"Bringing manufacturing back home": Grove City PPE glove factory plans to hire 400 Mark Williams - The Dispatch - Sep. 8, 2021 "A Grove City warehouse is being converted into a factory meant to bring back to the United States production of a key item in the fight against COVID-19: nitrile gloves. A Columbus native is behind the more than $100 million project that will create 400 jobs and initially produce 4.6 billion medical and nonmedical, latex-free nitrile gloves a year. Production at the 527,000-square-foot plant at 3500 Southwest Blvd. is expected to begin early next year. ... The company expects production to begin this winter, and all 12 lines of the first phase should be running in 2022. Those lines will be able to make 40,000 gloves per hour or 3.6 billion a year. As production scales up, so will hiring. Block said wages for production workers will mostly range from $45,000 to $65,000 per year."

The Columbus Council Residential Districting Commission has released the first draft of a new district map: "Columbus residents – we want your help in shaping the future of Columbus and City Council! In 2018, Columbus voters approved a charter amendment adding two seats to City Council and creating nine districts within our City. The Council Residential Districting Commission (CRDC) has been hard at work to create a map outlining these nine residential districts. Local developer plans $11M townhome project in Merion Village Bonnie Meibers - Columbus Business First - Sep. 7, 2021 "Columbus-based Kreais Companies wants to build 20 townhomes in a new Merion Village development. Aaron Kreais, principal with the firm, estimates the project will cost between $10 million and $11 million. ... The Southside Area Commission approved the project proposal in July. Clark Rec Center to get 'extraordinary, innovative' renovation Kevin Smith - Cleveland Business Journal - Sep. 3, 2021 "An old Cleveland rec center is getting renovations, including an updated pool and the addition of a deck. Clark Recreation Center, located at 5706 Clark Ave., had its renovations approved by the Cleveland Planning Commission at a Sept. 3 meeting. Entrada at Woodland Heights to bring 42 new for-sale townhomes to Buckeye Lee Chilcote - TheLand - Sep. 7, 2021 "On Friday, Sept. 3, the Cleveland Planning Commission granted final design approval to 42 new for-sale townhomes slated to be built on the former Saint Luke’s Hospital site in the Buckeye neighborhood. The new development, Entrada at Woodland Heights, will offer 1,400-1,500 square foot units starting in the low to mid $200,000’s. ... Danny Glimcher of Glimcher Capital Group said the project aims to create high-quality, modern homes at a fairly moderate price point. 'We tried to give the buildings a very high design look while honoring the architectural language that exists in the neighborhood,' he said."
  10. The development at 514-518 South High was only up for Conceptual Review at this months meeting. The height/mass of the building was not discussed much or appeared to be as great of a concern for this project (compared with the initial projects presentation to the commission earlier in the year). Much of the discussion was around building materials, windows, balconies and streetscape. The developers want to move fast, and should be back seeking approval at next months meeting. Former movie theater in University District cleared to become coffee shop, live music venue Mark Ferenchik - The Dispatch - Sep. 1, 2021 "'There are things that allow certain cities to to do certain things. It falls back to density. Putting Lovebirds there, you're putting in a little more density there. You're starting to create an area that's a five- 10-minute walk to five different music venues.' He is referring to the nearby Rumba Cafe around the corner on Summit Street and the Rambling House farther west on Hudson Street, along with Spacebar and Ace of Cups, where Miller used to work booking acts, down on North High Street. 'We have discussed an idea about creating a music festival at some point, making it a community festival,' Miller said. 'That's down the road.'"

