Similar situation, but I've always really liked the "addition" of keeping the smokestack and repurposing it like they did with the old Municipal Power & Light building in Columbus. Looks awesome even when driving by on I-670 through town.

I hope in future years, there is development on the North/South lots to connect the storefronts/businesses between Town and Rich streets. It will just make the cohesiveness of the continually urbanizing neighborhood better IMO. I get down to Franklinton weekly, and lately when walking around, there is one lot of land, that I'm sure is prime for development, however every time I walk by it it feels like it would make a great little park for the area. It already has some good mature trees. It would just need some parklike attention with lamps, maybe a path or two, flower beds, benches and a fountain. The red in my screen shot would be great future development lots, but the green is the park space I'd love to see built out.

I know it's "corporate/commercial" but I think an Orange Theory would kill it down in Franklinton, I know it would be the one I change over to. Right now you have to go either to Grandview, Short North or even Hilliard on this side of town.

Doing a quick search, it looks like Ohio currently has 181 data centers, which places it 5th nationally. Sounds like it's poised to keep growing too.

Unrelated to Merchant Tower, but I recently came across this skyline picture and we don't see it from this vantage point very often. Several of the larger buildings over by Nationwide/William Green/Plaza 3/Encova etc.... missing of course, but still a cool/different view.

I've gone a few times, mostly for drinks/small plates, but it is very good! They keep a French 75 on tap, my husband loves that lol If you like deviled eggs and truffel, they have a very yummy app as well as these cheese puff pastry things. "Things" is so French I know lol Inside is actually quite small, but with the patio with the awning, it's a great spot on a nice weather day!! Definitely check it out!! Hanks across the street also is great!! They have a good happy hour in their lounge area from 4-6.

Was impressed to see Hilliard, Reynoldsburg, Delaware and even Grove City all add above or close to 1,000+ each!! Lots of momentum in the Columbus metro, which is not necessarily new news, but still great to see!! 4,620 combined :)

Columbus: Franklinton Developments and News
It houses the Contemporary Theater of Ohio (formerly called CATCO) which just celebrated 40 years. We are subscribers and they put on some great performances with very current and real subject matters!! You should attend a show sometime! :) "The Last Five Years" is about to open next weekend. I've also attended a few events for BalletMet here in the past. Not sure if they still use the Davidson theater or not. https://www.thecontemporaryohio.org/

Reading Terminal in Philly is by far my favorite market!! My company is headquartered in Philly and I do an annual trip there and always hit up this place!!! When you go down to the construction site now, it really is impressive how much of an impact this building has already, the scale is very bold when you're in the area.

Originally it said Q1 2025, and I do see on the investor website it now quotes Q2 2025, so it still must be relatively soon. I'll keep my eye out for a pre-leasing site hopefully soon.

I have a friend moving back to Columbus after a few years down in Florida. They are looking at downtown apartments. Do we know if the Continental Center conversion project has a website yet? You'd think they'd like to start pre-leasing soon with it scheduled to be completed in the next few months. Wasn't sure if anyone had info on a website.

New Albany: Ohio One (Intel Semiconductor Facility)
I think ultimately over the next few years, Intel and specifically this site will get bought out by a competitor. Many rumors/hints that TSCM wants to shift/move their fabs out of Taiwan before China inevitably encroaches on them. Whomever the competitor is, I still feel this site in the end does get completed when all is said and done.

I pulled all 4 reports from 2022 - 2025, and calculated the awards for Cuyahoga, Hamilton and Franklin counties and came up with the following totals: 2022 Awards: $48,465,008 - Cuyahoga $6,416,144 - Hamilton $28,131,887 - Franklin 2023 Awards: $21,089,150 - Cuyahoga $12,713,348 - Hamilton $40,300,000 - Franklin 2024 Awards: $11,950,000 - Cuyahoga $48,569,000 - Hamilton $3,500,000 - Franklin 2025 Awards: $9,112,011 - Cuyahoga $26,000,000 - Hamilton $37,500,000 - Franklin Current TOTALS: $90,713,169 - Cuyahoga $93,698,492 - Hamilton $109,431,887 - Franklin Prior to 2025 totals: $81,601,218 - Cuyahoga $67,698,492 - Hamilton $71,931,887 - Franklin They are not going to distribute the same even amount to each 3-C cities each year. Certain years are higher than others depending on your city. Prior to these most recent announcements, Cuyahoga had the higher amount. Next year Cuyahoga could score the larger "prize" while Hamilton and Franklin gets a lower amount. Looks like Cuyahoga took the most in the first 2 years. Just look at the measly $3.5M Franklin got in 2024. There are a large amount of other "NEO" prizes that I didn't include because they aren't in Cuyahoga, but the region as a whole has received quite a bit when you dig through the reports.

