  1. The city should vacate those streets and provide the land in exchange for developers putting the parking underground and bringing the retail to ground level.

  4. I can't tell if you're joking? I drive the area every day and I've never once thought "catastrophe." Traffic is non-existent. Almost all of the best urban areas I've experienced have extremely limited car access. Case Western has 40 acres without car access. I'd argue that Cleveland State would be much improved by closing E 21st and E 22nd.

  6. I explored using historic credits on a project that had rehab, partial demolition and new construction and Ohio said no-go. May be possible but would be significant delay (which costs $$) for limited upside and lots of paperwork plus restrictions on design. Not using credits should be viewed as a good thing, these projects can fund themselves without additional government money!
  7. Problem is they make lots of money and they have no place to go if they move. The ones on Lorain are grandfathered into prime locations in Cleveland. New zoning has ensured no new ones but also made existing locations more valuable. Lots of places have prohibited them.
  8. I think adding these spots plus the filling out of the rest of the retail in Church & State is going to take Hingetown to a whole new level. It's wild to think about how far it's come and all the potential that's still there with the Vibrator, Clinic Parking Lot, Bridgeworks.

  10. The thunderbird group has retained ownership of the riverfront parcels, and the original master plan shows a boardwalk. I assume this would require substantial public funding. Not sure the state of the bulkheads there but it could be rolled into one.
  11. Both projects were given final approval at CPC this morning! There was a caveat to come back and talk landscaping and site layout - sounds like it's still unclear what the plan is with the boardwalk, carter road right of way and the railroad property.
  12. They should get that intersection sorted out, have Columbus turn to intersect pearl at 90 degrees.
  13. The contract lists the available site as 1.78 acres. It requires a minimum of 50k commercial plus 125k residential, 175k s.f. not including any parking. 1.78 acres is roughly 78k square feet, so it would already require more than 2 stories if built to the edge on all sides, not including any parking. I suppose they could excavate up to the sidewalk on Columbus and put parking underneath but it's still going to be very tight. Contract also calls for modifications/improvements to the station, but it does not mention the parcels on which the glass structure sits nor the bus drive-lane. I'm very curious to see what they come up with.

I've always thought the city should sell the surface lots on either side of W 24th and make the deal contingent on developer building enough garage parking to serve the WSM & W 25th St. There would be some efficiencies with residential for parking times. Also could put ground floor retial and 24th could become a cool little street. Same deal could be done with the Clinic

  17. My understanding is that Fulton House received a "No" from Design Review. The project is likely dead.

  19. I was there. The plans that had been emailed out were incorrect. The end result of the project will be: West 38th closed at fulton/lorain, simplifying this intersection Removal of the right turn slip lane from fulton to lorain Parking on both sides from bridge to franklin New circle at franklin 10' lanes and bike lanes ("buffered where possible") from franklin to detroit All existing traffic signals, Stop signs, and crosswalks to remain Concerns raised: Back and forth on parking vs. bike lanes (residents disagree) Lots of talk about safety at intersection of woodbine, city said they would look into it Concerns about intersection of Carrol and fulton at front entrance to library - no crossing there and previous incidents Trees - no living trees will be removed, look to replace dead ones Concerns about drainage on some specific section of road Questions regarding landscaping in the middle of the circle
  20. Feels like an awful lot of open space - wide roads, random plazas, fountains, etc. Seems like it will feel suburban and spread out and not interesting for pedestrians. Doesn't seem like a nice place to take a stroll...
  21. FYI these are two different projects even though they are next to each other. Other red one is getting the full historical treatment due to some preservation funding they are using. The whole building will be apts vs. the mix of office space in blue one.
  22. Many in the neighborhood and Ohio City Inc are very dissapointed in this design and lots of feedback at public meetings has been ignored. Drawings show removing of stops signs and crosswalks at Church Ave. intersection, very wide traffic lanes, unprotected bike lanes that will likely be used as driving lanes.
