  1. I think people underestimate how small the cbd and otr is. When the weather is nice it's much more pleasant to simply go for a walk imo. This needed to be implemented to uptown and link the medical centers and uc students. It's current state is just irrelevant sadly.
  2. It's failing because it doesn't go anywhere besides otr and the cbd...and the wait times can be quite ridiculous.
  3. I feel if you throw out guidelines your definitely leaving OTR at risk of losing it's character by some really inappropriate designs that would be bound to happen by some developers. I feel OTR has lost so much of it's stock, that you need to create new construction around certain strict guidelines in order to restore it's aesthetic connectivity. That's why I'm a pretty big fan of alot of 3cdc current work (though I wish they could do over the Gateway Garage structure, and the Walnut 16 bit structure) such as the 15th and Race Project, 15th Vine, Empower Media 14th St project. They all look like buildings that belong in OTR, but made from a perspective that reflects our current time and place in history. I feel that if we just throw out the guidelines and leave it to be a free for all we'll get a mix bag of great ambitious looking designs, mixed in with concepts that look ripped straight out of West Chester, and thus damaging OTR's charm in the process.
  4. Good point. But I look at the alley ways in otr and how they are a preservation asset even though they are just old brick. Hopefully the demolished brick can be used elsewhere in otr rather than just going straight to the rumpke landfill. That's what bothers me the most.
  5. Seems strange a building is non contributing simply because of a destroyed facade. The brick work and rear are still 130 years old regardless. Not sure what the logic was with that.
  6. The packet did talk about that developer in talks with 3cdc on leasing parking spaces. Regarding the design I like it but I would be lying if I didn't say their was something a little "off" looking about it, for better or for worse.
  7. Why do we have parking requirements? Why is it automatically assumed that everyone living their will be owning a veichle?
  8. So the new race street 4 story infill was in the new hcb packet today. I always have trouble understanding them but it read like the Hcb had serious issues with the design and the demolition of the 2 properties
  9. My friend went to otr for the first time today with me to see the parade. He wanted to buy an umbrella and asked if their were any convenient stores nearby so he can buy one.... Just made me realize otr could definitely use a few cvs/Walgreens like locations throughout otr. I know 3cdc is targeting bars/restaurants typically but it would really be nice to get some more neighborhood necessities retail spots rather than another overpriced coffee shop.

I'm not sure why the diminished width of the lanes would play a role in a potential race and liberty parking garage situation...I mean aren't a lot of the parking garages in the CBD, along with the Garage on Vine St accessed on 4 lane streets? Also, as ucgrady mentioned, more land acquirement would result in more parking garage spaces for 3cdc.
  11. That's absolutely exciting stuff. Still think this should be carried all the way towards sycamore and Pendleton though. I know it's a major corridor that leads to the highway, but people still need to cross the street that live in those areas as well.
  12. Question... I know the whole benefit to this road diet would be to return new parcels of land for development. My question, how would that work for Elm St and other streets that don't have vacant parcel land that border Liberty St? For instance Elm and Liberty will cap North of Liberty soon, and South of Liberty on Elm has a remaining block of smaller buildings, without vacant land. Would that street still see potential development on top of the 2 bookends already there? Or would there simply be wider sidewalks and less traffic lands for that particular scenario.
  13. http://www.bizjournals.com/cincinnati/news/2017/03/29/exclusive-otr-getting-a-bowling-alley.html Bowling Alley, Pinball Machines, Shuffle Boards, and more, along with a rooftop bar that will be taking up multiple buildings (the hank exchange buildings) on Main St. Same company as 16 bit, but a new concept, but has proven to me massively popular in Columbus. This is a huge, "get" for Main St. If 16 bit is anything to go by, this should be just as busy, and drive just as much traffic towards main st, if not more. With Ziegler Park almost finished, and this new addition, I feel that Main St will finally get the catalyst for pedestrian traffic it much needed.
  14. If I remember correctly apartments (or was it condos?) were also part of the plan for the upper stories of the findley market buildings. Has that been pushed to Phase 2, or is that a later part of phase 1?
  15. Is the yellow building with the billboard atop the roof slated to be rehabbed as well by the Model Group? Just seems strange that the entire block looks rehabbed, except the yellow building with it's windows still bricked in...unless they just haven't gotten to it yet.
  16. So would they be rehabing an exsisting structure? Or building infill to support this?

  18. That's seriously not a fair comparison. Findlay market is one of the most visited places in all of cincy. It makes sense for these buildings to be saved and used for retail and apartments. It's simply a no brainer. I'll be more impressed if the model group takes the giant Findlay market parking lot and creates underground parking and spurs new mixed use construction over that giant lot.
  19. Wow that is gorgeous..and I'm pressed were actually getting a little bit of density. Hopefully we'll be seeing more projects like this pop up soon, with higher density units.
  20. Model group announced 4 tenants that will be coming to their market square development 1. Deeper Roots Coffee 2. EMC 3. The underground tunnel thing that's currently on vine 4. And a Columbus based bakery sweets

  22. What's the square footage for the house? I'm not trying to rag on this. It's great news for otr and means development will only continue at its rapid pace. That said, even though OTR has improved, there is no denying that the crime element still exists. I think that it's say more about OTR than anything else. It's a beautiful neighborhood with theaters, restaurants and bars right at people's door steps. It's a no brainer why people would want to live in otr. But the high crime in my eyes is still a large obstacle. It's got so much better, I'm not denying that. But when your still encountering murders and gun shots just blocks on liberty st from your 1.2 million dollar condo....it just seems a bit baffling in my eyes at least.

I'm just looking from the perspective of a condo going for 1.2 million in otr in a neighborhood that's still filled with blight, open air drug dealing (especially bad on republic), and murders (more at north of liberty). It's still a crime ridden place that's not at it's full potential that otr is capable of being in 10-15 years. I'm just curious where we will see the prices topping out at, because a family purchasing a 1.2 mill condo in otr when they can buy a Mansion in Indian hill/Montgomery with a pool, a guest house and a 4 car garage leaves me baffled.
  24. That's absolutely nuts. OTR is still so early in its redevelopment. I only shudder to think what condos will be going for in the next 10-15 years. Especially on the hillside with views of Otr and Cincy. I imagine 5-10 million dollar condos isn't to far fetched in the future.
  25. Never been to Dubai but from what I've seen on google street view, Dubai looks like the most artificial city I've ever seen. It's pretty much one main strip of really tall skyscrapers. The lack of intricate side streets and alley ways is a bummer. I'm sure it will change over the decades, but I'm not sure how this differentiates between say Vegas or other artificial cities other than the fact it's more business orientated regarding the skyscrapers being built. IMO the city has a neat futuristic niche going but at this point everything currently about the city screams no character, nor a soul for that matter. Dubai looks like oil tycoon the city.
