  2. The region is seeing way more than that so patience grasshopper, it’ll come… was just speaking with a customer about the PNC Building, he said there is another building that is going to begin being converted to residential here soon that hasn’t been announced yet
  3. I think as John Glenn continues to get busier and busier this and the caddy corner development will be attractive to flight crews. Probably won’t be as expensive as downtown, newer than Easton and there’s still some decent amenities/entertainment nearby.
  4. That’s everyone except for Mt Carmel but they’ve expanded and grown within the past 5 years as well.
  5. I think the cost to put parking under a building on that lot makes it not likely. You have to deal with a 100+ y/o foundation and infrastructure on not a lot of space.
  6. Bridge Park isn’t a good project? They’ve done good work in Dayton as well. I wouldn’t write them off because of one bad project.

  8. That entire garage would have to be privatized then.
  9. That lot supports the apartments above those businesses more than the businesses themselves. Had a friend who lived there but has since moved, know he parked in that lot which would mean you would have 0 spots for two buildings. Not sure underground could work here either because of the existing building and its infrastructure, could be wrong though.

  11. The problem is Bridge Park sits in a pretty deep valley, if it took over Tuttle then Dublin would have a skyline.
  12. Whitehall has brought in a lot of business in the past 6-7 years. I believe Yearling HS is in a relatively new building. I like that they have a mayor that believed in what the community could be and ran with it.
  13. You would like Shaker Heights, St. Ignatius and St. Ed’s in Cleveland… I think Elder is like that too.

I know they probably benefit from CSU and a more urban feel but the Heinens in downtown Cleveland is sustained without being all that close to their core downtown neighborhoods too(although attached to a condo building). Columbus is just so spread out; but you would think a Market District the size of the one in Bexley would be successful in both this area and Franklinton as we speak. I would think it would attract more people.
  15. I agree with the grocery part, honestly surprised it hasn’t been announced yet. Market District is a little far, Kroger in BD is a little far, isn’t the old Victorian Village GE going to be a Luckys? Pretty shocked that they couldn’t get that built downtown. If the population is 5-10k that more than warrants a store of significant size like the Target you mentioned.

  17. They essentially became slumlords to Charlie Bear and I believe Tuna as well. I know that there was a city violation of some sort with CB and under their lease it was the responsibility of Campus Partners to repair. They refused and immediately turned it into university leased office space. Tuna only closed about 5-6 years ago, but what was McFaddens has not found an occupant for how long? Point being(and not that I’d use it any way) I wouldn’t hold my breath on this being an “entertainment” destination, at least not for long if CP is involved.

  20. I don’t think it’s necessarily just the success of the short north that’s drawing them. It’s the fact that there really aren’t any options on campus. When I was there from ‘06-‘11 we had around 20, now I believe there are 10 or less. But we still went to the Arena District on certain nights, however most of those places no longer exist as well. Again the reality is they have no other options. I see this as a positive and agree there really isn’t a difference between the neighborhoods and districts at this point. A much different landscape than 12-17 years ago(now I’m going to go put some icy hot on my back).
  21. I know I post about the lack of labor and supply chain issues at nauseam, but it’s going to take some of these out of town contractors and subs to come into the market. Several have over the past decade but we could use another 20-30 and around 2-3 thousand workers to start seeing some real action in my opinion. I will say just on the general supply side I’ve seen it improving but now I’ve been hearing and seeing lumber is going up again.
  22. Get over yourself, last I checked pointing out real world scenarios wasn’t against the rules here either. That’s what I was attempting to do, if it came off harsh then I apologize to the OP.
  23. I’m not upset I would like to see that corridor finished just as much as the next person. I was just pointing out that the climate has changed ever so slightly and they might be playing it conservatively. Which in the end might get us some quality builds in those spots.
  24. Have you checked interest rates lately? Cost of goods and labor? I too want something done but we need to live in the real world too. Also I believe the development at the hookah got denied or shelved a few years back. I’m sure it’s in this thread somewhere as to the reason why.
