  1. I did a quick search but I haven't seen this one mentioned before: 221-235 W. 12th St, corner of 12th/Central, the Strietmann Bakery Building, 88,000 square feet, to be developed by Grandin Properties. This building is a monster. It is currently listed on the Auditor's website as being owned by CW REALTY INVESTMENTS LLC, however there is a resolution before council to support Grandin's efforts to obtain Historic Preservation Tax Credits, so I'm assuming it has been sold or will be closing soon.
  2. The most intriguing part about this project is the potential land swap with the Hamilton County Park Board for the strip of land south of the building that runs between Gilbert and I-71. Neyer is proposing potentially constructing multiple buildings and green space on that stretch.
  3. North of Liberty action: 3CDC just closed on 1709 Vine St. Looks like a nice big project. I know they've also been doing a lot of stabilization work on 1724 Vine St.
  4. Not to mention new Bike Share stations at Cincinnati State and Hoffner Park. The bike lane will get more use than ever this summer.
  5. Gotta start beating those negativity drums again with Seelbach's effort to focus on Phase 1b ramping up.
  6. They're going to invest $11M to rehab the building. Absolutely nothing to scoff at and good for them for stepping up. I'm excited to see the steeples restored and for the businesses in that corridor to benefit from the increased activity. Heck, perhaps this will be the push needed to speed up the development of the Calhoun-Vine-McMillan corner.

  8. I think this is an appropriate response: "Whoa, if true." While I liked the idea of this becoming a boutique hotel its hard to argue with any entity (even if it is a mega church) that is willing to step up and preserve the building including restoring the steeples. Sad to say I watched them burn down from my front stoop.
  9. That is good news. I wonder what other projects are combined in? Model Group's project is about $19 million overall, since they hauled in a few more buildings recently. That's a lot of dough for a small area. It also mentions 38,000 sqft of commercial space included in the Ziegler Park renovation. That's a lot of space! Gotta be infilling the lots by Peaslee Center to get that.
  11. While that's partly true I think it is more circumstances and perception. These are all upcoming projects: 3CDC in OTR = 15th and Race (yes, downsized), Mercer III (also downsized), Memorial Hall, Music Hall, Taft's Ale House, YMCA, Ziegler Park, Globe Building, and North of Liberty PDA (not developer but overseer). 3CDC in CBD = 4th and Race, 8th and Sycamore
  12. 1207 Elm, next to the church-to-be-event space across from Washington Park just sold to Mark Greene Construction LLC for $316,500. 3 story building. Probably for residential conversion?
  13. I'm not 100% sure but I don't think the upper floors of Japp's / The Drinkery are occupied by either residential or office. The Hanke Exchange buildings are still searching for some upper floor office tenants I think. The New York Dry Cleaners building (1214 Main St) is completely unoccupied, though construction has been ongoing in the commercial space for quite some time with what is rumored to be a convenience store. Both 1200 and 1208 Main St are currently unoccupied but Urban Sites recently won tax credits and will be starting construction soon to build out apartments in the upper floors and commercial on the first floor. The old Circle A market building (1304) is also completely unoccupied and has orders from the city to bring it up to code. This is the same owner as the New York Dry Cleaner building, Fady Issac. The upper floors of the H&A market (1329) are unoccupied. 1426, 1428 and 1430 (The Northern Row) are unoccupied but are currently being converted into single family homes and should hit the market this quarter. I believe everything else either has residential or office space.

  15. 1735 Elm St just sold to a 1735 Elm LLC (incorporated by Patrick Muck, a vascular surgeon) for $280,000. 4,500 sqft, 3 stories.
  16. Both were approved by Planning Commission this morning. 1610 Pleasant is one of the City owned properties under the 3CDC preferred developer agreement. Part of the planned selling of many city owned properties north of liberty.

  18. These properties sold to Custom Carving LLC, incorporated by a Luke Bennett, for $251,000. Custom Carving LLC also owns and is renovating 4250 Fergus and 1436 AP Jones in Northside.

On the agenda for the Planning Commission tomorrow: "A zoning change from residential-mixed and commercial community mixed to Planned Development District at 3001-3025 Woodburn Avenue, 1520-1530 Lincoln Avenue, and 1521-1523 Gilpin Avenue in Evanston for a 96-unit apartment development by Towne Development Group" This is the block on Woodburn across Lincoln Ave from their other apartment development.

  25. This is from a University of Cincinnati sports message board but I found it very interesting. The context is that Santa Ono and Mike Bohn (athletic director) were recently in Dayton to meet with alumni and promote the university and athletics (and fund raise).
