Columbus: Downtown Developments and News
To be honest, work from home has run its course in many businesses. Production was fine at first but people have become too lax. In my own experience our customer base can tell when our support teams are home versus in the office. Too many mistakes because people don’t have the opportunity to learn from one another.

Demand for housing hasn’t been soft in central Ohio ever in the 18 years I’ve lived here. We’ve always been behind. The whales that reside here have hindered outside investment and that’s not an assumption or guess.

Maybe for IT or collections and the like, just depends on what the company does. I’ve unfortunately worked for 3 companies owned by PE and they do run thin but again not always in the business of moving HQ’s, etc. Remember they’re interested in returns and moving costs, etc increase the cost.

It doesn’t mean that at all… PE normally doesn’t move offices because they don’t actually operate the day to day

Columbus: OSU / University Area Developments and News
wpcc88 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionI agree they do need to affiliate themselves with a points system of some sort. I’ve stayed at a Hilton at NC State that was also affiliated with the university. Was actually pretty cool because they had officially licensed materials all over.

Columbus: Franklinton Developments and News
I remember getting crushed over the original Greenhouse project because of the use of cheap materials. Glad to see others are finally coming around. The amount of intricate details on that thing wasn’t going to be able to be realized by a local developer. No offense to them because they’ve done great things in Franklinton but that’s rare.

Yes but can that get funded, remember this is more than just development, it’s investment. Investors want an ROI and developers want/need investors. It goes much deeper than can or should this building be saved.

They’re the ones with the money. Especially in Franklinton, I can believe that there are some buildings that aren’t salvageable. I know of a few that were previously occupied that have to come down for that reason.

Columbus: Old North Columbus Developments and News
I understand and agree that they have their place. However in a $700k new build it just seems odd(I also don’t think that house in general is all that “nice” for the price, but again just my opinion).

Yea the HVAC system in that was just poorly designed. The mini splits cheapen this house in my opinion.

Intel might not but a spinoff might.

wpcc88 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & Construction*Without being a complete smart a** I do partially agree with you… I know of several examples of poorly installed wraps that do create the issues that you described above. It was why I had a lot of issues with Kaufman early on, seems as though they’ve got their subs in line.

wpcc88 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionBut it should be… any time I’ve used it, it’s been stapled and then wrapped inside before windows and doors were installed. When used properly it does help create a barrier from the elements. It’s also not meant in anyway(at least not that I’m aware of) meant to have any thermal insulating properties. Not covering plywood creates more of an atmosphere for water, air, etc to enter a building.

makes perfect sense. Walls will be up. That means all of your interior trades will be flooding the site.

My guess is that’s what we would get next as well. I don’t see us ever getting to a Ritz or a Conrad. We just aren’t that big of an outside destination to warrant one of those. depending on what goes into merchant. We already have 6 to 8 “luxury“ boutique style hotels in the downtown vicinity.

Reynoldsburg: Developments and News
Was glad when the COPC building started going up, this completes a very big plot of land that was awkwardly undeveloped for as long as I’ve been here.

wpcc88 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionAnd that other one is the reason why I’m struggling to see it and now isn’t the time or place to tear those existing buildings down when they’re not a problem. The only way I see it happen is if they get rid of the park in order to build enough residential to house the towers and the surrounding apartments.

wpcc88 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionI was all about agreeing with you about the grid until I looked at what they have to work with. Not really much of the original grid to work with unfortunately.
