wpcc88 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & Construction#1 - Thank you very much for posting, my job took me south so I haven't been back in over a month. #2 - The building quality on that project(which has taken two years+ to get to this point) is probably because of financing and budget for labor. It's not a big name developer doing that project so their pockets aren't as deep. Look at Kaufman at 600 Goodale as prime example. I will admit they have improved but that is what I judge their quality on. That being said #3 - You can ALWAYS expect good things and a fast build from Elford. That is part of their core values so pay attention to that where you can. Look at the UDF project for a prime example of what I'm talking about.

Interesting. Maybe we could get things moving before the end of the year.... Andy Mills makes things happen, I'm taking this project a lot more seriously now that he's on board. Also I trust his guidance overall a lot more than Arshot, this building will be built right and to last.

I appreciate some of the light elements and such that they are trying to introduce but I really hope it meshes better than real life than this awful rendering suggests. My guess is it will face 315 so the lighting will be used to "advertise" the hotel. But overall it just looks like a hotel, wasn't really expecting something amazing.

However the design and height reduction is ridiculous for this location and inexcusable. But one thing I will say about Crawford-Hoying is they go to market very smart and there is a reason behind this, something none of us will probably ever know.

There was almost no vocal opposition at the time. So this notion that something has to be 5 or less to "fit the neighborhood" is ridiculous But, the real killer of this project I have to say has been Kaufman, not NIMBYs or the VVC. They're the ones who came back and opened a can of worms by seeking to alter the previous approval and revise the project to 14 stories. That brought people out of the woodwork, and they didn't really have any compelling story prepared to sell the benefits of a vastly larger project to the community The fact that they ended up going back down to 10 in the latest version also demonstrates that they over-asked as far as what was really necessary to make the project viable. If they'd gone straight from the approved 9-story version and sought to change it to the final 10-story one from this month I think it would have passed easily, flying under the radar as a minor revision with no one being stirred up enough to come out and oppose it in meaningful numbers Also, the other deadline they were working against was needing it approved this summer to avoid having to comply with the city's new affordable housing requirements for the Short North. This is one of the last really large development sites in the neighborhood, and now whatever project is eventually proposed and built here will also be providing a sizeable affordable housing component. That's the kind of added community benefit that I think could have swayed people into accepting a trade off for a somewhat denser or larger project because it is giving something more tangible back to the area as a result. Meaningful investment in public art would also be an example of such a benefit, neither of which we saw materialize with this project Actively seeking to avoid the affordable housing rules is really what's putting this on ice right now more than anything else. That appears to be a hard deadline they were up against, which is now forcing them to regroup Finally, Kaufman still owns this land. They weren't just exploring an option on it, they've already purchased it and spent several million dollars. They'll come back and propose something else to build here, or sell it to another developer who will. I supported this project, but it's not the end of the world to lose it Basically what you just said is they got greedy, which is true. However even at 9 stories the impact would've been felt. This project at 3-4 stories on Price and up to 6 towards High would've gotten immediate approval and would've been appropriate. *Side Note: LOL to the person who said that Kaufman uses high grade materials, look at 600 Goodale and their two projects downtown(the Commons is atrocious at best). The project in Franklinton is by far their best and even it is questionable.

If they would've scaled down to 5 stories and built something that was appropriate for the neighborhood it is in it would've been approved. But like my dad used to say they were "trying to fit 10lbs of sh*t in a 5lbs bag." It didn't fit and I'm glad the neighborhood fought back as strong as they did.

It looks like a complete waste. Kind of like the whole building... and people want to let Kauffman take up a large space in Short North with this crap just for the sake of infill I have to admit that I do actually love the building (especially the commons side) haha, however the catwalk is just unnecessary on all levels. Is it possible they skimped on the bridge because the parking garage is not long for this world? Every single ounce of hope and reason inside of me wants that to be the case, but my brain knows it's absolutely not. Yeah, I actually felt a little bit stupid typing that. Hopefully the garage gets built on eventually. With the bus garage being a part of it though I highly doubt that ever happens.

Norwich is unrecognizable from the time I graduated to now. The Norwich Flats complex looks great, never have seen it until today.

Weren't parts of The Deer Hunter shot in and around Mingo Junction? Deer Hunter= Yes, Mingo and Weirton. The steel mill is starting to pickup steam and will be in operation by August from what I've heard.

The people at the dance party actually were not there to protest, but to make their voices heard. However there was an actual protest across the street which I heard got ugly on both sides because the left decided to glitter bomb the right. As much as I don't care about either I'm glad the peaceful dance party was shown versus the other and kudos to those folks.

But for real... Tuna was paying $20k+ in rent when I was still in school 7 years ago and that's what ultimately forced Charlie Bear out(along with Campus Partners choosing to act like a slum lord).

I know it's on the Amazon top 20 list, which seems like the most relevant list to be on. We're in the final 10... geographically(among other reasons) it makes sense, but I'm not going through that all over again.

The craziest thing about this is the expansion of downtown across the river. There are still 3-6 flat lots or underused properties along High Street that need infilled as well. Not even counting the vast parking lots along and east of 4th. Tons of room for development in downtown! I actually like that they are viewing the Scioto Peninsula as part of downtown and distinct from East Franklinton. Some good height and density will help visually establish that it is a part of downtown, and also help to show that the river and the parklands beside the river are not beside downtown Cbus, but within it-a part of it. And we are lucky in a way that we have those spaces available so we can fill in as needed. Just look at how the two big Neighborhood launch apartment buildings along with the planned eight story building across the street and the rest of that development are in the processing of completing the destruction of the infamous parking crater than existed there. I see those lots (and the vacant land on the Scioto Peninsula and in East Franklinton) as opportunities. If the population keeps expanding as it has been, then it is just a question of when and not if. I would rather wait a bit and get the right development as downtown builds more into a real diverse neighborhood as opposed to a highrise 9-5 office park-and it is on it's way. Trying to be optimistic here. * I really wonder what is going on with that lot on the northwest side of the Main and High intersection. I know that Schiff was fighting to buy that Main Bar...have not heard anything about that. Also some of the lots on High are kind of spoken for as in the hotel proposed for East High where the Elm alley is, and for an expansion on the lot North of the Atlas building. Of course we just need to see action taken. There really isn't that much on High that is not developed, being developed, or without plans for development. Tons of room is tons of room for opportunities! Let's just hope that the city and developers see it that way too and make the best of it. I wonder what is going on with that 11 story building on the Swan Cleaners space?...have not heard anything about that either. Sorry I should have elaborated, I think it's awesome, it is extremely positive for the cities urban core. My thing is people are constantly complaining about the need for more skyscrapers but with so much land eventually they will come/are coming(although I don't believe the Millennial tower will ever be built). I am personally happy with any infill of at least 5+ stories.