Anduril Building Arsenal-1 Hyperscale Manufacturing Facility in Ohio Anduril picks Ohio for weapons megafactory Arsenal-1 Bring on another 4,000 jobs Columbus Anduril Industries will build Arsenal-1 in Columbus, Ohio, propelling its plans to pump out tens of thousands of autonomous vehicles, sensors and weapons. The production lines could go hot as soon as July 2026, according to the company. The latest: The 5 million-square-foot Arsenal-1 will be erected near Rickenbacker International Airport, which has ties to the Ohio Air National Guard. A 700,000-square-foot facility already on the plot will be renovated. The location grants Anduril access to a pair of 12,000-foot runways. Testing nearby is an option. Chief executive Brian Schimpf told Axios in November available labor and state government enthusiasm were big factors. Intel is building a semiconducter shop miles down the road. Context: Ohio is home to Wright-Patterson Air Force Base, the Air Force Research Laboratory and the National Air and Space Intelligence Center.

I think with the Citizens building, they were required to make the building initially apartments, as it was a requirement to receive the tax abatements. Somewhere in the agreement it had to remain apartments for a certain amount of years to receive the abatement approval (not really sure why or to what logic this was required). I could be wrong, but I feel like I remember hearing something along those lines in the past. Found a past article relating to this: Downtown’s Citizens building apartments to be converted into condos "Jeff Edwards of Edwards Cos., who developed the building, said there is more appeal in that location for a for-sale product. He also said he always planned to turn the building’s apartments into condos, but he needed to own the property for five years first to comply with tax credit rules related to the building’s historic status."

Based on the map, these apartments are being tucked way in the back of the overall property where nothing even existed to begin with. Don't get me wrong, I'm still cautiously skeptical of what will totally happen over the future years, but there still alot of this site yet to be developed/planned, let alone the available parcels around the casino. We also are seriously looking at moving away after what has taken place in this state. My husband has wanted to leave to Chicago or Denver for some time, and I'm more on board now. I hope we lose enough population by 2030 census to remove another electoral vote or two. This state no longer deserves to be "influential". I used to have such pride in this state, and I'm officially checked out.

Wouldn't they hit the water table? Didn't they run into this with Ohio Stadium? I'm just not sure if digging far down geographically where this is is an option. Again, I'm not an engineer, but my logic based on other developments along the river suggest this.

Intel strikes multibillion-dollar deal with Amazon, boosting New Albany project Intel shares jump on chip deal with Amazon Intel on Monday reaffirmed its commitment to its $28 billion project in New Albany and said it has struck a new multiyear, multibillion-dollar partnership with Amazon, one of its Licking County neighbors. "We remain committed to our U.S. manufacturing investments and are moving forward with our projects in Arizona, Oregon, New Mexico and Ohio," Intel CEO Pat Gelsinger said in a statement. The partnership with Amazon comes after Amazon's announcement a year ago that it will spend $7.8 billion to build out its data center operations in central Ohio. Amazon has invested $10.3 billion in Ohio since 2015. “This collaboration between Intel and (Amazon) is a great development for U.S.-based manufacturing and solidifying Ohio as a leader in AI,” Gov. Mike DeWine said in a statement. “Today’s announcement furthers Intel’s commitment to U.S. manufacturing sites, like Ohio’s, as well as (Amazon's) commitment to its nearly decade-long investment in our state.” Intel said it will explore the potential for further designs with Amazon to be produced by Intel using its most advanced chips that are expected to be produced in New Albany.
