Cincinnati: Random Development and News
brian korte replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionHere's an interesting set of transactions: Central OTR LLC, a subsidiary of Riverwalk Cincinnati LLC, owned by Robert Little Sr who started Urban Equity Partners, just purchased 1515 Central, 308 15th, and 1432 Providence. These three parcels are all vacant industrial land. Riverwalk LLC and Urban Equity Partners, in 2002, "completed first phase of mixed-use residential retail developed by UEP on the Ohio River adjacent to downtown Cincinnati. UEP successfully entitled and constructed phase I in partnership with the City of Cincinnati. UEP and Caithness Energy based in New York City are developing phase II of Riverwalk. The development consists of 60 residential units and 10,000 sq ft of retail restaurant space."

Cincinnati: Emery Theater Development and News
The vision of the two women is to make it an all arts event space. So while some folks are thinking of it as just a theatre, there a numerous very large rooms for art shows and classes, dance classes, spaces for resident companies (exhale dance tribe) and other art-type events. I'm not certain they're going about it the right way but they've got a nice vision to utilize all the space the building has to offer and not just the theatre.

brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionA 3CDC owned building at 18 W. 13th has an LLC applying for a liquor permit, so I would expect a new bar at this location. Circle Hospitality Group LLC is applying for the liquor permit and I believe the name of the bar would be "Remus Pharmacy." http://city-egov.cincinnati-oh.gov/Webtop/ws/council/public/documents/Record?rpp=10&upp=0&m=5&order=native%28%27doc_no%2FDescend%27%29

Cincinnati: Downtown: Bay Horse Cafe (625 Main Street)
Alfred "Fred" Berger Jr. just bought this property. I believe he also owns a number of buildings on Court St (and probably elsewhere that I don't know about).

Cincinnati: Parking Modernization
Getting home from work around 5:45pm every car on Sycamore between 12th and 14th and nearly every car on Main north of 13th had a ticket. I spotted two enforcement officers on bikes ticketing folks. There is certainly going to be a tough learning curve for some folks.

Cincinnati: Random Development and News
brian korte replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionI generally shy away from posting rumors but this one seems like a big deal so I was curious if other folks have heard anything similar. A friend who owns a business on Main St north of Central was signing a new lease for a space in a Mercy Housing building when he was told he should sign before the new year because Mercy would be selling all of their property to a non-profit developer soon. I haven't seen any property transfers occur yet but I'll be keeping my eyes peeled.

Cincinnati: Over-the-Rhine: Development and News
brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionWalked by again last night and it looked like it was totally open... so not sure what I saw before. On the Bodega topic. A place that prepares fresh $5-6 hot/cold sandwiches 24-hours would be perfect in that spot. Egg sandwich on a bagel anybody?

brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionI've popped my head in when I've seen them working (at nights, on weekends) and there is a wall separating the space into two... so it could very well be everything you've heard!

Cincinnati: Over-the-Rhine: Development and News
brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionSOLI is Urban Sites. They've requested historic tax credits (with support from City Council: http://city-egov.cincinnati-oh.gov/Webtop/ws/council/public/child/Blob/40805.pdf?rpp=-10&m=1&w=doc_no%3D%27201401132%27). If/when they receive word about the tax credits they'll begin renovations.

Cincinnati: Over-the-Rhine: Development and News
brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionThe story mentioned they will continue to do all the cooking out of the Race St location. I wonder if the Vine St location is large enough to hold their kitchen and store front.

Cincinnati: Avondale: Development and News
http://www.cincinnati.com/story/money/2014/11/05/avondale-getting-new-townhomes/18545305/ Eight new townhomes being built on vacant land in Avondale. While I definitely think investment in housing in Avondale is needed, I wonder if rehabbing the current housing stock (a la Northside) would be a better use of funds than new development. Though I definitely understand the appeal of "new" when considering purchasing a home.

Cincinnati: Over-the-Rhine: Development and News
brian korte replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & Construction3CDC just bought 1727 Logan St, the chicken/fish stand alone building at the corner of Elder / Central next to the big Findlay Market sign. I'm guessing this will get torn down for either parking or new development. No historic value in that building and a fairly large lot behind the building abutting Logan.

Greater Cincinnati Metro (SORTA) and TANK News & Discussion
The Mayor just made another appointment to the SORTA board, though I'm not sure who this replaces: Brendon Cull - Senior Director, Government Relations and Regulatory Affairs at The Kroger Co. He's been involved in local politics for a decade or more.

Cincinnati City Council
Here is the Charter language, from Article IX, Section 2a: In plain language, if you were elected in Nov 2011 and again in Nov 2013 after the new terms went into effect you can serve two four-year terms in addition to any prior time you spent on council. That is true for everybody on the current council except for Kevin Flynn, Amy Murray and David Mann. In regards to the time served by Mann and Smitherman prior to all of this, if you take 4-years off between running for council your term limits are reset (I believe). So, PG could win again in 2017, serve until 2021, go into the private sector for the 2021-2024 term, then run again for council in 2024 and be able to serve 2 more full terms. Because Winburn would be serving more than 10 consecutive years, he is term limited.

Cincinnati: Mayor John Cranley

Cincinnati Streetcar / The Connector News
Is this because there isn't enough time to make it happen and no entity (DCI) has stepped up to coordinate the implementation? Would it be fair to future phase properties if phase 1 properties are not in a taxing district for streetcar operation but future phase properties would be?
