One of the more disappointing aspect of River and Rich 2 is that they'll have a fenced in surface parking lot facing Dodge Park. The southern end of their lot would've been a good place for more of the walkup townhomes in the first phase that face the levee. It'll be more glaring if/when Sullivant is re-extended to McDowell along the proposed "private drive." Dodge Park should be seen as more of an asset to Franklinton

NorthShore64 replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionAccording to the auditor Pizzuti has so far acquired 3 of the 6 needed parcels for Library Phase 4 in March for $1.1 million. The one small parcel tucked in the northwest corner of the proposed development is owned by the single story commercial building at 415 West broad. The other surface lots are owned by Egan-Ryan and Kramer Engineers. Egan-Ryan Funeral Services has been operating in downtown Columbus since before the Civil War, and at its current location since the 1920s. Kramer Engineers (who've worked on many projects downtown) have been at their location on Oak since the early 1970s. I don't believe either business would sell their adjacent surface parking without moving their businesses altogether. I think Schoedinger's sold part of their parking lot for the Xander on State development though, so potentially some developer could figure an agreement out with Egan-Ryan. This will be an interesting aspect of the urban transformation of the eastern end downtown Columbus/ the Discovery District. Although many have have already sold over the years, there is still a number of older small businesses in downtown Columbus that own their land/buildings. As demand for developable land increases downtown, more will get offers they can't turn down.

There are 3 current NFL domed stadiums (plus St Louis) in the north. 7 of the other 10 domed/roofed stadiums are in warm weather locations. In the combined ~37 years since those 3 northern NFL domed stadiums opened (~63 years including St Louis) - they have hosted 3 Superbowls. In a combined 62 years the Silverdome and Metrodome hosted 1 Superbowl each. Those 4 northern NFL domed stadiums hosted a combined 6 Finals Fours. Lucas Oil, which hosted 3 of those 6 (with another in 2026), will always have a major leg up on any other market or venue with the NCAA headquarters being a couple blocks down the road. The Metrodome hosted 2 Final Fours while the Silverdome only hosted the regionals twice. Here is a list of the "Upcoming Events" at the 4 northern covered NFL stadiums in the US, and FES: (I know that this isn't the best comparison because this is looking towards the Spring/Summer and not the colder months - but still) In terms of large events, a domed football stadium in Cleveland could then potentially net the city 1 Superbowl and 1 Final Four (or some games in the regionals - something the Q had already done) during its lifetime. It would host the same number of regular season NFL games as any other stadium. The attendance at those games may also be lower than today tough as all 4 northern NFL covered stadiums have smaller capacities than FES. The 4 other domed stadiums do not have a notably higher number of "Upcoming Events" for the warm half of the year. Most stadium tours in the US are held during the spring/summer meaning that FES likely hasn't missed out on that many concerts either. For comparison, in the 19 years since Ford Field opened it has hosted 11 concerts between the months of October and April. FES isn't going to miss out on any US men's or women's national teams games because it doesn't have a roof. What other events is Cleveland missing out on with it's open air stadium? Wrestlemania? If the goal is to spur more economic activity in the region and downtown via publicly funded projects in the conventions/events/tourism business, we should look elsewhere. The extra hundreds of millions spent on a dome could go towards expanding/upgrading the Convention Center downtown. It's expansion could be rolled into the land bridge with a direct connection to a new lakefront transit center. A prime piece of land for a convention center expansion could be on the Justice Center block just across Ontario once/if it is vacated. We shouldn't pursue a dome to make the bitter pill of public money for a new football stadiums go down easier. In the most ideal conditions, a domed stadiums will still have tremendously low usage rates. It'll never be a good value proposition for the public, lets not make it worse. Build it with as little public money as you can. Divert resources to investments with a better ROI.

Even though it went down to the last game, we still qualified. 3 and 0 in Ohio. When we win our qualifiers here, we go to the world cup! The historic and or geopolitical drama of group B will be legendary. Obviously I want Ukraine to advance, but it would be great to see Scotland beat the Welsh just to get into a WC group with the English. Not a bad draw though, with a 5th ranked Pot 1, 21st ranked Pot 3 and whoever makes it out of UEFA this June. \ Can't wait till November! RiverWest has been granted tax credits from the State Historic Preservation Office for the proposed revitalization efforts. ... First Look: Mikey’s Late Night Slice – Olde Towne East Susan Post - Columbus Underground - Mar. 29, 2022 "Owner Mikey Sorboro says to expect a more neighborhood slice shop kind of feel for the latest iteration of LNS, as opposed to the late-night party vibe of some of the brand’s other spots. ... Also still in the works are Mikey’s patio space and a themed bar concept that will make use of the upper floor of the building. Plans are coming together for that space, which Sorboro says will be its own separate entity like the Sacred Palm within their High Street location, and it should open later this summer."

Kent (2-27-22) Kent State Terrace Hall Demolition The Terrace Hall demolition is one of the first steps in the Gateway Master Plan which will make room for the new College of Business/Crawford hall, reroute the local roadways, expand green space and remove surface parking. This incudes the large parking lot along East Main in front of White Hall pictured above. The Kent Skates free seasonal outdoor ice skating rink, located on Erie Street between the PARTA Garage and Hotel, closed at the end of February. Kent's Erie Depot is now home to the Over Easy Morning Cafe. They moved into the former Treno space from their location a couple blocks west in Acorn Alley. Hasawi Building Portage Hike and Bike Trail Brady's Leap segment. The project widened the existing trail to allow for cyclists to continue south from Fairchild Avenue towards a new ramp/staircase up to West Main Street. I would do a similar thing when going on bike rides through town with people. I had a number life long Clevelanders say something like "Wait, there a log cabin downtown?" The Cabin has been demolished and there don't appear to be any plans to rebuild one in the new Canal Basin Park. It was built in the 1970s, and log cabins don't last too long so by now it was in pretty rough shape. It's impressive it lasted for ~45 years though considering it was in one of the worst environments possible for a log cabin (feet from a river, under a bridge, and next to one of the most industrialized areas in the country).

Canal Basin and Center Street Bridge progress (2-22-22) View of the work from the Red Line from a couple of weeks ago. It's a little sad to see the Lorenzo Carter Cabin and the heritage park area go. I always liked it just because it seemed so out of place amidst the industry, bridges, freighters and newer developments. A finished Canal Basin Park will be a great upgrade though.

The project seems very similar to the Restoration Hardware / "RH Gallery" that opened at Easton down in Columbus a couple of years ago. Here's a picture I took of that development around when it opened. Next door is Arhaus's new Easton location. Its a shame they couldn't make this upgrade to their space or somewhere else at Legacy like Arhaus was able to with their new showroom.