Ohio Supreme Court denies petition to put Liberty Township referendum on ballot Jim Fischer - ThisWeek News - Aug. 27, 2021 "A referendum on a controversial zoning decision in Liberty Township will not appear on the November ballot. The Supreme Court of Ohio ruled against a case filed by Scott Donaldson on behalf of residents wanting the zoning matter to be brought before voters. The court ruled 6-1 against the appeal. The case had sought to overturn a decision by the Delaware County Board of Elections to remove the referendum from the ballot after initially approving a petition filed by township residents. ... Planned Overlay District 18, approved by township trustees in March, created a roughly 190-acre zoning overlay for mixed-use development north of Hyatts Road, primarily between Sawmill Parkway and Liberty Road."
  13. $160M motorsports 'country club' planned in Central Ohio Owen Milnes - Columbus Business First - Sep. 1, 2021 "Peters founded Resolute Motorsports and is raising funds to build a $160 million "motorsports country club." He said the funding will come from a "combination of investor equity, institutional debt and likely governmental incentives.” He has yet to find a permanent home for the club, but is targeting approximately 500 acres near West Jefferson. Peters said his Resolute Motorsports Club will offer memberships to two full-length road courses, a kart track, an autocross course, a skid pad, an off-road rally-cross area as well as a clubhouse with a bar and restaurant."
  14. Unfortunately, I don't think that gap will be filled. You have the garage talking up most of the northern Weston lot (I think its there in the render, just too short to see) and beyond that will be warehouse district scaled height. Yes the gap formed by the 4 story tall parking garage seems likely to stay. Here are some renderings of the 4 story garage: If the remainder of the Weston North Block around the parking garage gets developed, it seems likely that it would be something similar in scale to the existing buildings in the Warehouse District along St. Clair and West 6th (~5 stories). Aside from these lots, there isn't much room behind the garage/to its north west to fill in the "gap." Potential future projects like the Magellan-Weston project, a new Courthouse tower at Fort Huntington Park, or some new development on the Justice Center block may be too far north to fill in the "gap" from Public Square.

Columbus developer Brad DeHays plans to redevelop former Value City complex into affordable housing Bonnie Meibers - Columbus Business First - Aug. 31, 2021 "Columbus developer Brad DeHays wants to turn the property at 3251 Westerville Road, once home to the headquarters of Value City Department Stores Inc., into a mixed-use project that would include affordable housing. DeHays, founder of Connect Realty, bought the land in February of 2020 from a group of members of the Ibnu Taymiyah Masjid and Islamic Center for $4.5 million, according to Franklin County records. That group had previously planned a $30 million Muslim Community Center of Ohio, which was to include a mosque, retail and restaurant space, indoor sports facilities and eventually a school and nursing home. ... DeHays said since the development is still in the early stages of planning, he did not have details to share on what the mixed-use component would look like." 3251 Westerville Road
  17. Much of Berlin Lake is there in the southern half of Deerfield Township - Portage County, so the block group has a higher proportion of rental/seasonal properties there. Another example of this type of high vacancy is the small census block groups just southwest of Medina which is Chippewa Lake.

During Wednesday’s meeting of the Delaware Historic Preservation Commission (HPC), commissioners listened to a certificate of appropriateness request from Hildebrand Holdings LLC that would allow for renovations to the buildings at 184 E. Winter St. ... According to HPC documents for the request, Hildebrand’s intention is to reoccupy the north building with a retail tenant as well as residential tenants in the above units. The middle building is also intended to be a retail space after the owner was informed it could not be used as warehouse space. IRG is taking reservations for apartments now while construction is underway. ... The project, in partnership with Solon, Ohio-based Industrial Commercial Properties LLC, aims to put 66 units into the former Goodyear Tire & Rubber Co. headquarters building in downtown Akron at 1200 E. Market St."
  21. **Cleveland.com Subscriber Exclusive** Census numbers show increase of occupied homes in Cleveland, even as population declines Eric Heisig - Cleveland.com - Aug. 30, 2021 "Between 2010 and 2020, the number of occupied housing units in the city increased. Not by much, but the increase is there. And it is not just the percentage of filled homes compared to the total number available, but the sheer number. The city in 2010 had people living in 167,490 housing units, which range from houses to units in big apartment buildings. Last year, there were 167,681 filled units. That is a bump of only 191 units, but that increase happened as the number of housing units available in the city shrank from 207,536 in 2010 to 198,871 in 2020."
  22. At the August EFRB meeting a small alteration to the Gravity 2.0 development was approved. Kaufman had previously owned all of the Gravity 2.0 block (Broad, McDowell, State and the NS tracks) but the Prieto building at 68-70 McDowell Street. After acquiring the property, the pool/courtyard area was expanded. There are no official plans for the structure yet, but the Prieto building (aside from a rear garage) will remain.

Peerless Development's apartment building proposal at 50 East 7th Ave was back at UDIRB's Aug. 26th meeting, seeking approval for multiple rezoning and council variances for the conceptual project. After a pretty lengthy discussion about the project, any decision on the building was tabled for next months meeting. Board members had various issues with the development (public entrance, sidewalk interface, apartment layouts), but the buildings scale did not seem to be a primary topic of discussion. One member mentioned how the lot could be treated more like those on High Street (due to the Kroger lot across 7th), making the UDIRB approval of a development of this scale seem possible.
