Very interesting project for a retail arcade through COSI that I had not heard of before - The state capital budget will include "$5 million for COSI to design and begin construction of a $40 million connection corridor to provide a glass-enclosed passageway through COSI connecting the riverfront to Scioto Peninsula Park. Battelle is selling the property at the southwest corner of West Fifth Avenue and Perry Street for about $17 million to Wagenbrenner Development, said Patrick Jarvis, Battelle’s senior vice president of marketing and communications. Battelle will use that money to update its main campus, and Wagenbrenner plans to build a combination of residential development, retail space, a hotel, parking garage and a public park. They will be followed by roughly one new building a month for the next two years. This year alone, nine more apartment and condominium buildings are expected to open, adding almost 1,200 new residences to the city’s core. More than two dozen additional projects are on the drawing board featuring 2,000 apartments and about 100 condominiums — not including residences proposed in nearby areas such as the Short North and Franklinton. They have no problem with removing the greenspace itself, and in fact pushed for its removal and replacement with retail in the previous iteration developed by Schiff for Cambria Suites. What that previous version had that this doesn't was a break in between the two halves which would act as a sort of public plaza space. Compare the renderings of the previous design (which was approved), And the current Graduate Hotel proposal -- Columbus: Downtown Developments and News

There appears to be a plan from Buckeye Real Estate to infill the grass lawn in front of their 45 unit Lantern Square Apartments at 1444 N High, between 8th and Euclid, with a 3 story mixed use building containing 5 apartments above retail space. No elevations or renderings are online yet, but the project was presented at the UAC's February Zoning Committee meeting. If built, it would fill in this gap in the streetwall along the east side of High,- Columbus: Downtown: RiverSouth Developments and News
There are some empty retail spaces in the Lazarus building along High, Front, and Town that I'd love to see filled. Also, I believe the entire other half of the complex across Chapel St (to the left of the main building in the photo) is vacant as well...- Columbus: Retail News
Warby Parker is opening their first Ohio location in the Short North at 601 N High I'm sure some people won't like another chain, but I think it's great to see more established non-restaurant retail taking hold along here. This could have easily gone up to Easton, so it speaks highly of the SN and Downtown market that they chose a truly urban, street-facing spot instead- Columbus Rickenbacker International Airport

Columbus plans changes to real-estate tax breaks to boost ‘affordable housing’ in desirable areas Under the proposal, to be eligible for a 100 percent, 15-year property-tax abatement from the city, housing developers in the economically strongest neighborhoods, such as the Short North, will be required to set aside 20 percent of units for affordable housing or make a payment to an affordable-housing fund that will be used to aid other projects. Developers would need to set aside 10 percent of the units for households making up to 80 percent of the median annual income in the Columbus metropolitan statistical area, and 10 percent for households making up to 100 percent of the median. Developers can earn credits toward the affordable-unit requirement by including at least 25,000 square feet of Class A office space or spending at least $1 million on environmental remediation. In lieu of providing these affordable units, developers may choose to make an annual payment of 125 percent of the difference between the rent collected from the 20 percent least-expensive units and what would have been collected from affordable units. I'm not sure if it would still apply today or not if there was a proposal made for the site... Fun fact about that garage ;) ‘Historic’ parking garage led to Columbia Gas building’s odd shape Columbia Gas of Ohio’s planned move to the Arena District from its 200 Civic Center Drive home has its roots – at least in part – to an odd historic preservation decision made in the early 1980s. Columbus Gas President Jack Partridge said when the RiverSouth headquarters were being designed back then, they were barred from demolishing the 1950s-era parking garage next door. Yes, that’s right. The Scioto Mile was buzzing today with bikers, joggers, skateboards, dogs, families, and all kinds of people out enjoying the beautiful weather. And it's going to get a lot busier still... In this view alone you can see 250 High, 80 on the commons, LC's Trautman, Beatty, and Annex projects, and a sliver of HighPoint. Just out of view are 303 S Front, The Julian, and LC's Matan. Still to come are Crawford Hoying's 11-story building and *hopefully* Millennial Tower. All together those projects will mean around 1500 units in a roughly 4 block area (still just a small fraction of downtown), absolutely none of which existed even 10 years ago.
