People are raising families in ohio city and its making homes in the neighborhood wildly expensive. Lots of families want to live there but are priced out. The powers that be are very reluctant to have any more bars along W25th. There is concern that it will turn into W 6th street and then fall into chaos and vacancy. Even when townhall was proposing to move in, there was a fair amount of pushback on that project. Many of the current residents want it to be a neighborhood, not a bar district.

Pedestrian pass-through is great. My be is a nice little dirt path from the middle of the building straight to the corner will develop.

It would be an interesting idea to put a stadium in the flats by gateway but north of lorain/carnegie. You could share some parking with the Jake and Q, even incorporate an RTA stop down there serving all 3 stadiums into the project. Could build housing/office/whatever up to the street along huron and ontario ala Casino phase 2 with more parking beneath but also places facing the river. Room for surface parking underneath the innerbelt and lorain-carnegie.

The building is in rough shape, but you'd be impressed with the craft beer selection inside. I think Berges is trying to get a deal to include them in a mixed use building on the site.

I wonder what prices have to get to in order for all the light industrial businesses along detroit to sell and move. Does anybody have an update on the projects that were supposed to go in between W 38th and Cle Bagel Co?

The county should auction of their property across 25th from the snavely project, the northeast corner of 25th and detroit. Seems like that land is too valuable now for what they have there.

Cleveland: Flats East Bank
I think increasing the residential density could be a significant boost for the whole area. I could see lots of smaller units doing well with the just out of college crowd. The warehouse district/east bank is being a little left behind with all the residential being built on the east side of downtown. Hope to see it happen. With the water taxi and connection to whiskey island on the west bank, the area becomes more appealing beyond an entertainment district.

They started digging for the "Duck Island 7" this morning at Columbus and Abbey.

I think that one building/parcel is still privately held but there have been discussions about it. Lots of stakeholders would like it gone.

Developer Keith Brown is planning home sites along the south side of Carter road between Columbus and the trail. There is already infrastructure for these added with the new road but project is apparently still up in the air. If I'm part of the group that just bought the chunk of land there, I might start at this south end with an apartment building. It's close to the trail and connects to the Columbus road neighborhood. I also would dump truckloads of sand in the area between carter and the river to make an urban beach for the apt building residents.

Cleveland: Flats East Bank
I think there's a bit of a disconnect between the type of apartments there and the environment. Lots of people live in the warehouse district but they are generally young and the luxury price point of FEB is a little too high. The older crowd seems a little less interested in someplace so entertainment focused and loud/crowded. I'd think about building lots of studios and smaller units in phase three to cater to the very young professional-type crowd.

The section from W. 65th to the river is largely funded via the tiger grant, but actual funding and groundbreaking are scheduled for 2019. The land at W 41st and Frease is interesting because the trail comes up to street level, out of the cut, at this point. There's also an old dilapidated footbridge there at W 38th.

If you're the owner, why would you sell? You've got a fully leased property and your land value is only increasing. I'm not sure there's too much that RTA or landmarks can do. For all we know, he may have never even gotten a compelling offer for the land.
