  3. You have to consider what the draw is here. It’s a museum and COSI, a majority of those who will be visiting both won’t also live in the neighborhood.
  4. I am unfortunately not going to make it again… doing a kitchen and bathroom remodel by myself so my free time outside of work is occupied
  5. So does Dublin, Hilliard, Westerville, Worthington, etc… this is a positive for a city that truly doesn’t have one
  6. They might have bought the property but you still have to pay for demo, materials, etc.
  7. The demand is now going to be there more than ever before, I wouldn’t be shocked by a retool. However I unfortunately think it’s a funding issue so I’m not too optimistic it will be reality.

  9. My thoughts exactly if I were staying in the core. Give me something with character. I just have heard too many horror stories about the track homes, especially more recently. I have friends in Cleveland that built with Drees and they do a very good job, but they’re not in this market.
  10. No offense to anyone who lives in one but I wouldn't go near an M/I home for a million. We were fortunate enough to build our last home with a semi custom builder and even that wasn’t worth it after a couple of years(and we got in before covid and inflation). If I had a million bucks at my disposal I’m out of town on a $150k lot with a full custom home and outbuilding or in a barndo(mainly because I want toys and my wife wants more dogs). But you could also find a pretty nice “urban” spot in Grandview or Victorian Village for that or less with a yard and possibly functional garage. I personally wouldn’t be in a glorified suburban track home with zero yard(see the aforementioned dogs).

  12. I’m a bit confused by this and I haven’t been directly on site yet. But I do know what there was a concrete pump truck working out there about a month ago. It must have been for some underground utilities or something and I don’t have line of sight to that part.
  13. I don’t disagree, when I hear fertilizer plant(which I’ve been to a few for work) I’m always on high alert. So I personally think you were in the right to question it so the owner would have to answer and ensure that this is a different ballgame. As response to your third paragraph I would invite you to find a light industrial park in UA because they don’t exist. Anything on Chambers or Kinnear is $$$ and mostly being occupied by OSU or being scooped by developers for apartments. The next closest is Hilliard off Trabue, Roberts and the like but there aren’t many vacancy signs over there either.

  17. Chips are still causing major problems… car mfg’s are just now getting caught up
  18. Components because factories are still backed up for certain things. I’m not even sure it was just covid but primarily because of the building boom going on prior to.
  19. I don’t disagree but look at what companies like Amazon and Discover are doing. Going to areas where their employees live and creating jobs in historically economically depressed areas. I know for sure the feds give money to companies that expand in those areas as well.
  20. I have a pretty good line of site to this stuff and Intel but I have to be careful as to what I can and cannot share. That being said I had a reply ready for both this question last night and Intel from this weekend that I didn’t hit submit on. Some think Intel is going to be slow played due to supply chain. I will say the contractors are all still full steam ahead getting setup on site. I will share more when I can.
  21. I wouldn’t get my hopes up then… data centers rule the roost at the moment…

I disagree in Ohio a grocery is fairly accessible within a half hour for most residents that live in rural areas or “the country.” In your scenario one would have to live only in Kansas, the Dakotas, Montana, West Texas, etc to be considered “country.” That being said there are still dirt roads in Meigs County and they’re within 30 minutes of a grocery, so that’s not country!? Carroll County, Ohio last I knew didn’t even have a true grocery store in the entire county and they’re still within a half hour of a Giant Eagle or Aldi. Farms 100% indicate rural or country in my opinion and we’re not talking just a horse farm here, I’m talking 100+ acres which you could still find in much of Franklin County very recently. You have to go pretty far out from older cities like Cleveland, Cincinnati or Pittsburgh to get to them. Even to rural areas you’re getting out of the core county to get to those areas whereas they can still be found very much within its bounds(although that’s quickly changing).
  23. Kind of a moot point because everyone knows those are owned by the university. My response was to mean Amlin about 5-10 years ago was VERY rural.
  24. There are farm fields about a mile from Tuttle Mall. Where Bradley, Berlin and even Orange high schools are were farmed up until their inception. Rural is still very close to the core of the city.
  25. Good news the league is resuming play next year and it’s hard to imagine Columbus not having a team again. But it may be hard to convince someone to compete with the Crew and Clippers. My only thoughts are the nearest “spring league(s)” franchise is in Pittsburgh, so to me it would be worth it to put one here.
