    They're probably going to use it to replace the bridge in Cincinnati, Cleveland is done and Columbus is within 5 years. Have to focus on Cincinnati now and get that done asap.
  3. Rent is high because it's a hot neighborhood... greed is the only answer.. if I'm a developer I'm aiming for 100% occupancy before the build is complete, give discounts at first and get tenants and raise it when the contract is up.. some think like that in Columbus and others don't

  5. It's helping 4th develop though, there has been a complete transformation of that corridor in the past 12-16 months. I am disappointed that they didn't make it more mixed used though. Also shame on Mulberry and my apologies to Wagenbrenner for my previous comments.
  6. You have a ton of land there and plenty of opportunity in downtown proper to go with height. Anything over 5 stories was not necessary. As for why it was never going to happen, most all of these have rooftop outdoor spaces, no way they would sell for $900k with a couple 20 story towers blocking their downtown view.
  7. Height was never going to happen here and really wasn't necessary. However the overall quality is absolute shit, which is shocking from Wagenbrenner.
  8. Was it not a fast food place since the gas station? I know rules have changed but you would think those would've been removed before they dished out meals from this location.
  9. There is a massive labor shortage in areas like Columbus, look at any work truck or van and they have a "now hiring" signs on it. That's even with illegals being on staff(and no that's not a guess or trying to make a political statement it's the truth in all industries but especially those involved in manual labor/service). Also the demand for structural steel is so high currently that even with tariff's removed on China supply would be and is an issue.

    This is very true.. Chicken litter is probably my least favorite smell of all time... Columbus folks, take a ride out to Croton in late July and you'll know what I mean

    The Ford & Chevy plants always had a distinct smell too, not sure if it had to do with something in the castings or what but you could always smell it at 71 & 480.

    Also if you've ever been near a coke plant, the black coal kind not the white Columbian kind... that's probably the worst smell or a sewage plant when they're burning off all of our TP

    I've recently moved south and we're over 10 miles/20 minute drive from the paper mill in the area and you can still smell it. A lot of the time it's the by-product from those mills such as turpentine and mush that really makes it smell. The pine in Georgia & South Carolina are notorious for it and moisture/fog really carries it a long way. There are some new growth pine swaths as you head towards Jackson so I'm willing to bet when they were processing it in Chillicothe that resulted in the smell carrying.
  15. I thought originally this was supposed to have a Walgreens or a CVS, but I could be wrong. However you can tell the retail market is saturated, a TON of open space on High Street. Great time to negotiate a good lease if you're trying to start a business.
  16. I would really like that strip center to be developed more than anything. That thing has been an eyesore forever. I'm not sure you'll ever see the Greystone lot be redeveloped, at least not in the near future. However there was talk, probably 6 years ago now of the strip mall being matched to the other Wood Cos building.

  18. Mini storage? I know they're building a Goddard School there but I don't remember seeing mini storage, what part? The alley's and streets are for the new neighborhoods that are being built with Wagenbrenner.
  19. Look at Lane Ave and look here, from what I've heard they forced Giant Eagle out with ridiculous prices and those concepts not quite taking off. Not sure how true any of that is but it was a rumor when they closed. I would guess that both of the former 7-Eleven's as property would sell in the $1-1.5 range with no business included. Which means they would be asking much more for them to still be around. I really hate to see holdout's in such prime locations.

  21. This whole project has turned into a major bust, just sell it so that someone with more passion can redevelop the block.
  22. It wouldn't be there under the original plan, but it seems as though that ship has sailed for some unknown reason.
  23. It's amazing what the redevelopment of the UDF site did for the Short North in terms of visual appeal. Very underrated project in my opinion. I agree but would add in the Brunner & Donatos buildings
  24. There is a Hilton commitment posted on Elford's site and mentioned on this site. I wouldn't lose hope for that project just yet.
