If this doesn't show the Dennison Hotel owners that there's renewed interested in urban core living, than I don't know what will. Again, sad the donato building will go, but the size of this project is easily a fair trade off. Truly exciting stuff.

Apologies if this was known already... But the Monthly Brewery district occurred yesterday and took place in the historic Bellevue Brewery. Apparently they discussed how plans are moving forward to redevelop this space as an "event space" for artists and music. They are also bringing the upper apartments back up to code in order to have residents again

The 1409 republic street infill looks alright. A part of me wishes there were cornices, and more elaborate details, but at the same time, it "fits" in more or less. I'm also okay with the squatness only because it creates that diverse street elevation. That's what makes OTR streets so fascinating, is that all the buildings differ in height, and this being more squat helps with that for Republic street. .

Cincinnati skyline is so weird. When you look across from the river it looks relatively small, but when you look from Devou Park it looks huge. Same goes with this perspective, it looks like your entering a pretty large city, when in reality it's a pretty small city.

I would consider Main Street an "under performing" street in my honest opinion. There's still many vacant store fronts along that street, and there's not nearly enough viable businesses there. That place really should be filled 24/7, but the only time when it's really jumping is during the busy bar scene late at night. And even then most of that traffic is strictly driven by 2 bars (Neon's and Japps). There should be way more cafe's, and coffee shops, and just lunch/dinner spots. Right now, most of the street activity you will see on Main are from the homeless people waiting to get inside the shelter. (And this isn't a complaint, but they frequently publicly whip out there junk and urinate on the side walk. It's kind of disgusting, especially when there are small kids walking from/to school). Also, I'm also grouping in Pendelton to the bigger "OTR" picture as well. That place needs quite a bit of work as well (But the model group seems to be tackling that fairly well)

Lol, OTR is hardly "there" by any stretch of the imagination. The most major OTR street such as Vine has only been developed up to the 1400 block, and even then, the earlier blocks are still undeveloped (but will developed soon with the rook bar, and ensemble theater expanding). Streets like Elm and Walnut have hardly been touched, and still need so much work. Not saying the momentum isn't great, and it's made strides compared to 5-10 years ago, but the successful part of OTR is still encompassing such a small area. For the most part much of OTR is a ghetto that have buildings on the verge of collapsing any day.

I just realized something that can be potentially an issuer causer soon. Some of the art murals that we are creating (such as the beautiful cincinnatius murual, or the golden muse mural, are seriously gorgeous work of arts...they are also facing empty lots. Meaning, theoretically you have to choose between hiding a mural or filling the lot. The problem 9 times out of 10 those murals will have much more beauty and character than the lackluster infill we would potentially be putting in place. It sucks, because some of these murals are iconic and are seriously works of art, especially the cincinnatius mural, and I don't know how you can just cover that up with potential infill.

A 2 million dollar estate in OTR is mind boggling. Not necessarily the price itself, but how much it has inflated from 2010 to 2016 is just insane growth. I know gentrification leaves a huge impact on the real estate market, but I've never seen it jump this much in other gentrifying neighborhoods across America in such a short time span. It's ridiculous growth.

I just went through the packet and I didn't see any mention of "OFFICE commerical" use. It simply said 64,000 sq ft reserved for commercial space, making a commercial blvd.

I disagree. Over the Rhine is essentially the reason why you visit any European country. You want to see the countries old archecticure. Over the Rhine is the equivelant to that in many respects, and to garner tourists you need things such as a starbucks, h&m, chipotle. Cincinnati urban core fashion retail (and general retail) is seriously pathetic, and lacks so many things that are commonly found in larger cities. Hell, simply having a downtown apple store would be a god send. But my main reason why I argue these retail options should open up in OTR (preferably say a Vine St, or Main ST) is because to me OTR is the NUMBER 1 reason why you would want to visit Cincinnati in the first place. Anything else attraction wise is cream on the top. But to accomadate tourists you need things they are familiar with. You need the chipotles, and the starbucks, and the panera breads. Don't get me wrong I LOVE Coffee Emporium, but outside tourists what the hell is a Coffee Emporium and is the coffee even good? Compared, to them knowing there regular go-to at starbucks. Same goes for retail. I love what's going on with local in house retail scene, but many of these locations are all unknown. When people shop, especially tourists, they want designer brands. They want Zara, H&M, Rolex, Armani, Calvin Klein's, etc. We have to think in the process of, if OTR is going to be a legitimate tourist attraction, or if it's going to be remain something small and local for tourists in the local tri-state region. If it's to be a legitimate attraction you need a balance of things of new things, and old things that people are comfortable and familiar with.
