Cincinnati: Walnut Hills / East Walnut Hills: Development and News
First of all I don't see how why this project is ugly. Especially for a neighborhood who rarely sees massive infill projects like this one. We all know better quality infill comes in as wealth starts flowing into the neighborhood (mt Adams, Hyde park etc) Also as thebillshark mentioned this will do wonders for the business district in walnut hills and add great density. Losing those buildings sucked. But let's remember why that occurred in the first place...constant detoriation of the neighborhood and constant neglect of the historic buildings. This project might be a catalyst for more preservation of the remaining nearby stock and add a great influx of new residents and potentially new businesses. Win win in my book.

What I'm trying to understand is why are we destroying historic fabric for the sake of profit? I understand the building is in bad shape. I understand it would be more profitable to demolish and start fresh. But that seems like a really backwards mentality, especially when otr stock is already so damaged. In 5 years time when north of liberty is developed that building can easily fetch half a million redeveloped. To just demolish for the sake of making money just seems so wrong and backwards for a historic district. I'm glad the hcb wants a foreseeable plan before demolition, but I really hope someone will step up and preserve this building rather than destroy another thread of our original fabric .

I know 3cdc in the past has stabilized at risk buildings in the past. Is their any way to contact them and see what they can do?

So in the latest HCB packet a developer wants to demolish 1614 Elm Street, because it's not financially viable enough for rennovation, which sounds like BS to me. I can't understand the finding. From what I understand the developers can't demolish the building until new infill plans are presented for that site and are approved by the HCB? http://www.cincinnati-oh.gov/buildings/historic-conservation/historic-conservation-board/may-8-2017-staff-report-and-attachments/

Cincinnati: 2017 Mayoral Election
I really hope Simpson wins the general election in November. With her at the helm I could see an extended street car route to uptown maybe even north side and walnut hills beyond that. I could see a city that truly cares about preservation ensuring that every historic building remaining be converted to either affordable housing or other alternatives. This city has so much potential, its insane. With the right mayor and the right council members, this city can literally be anchoring a true bonafide rennisance period if Simpson claims victory this year.

On the columns, which I'm sure was transplanted from some different site, says rosendale manor. Guessing that's the origin of the columns originally.- Cincinnati: Over-the-Rhine: Development and News
I'd prefer infill with retail and residential instead. Keep it whatever for now, but short term only.- Cincinnati: Over-the-Rhine: Development and News
Does anyone know if this is meant to be a permanent make-shift alley? From what I understand you can't even take this alley route nowadays because of how union hall shares some type of space is this alley. Is this meant to be a permanent private alley space, or is this something that will be infilled later on?- Cincinnati: Random Development and News

Sorry if this was already posted. Meiner flats, Rosco building on Vine, and the Columbia building have the potential of having become rehabilitated in the 4th Quarter of 2017 if historic credits are approved for 3cdc projects. Columbia building will 34 rental units, and the Meiner building and Rosco building will be commercial and office. Serious amounts of office space popping up it seems like in OTR. Not sure if this is a good or bad thing, but none the less would be awesome to see these buildings restored in such a quick turnaround in the revitalization of OTR. It just concerns me that alot of projects lately have really are heavy focused on Office space, and I'm wondering why is the residential density aspect sort of dimming? http://www.bizjournals.com/cincinnati/news/2017/04/20/exclusive-this-could-be-3cdc-s-next-big-otr.html- Cincinnati: Over-the-Rhine: Development and News
Shouldn't this project at the very least be revisted by the HCB? If nothing more due to the revise design without a parking garage structure (first I've heard about this, seemingly done with a whisper)...- Cincinnati: Over-the-Rhine: Development and News
http://www.bizjournals.com/cincinnati/news/2017/04/24/major-otr-project-in-limbo-for-at-least-two-more.html Sounds like that their might be a chance of this project becoming further in limbo if city council decides to vote no in 2 weeks. I'm in the boat that if this project happens great, if it gets a redesign great. I think both alternatives are fine. Right now, I'm more distressed about this 2 buildings remaining on the block, and fear if the project falls into limbo that those buildings might be emergency demo'd (they look to be in rough shape). I'd really give a round of a applause the otr community council then!- Cincinnati: Over-the-Rhine: Development and News
It's great to see Main ST finally catching up to the rest of OTR!- FC Cincinnati Discussion
Yeah, no. It honestly sounds like your not much of a fan honestly, which is fine. If you ever go to the games you'll realize how knowledgeable FCC fans are. You really should come to the games sometimes if you haven't already. It's faaaaaar from the cyclones. Their is a growing passion and interest for soccer. Hockey is just really irrelevant in general of a sport if your not from the northern states/east coast.- Cincinnati: Demolition Watch
TroyEros replied to buildingcincinnati's post in a topic in Architecture, Environmental, and PreservationWhy was that building demolished? Looked pretty healthy to me? Is land being organized for some larger project?- Cincinnati: Over-the-Rhine: Development and News
I imagine the developers will see more of a profit that way versus higher density smaller units (the lot is pretty small as well). Similar listing prices for a single family home that close to music hall can definitely fetch 700-800k in otr current market.- Cincinnati: Over-the-Rhine: Development and News
2 new infill projects for OTR. Both single family homes. As well as market phase 2 and other rehab projects. http://www.cincinnati-oh.gov/buildings/historic-conservation/historic-conservation-board/april-24-2017-staff-report-and-attachments/- Cincinnati: Downtown: Heritage Bank Center
Renovation required by NCAA for game to be played at US Bank Arena according to officials. Otherwise deal will be plugged.- Cincinnati: Demolition Watch
TroyEros replied to buildingcincinnati's post in a topic in Architecture, Environmental, and PreservationWhy are otr buildings still being demolished? Smh. Shouldn't this be approved by the hcb at the very least? It's covered by the historic boundaries no?- Cincinnati: Over-the-Rhine: Development and News
That should solved when more of otr is developed. As it is their is just a really small core population of establishments mainly situated on race and vine on a few block radius.- Cincinnati: Random Development and News
The concept of surface parking lots in an urban environment just irks the hell out of me.- Cincinnati: Random Development and News
Can anyone share reasoning behind the current business office parks of plum st and parts of elm and court st. I like to browse through google maps and just explore street views. Look I understand that cities develop and preservation isn't always going to happen in the midst of office towers and what not. What I'm trying to understand is why are some of these buildings straight out of the 80s and look straight out of mason with parking lots and full fledged garages nearby. Was there a period of time in this city where it was really anti urban? Because there are parts of the cbd that just scream mason 2.0. What's the history behind this and will there be a point where we can correct this? The buildings next to city hall, that look like they are straight out of a suburban strip mall (like the pure romance building) which are close to otr are probably equally as bad eye sores as those ugly parking garages still remaining in the city. Really hope that part of town will be revisited one day.- Cincinnati: Over-the-Rhine: Ziegler Park Renovation
3cdc is looking to acquire and win a competition for a 50 to 100k dollar grant to hire play ambassadors for ziegler park that will monitor the safety and well being of neighborhood kids who are playing at Zeigler Park. Here are the details to vote: http://act.usatoday.com/submit-an-idea/#/gallery/60015351/- Cincinnati: 2017 Mayoral Election
I think it's multiple reasons honestly. I'd say our population in the cbd and otr is still too weak to support a "successful" street car sadly as well. It really is a booze cruise when it's at it's highest demand. Banks to the reds game and back to otr to finish up drinking. - Cincinnati: Bars / Nightlife News
