  1. ^ I agree. I don't mean to come across as a pessimist - I love Ohio City and think it's resurgence is here to stay.

  3. Think about how fast it would be growing if these things didn't happen - you would have the best urban neighborhood between New York and Chicago, easily.
  4. Behhhhhhhhhh - I have to disagree with the "they will tend to create utilitarian, single-use developments. They are cheap to build and easier to manage." part. Retail space rents for multiples more than residential space per square foot and having a commercial tenant lease can be a cash cow for the developer. That argument may work in low density areas where land uses can't easily coexist (single family homes) but not in the city. Just about every building in the City is built with ground floor retail for exactly that reason - it made financial sense. Mixed use buildings weren't created for a civic purpose, they were products of dudes trying to make money from real estate. As to you're second point I don't have to go further than the empty ground floor in the 668 building, the BF Keith, the old Cousin's Cigar store and even the Langston (if I'm not mistaken). All new/renovated space and all empty. Once again, I would LOVE to have something in every storefront but love doesn't change numbers (I've tried). I guess it would be a compelling reason to make Clayco build ground floor retail in hopes that it would lower the build out costs once the market comes to support more retail. In fact, I like that logic the more I think about it.
  5. Doesn't the market determine whether there can be ground floor retail? I am all for street level store fronts but merely building them doesn't put tenants in. By the looks of it, this is not Clayco's first look at a spreadsheet. If we still have vacancies along Euclid, why would we build more space we can't fill? When more people move downtown it will become profitable to build out a storefront...and so they will. These guys are developers - they exist to make money.

  8. This may be a silly question but we keep on hearing how the downtown market cannot yet support the cost of new construction. Yet this project and even the Mariner's Watch project on Detroit are completely privately financed projects complete with garages and other big ticket stuff (pool on the roof of the campus district project). So....is this noise about the Cleveland market being too depressed to support new construction incorrect/overblown?

  10. ^ Sorry to hear about that. I'm at the W. 117th station pretty often, mostly at night, and haven't ever really thought twice about safety. I guess I was just shocked that that would happen - especially inside.

  12. RTA needs to implement or improve their customer service training. The employees at Tower City are never that friendly. Their drivers aren't that great either. They do have a great driver on the Red Line during the evening though. Never got his name or id but sounds like an older guy who is great on the PA system. It kills me but I have to agree with this. I ride RTA often and am frequently disturbed by the lack of unprofessionalism and downright rudeness of some employees.
  13. Whoa there everyone - I walk by that building everyday and frequently see workers on the scaffolding. If you look closely they have been placing what looks like cinderblock in the holes where the brick has been damaged to establish a new base. I assume the recast architectural details will be attached to this new base. It should be noted that since the weather has turned worse in the past 2 weeks I have seen less work being done outside. Prior to that there was pretty consistent activity albeit with modest physical proof.

  17. My friend at work is a black woman who lives in the Buckeye-Shaker neighborhood and sends her kids to Holy Rosary School in LI. She has only said good things about her experience with the neighborhood.

  20. I know this is not the right thread but...does anyone have any news of Cleveland's Villa Hispana/Little Puerto Rico? I've spoken to a few people who were tangentially related to the project and no one could definitively say it was moving forward. I think it was said to be centered at W. 25th & Clark. (Note: I looked for an existing thread on this but couldn't find it - not to say it doesn't exist)

  23. The median on Euclid :-D. I see people taking their dogs to poo/pee on there everyday. Hey - I guess that's what you get when you don't have a dog park.
  24. OK, so why put it there? Why not take it back to the equipment provider's storage yard. Unless the demo contractor has a new job and is waiting for a demo permit that it hoped would come sooner.... I've thought the same thing. I hope we find out soon.
