club earlier tonight? What did you think? I thought the comment from the woman from S&S monument group was downright odd and borderline aggressive. She defensively told everyone that the southeast quadrant was owned by Cuyahoga County and that the designers "couldn't come in and just move the monument." (something to that effect) As if that was even on the table? I think James Corner's group has done a great job highlighting and even paying homage to the monument in their plans. I don't think alternations, even superficial ones, have been proposed to the S&S monument. She seemed to be gearing up for some kind of turf war over land ownership - I hope this process does not devolve into that.

Cleveland: Public Square Redesign
I've never experienced that (don't even think about it) but I can understand how someone can feel that way. Unfortunately, my girlfriend and her friends will confirm this 100x times over. They have clearly said that walking through PS is not a friendly (perhaps overly friendly) experience for them and they avoid it.

Cleveland: Suburban Crime & Safety Discussion
Sorry I'm dwelling on the macabre this morning.... Two shot after group crashes University Heights house party "UNIVERSITY HEIGHTS, Ohio — Two teenagers suffered gunshots wounds Friday after a group of people crashed a house party, police said. Someone shot a 19-year-old man from Cleveland Heights and another 19-year-old from Beachwood in the stomach and chest, University Heights Police Chief Steven Hammett said" http://www.cleveland.com/metro/index.ssf/2014/06/two_shot_after_group_crashes_u.html#incart_river_default This is disturbing considering I grew up around this general area and crashed plenty of house parties in Beachwood, Cleveland Heights, University Heights, etc only a couple of years ago. The possibility that someone would have ended up shot at the end of the night would have been totally unfathomable. This is a nice, desirable area. This kind of gun violence here is mind blowing.

Shooting deaths in Cuyahoga County number 52 through May (interactive map) "And there has been at least one shooting death in more than a third of the villages and cities in Cuyahoga County. Cleveland, however, accounted for half - 26, with 21 of those being homicides. In the suburbs, there were 13 homicides and 13 suicides." http://www.cleveland.com/datacentral/index.ssf/2014/06/shooting_deaths_in_cuyahoga_co_2.html#incart_river

Cleveland-Akron: Bicycling Developments and News
Very sad - William McNulty (Sam McNulty's brother) was hit while riding his bike recently and is now hospitalized. This is circulating around facebook: "Ohio City pals, keep your eyes open for a maroon Toyota Corolla with damage to the front hood. William is pretty banged up but luckily was wearing his helmet and will be fine. Some good samaritans found him in the tree lawn at 32nd and Bridge. The car, of course, drove away. This is why I rarely ride my bike " The original post is at this page: https://www.facebook.com/becca.ritterspach?fref=ts

Unfortunately, Cleveland stands at 50 homicides so far this year. From Zack Reed's twitter: Zack Reed @zachreed12 With the 3 #homicides which occurred this weekend the .@CityofCleveland now stands at 50 homicides for 2014. Welcome to summer #Cleveland Ironically, his ward is one of the bloodiest.

Cleveland: Crime & Safety Discussion
I can't help but throw in my shameless speculation. Anyone who has been downtown the past couple of days knows that downtown has been crawling with visiting Detroit fans. In fact, it seemed like there were more Tigers fans on the streets than Indians fans at times. Could this be the work of some hyped up out-of-towners energized after their win? I just have such a hard time imagining my Cleveland brethren desecrating such a monument. Note: I happen to like Detroit (the city) a lot and this is baseless speculation.

Cleveland: Public Square Redesign
How is the reconstruction of public square is gentrification?! How can the reconstruction of a public park, that will remain a public park, be considered gentrification? The motivations of the group plan commission are to create a nicer, cleaner, and better managed public park with the potential to attract more private investment. If you are worried that this will drive those with lesser means away...should we keep the park the underused, fragmented, crappy space that it is now? Also, how is building a luxury condo building on the most expensive piece of real estate in Cleveland that is now a parking lot gentrification? Who is it displacing? Cars? This gentrification hand-wringing is out of control.

^ Good perspective. Now that I think about it, there are very few American cities with unobstructed northern shorelines. This is a unique issue.

Suburban Sprawl News & Discussion
I was going to say the same thing. The high % of development happening within Columbus City proper could easily (and likely) mean greenfield development all the same. There is a lot of suburban/rural land within their city boundaries.

Cleveland: Little Italy: Development and News
Whoa buddy. I am definitely not digging what looks like street side parking on Mayfield. Also, $30 a square foot triple net is freaking high for Cleveland. Class A in downtown usually hovers a bit above $21 a square foot. If this project is real and gets financed it tells us a lot about how far this market has come. The fact that a lender will underwrite a loan on a spec office building charging such high rents in a Cleveland neighborhood (albeit LI/UC) shows that banks are starting to take Cleveland more seriously. "Brochure" with more detailed info on the project, including a side elevation: http://www.terrycoyne.com/uploads_pdf/COYNE%20REALTY%20LLC_Italy%20Office%20DevelopmentLittle_20101108(8526)%20-%20pdf_postcard1.pdf
