  1. Price tags are getting out of control!
  2. Saw the townhouses down on the south end of W19th are listed again, with new looking renderings this time. Maybe signs of life for this project. Wouldn't be surprised if Knez is encouraged by the sales of their other homes in the area.
  3. I don't think so. In fact, Lutheran sold the circular parking lot on the northwest corner to developer Michael Chesler in May. $225k for that 23,000 sq ft lot seems like a steal. He also owns the adjacent parcel along W 28th.

  5. I wonder if we'll see any development on those lots between the towpath and the houses on W 5th. Looks like the a lot of the land is privately held. Likewise, the lots on the west side of W 3rd street backing up to the trail seem a lot more interesting with the Towpath in your backyard.
  6. This seems like a fair compromise to me. There was definitely some neighborhood pushback against the height, but could be some sticker shock as well. If there is an entrance on Lorain and retail as mentioned, I think it works pretty well for the neighborhood setting. Looks like the drive pictured is West 20th.
  7. I would like to think we're getting close to a critical mass around E9th and Euclid. There is starting to be a palpable energy at most times of the day and with Leader, Garfield, Halle coming online I hope it will continue. I think there is a point where you start to get an increase in demand because enough people live there. People move to new york and chicago simply because there are lots of other people to meet there and their friends are all moving there. This has not been the case in Cleveland, but if we can get to that point it could get exciting. I wonder how far off we are from rents justifying new construction? Or maybe we are close but demand concerns are lingering?
  8. Those two buildings to the east along Bolivar were listed previously but I don't see them anymore. Always thought that 1020 Bolivar and the garage next to it would make a great apt conversion as the garage was built to accommodate several more floors. Rampant speculation but it could be part of a larger play.
  9. How ironic that people who don't own enough parking spaces are requiring their neighbor to build more parking spaces.
  10. A Agreed. This is arguably the best place for some real density in ohio city. It's about time that Lutheran reevaluates the parking lots as they own about 750' of frontage on West 25th that is currently surface parking. I've always thought that a garage in the middle of the Aust-Franklin block would allow for some great development, but its a hard financial decision if you don't have to pay real estate taxes... Just seems to be getting to the point where they are holding back the neighborhood with those lots.

  12. For what it's worth on the saturation front, I wanted to go to Bakersfield on Saturday night. We put our name into the app at 6:30 and they forecasted a table open at 9:30. We walked there to have a drink and had to sit on the patio outside because the building was at fire code capacity. We gave up and walked to Bar Cento at 9pm, the tables were all full and we only managed to get a first-come, first-serve bar table after waiting for 15 minutes. I think this summer will see even more popularity for the neighborhood.
  13. This is in fact an expansion by UCS and partners. They're building a facility for Urban Squash as well as some general space and I believe a Early Childhood center, which may be operated by another partner.
  14. Brickman has said that was just one potential version of a master plan. I also heard recently that there are height discussions pending with the neighborhood. Brickman needs units to cover high cost of site acquisition, residents want lower height. Brickman suggesting if lower he would end up going almost lot line to lot line.
  15. IMHO If there ever is a sale of this complex, it should be divided up into parcels perhaps with an alley through the middle. We've got enough room for mega-projects.

  17. My understanding is that some of the stability issues are caused by building weight on top of the hill, preventing construction there without huge expense. It is definitely a large space and I agree will create a vacuum if its just another large greenspace. However, I think it can work if the park is designed to be very active. Think about slides in the summer and a sledding hill in the winter, a Zipline or ropes course. It's a cool chance to do an make an urban "mountain" activity center.
  18. There's also this listing for 2338 Canal Road. According to the county, at least one of the parcels was purchased in May of 2016 for $125,000 by an LLC owned by Rick Pietro.   20. Michelle's December 2015 article says that the new building will have 194 units so I don't think that number is a reduction. Snavely's landmark presentation includes a number of slides that show all the land east of W. 25th, including the recently purchase parcel, as proposed parkland. But that's an awful lot to pay or that lot...
  21. Andrew Brickman is planning a large development there and has been assembling the site for some time. I heard that the last remaining homeowner was holding out and was well paid to provide the last missing piece. Demolition and site preparation has begun on the site and vibrations can be felt down on Columbus Road.

  23. Exciting to see that white building is due for a residential conversion. Duck Island is on the brink of having potentially 5 major developments under construction in a pretty tight window. Will be fun to watch and interesting to see who can get under construction first.
  24. Would be nice to see some tables and chairs around the space somewhere. Benches are ok but tough to use for lunch or coffee meetings.
  25. Appears that the purchaser is Mid American Construction. Unless they are going to begin doing development, my guess is it remains light industrial.
