DiGeronimo said he would agree only to make cosmetic changes to the plan moving ahead. ... DiGeronimo said the biggest change, made since his last appearance before the commission two weeks earlier, was reducing from five to four the number of stories on the north side of the apartment building closest to Westview."

His company has 3,000 units of "workforce housing" in development in the region, designed to be affordable to people making around the area median income. Main St. to spur the redevelopment of the sites into mixed-use buildings. They currently house a former PNC Bank branch and the Happy Dragon Chinese Restaurant. ... The city paid $2 million for the 1.6-acre branch site. Working with its preferred developer, Trivium Development, it will raze the building to make way for a 45,000- to 60,000-square-foot project that could host medical tenants, office users or an incubator space for startup businesses, Bowsher said. ... Ya, if you can't build taller stuff here, then where? Its on Broad, and its inside the Innerbelt. Tall things NEED to be built here when there hasn't been much more than 5-over-1's built in the rest of the city. I do think the board members are aware of this though, or are more cognizant of Franklinton's role within the regional context. Developers also know there is less resistance here than almost anywhere else in the city (outside of downtown proper) to height and density. Its only a matter of time before the next one is proposed.- Columbus: Franklinton Developments and News
The 15-story West Broad tower was up for conceptual review at today's East Franklinton Review Board. (DISCLAIMER - the following is a brief and casual summary of comments/feedback by board members and city staff): The planning staff is supportive of the structures density and height. More active uses (such as townhomes) were suggested to wrap the parking garage. Affordable housing composition: 23% of units for up to 80% of area median income, 55% of units for 80-100% of area median income, 22% of units for up to 120% area median income. The inclusion of affordable/workforce housing drives up the developments size/height. The buildings height is also driven by the upcoming TMUD tax credit 15-story minimum requirement. They intend to also seek historic tax credits for the three 2-story buildings along West Broad. This financing doesn't significantly affect the entire project, and just serves as another potential financing tool for the developer. This massing was more well received than the initial design/massing proposed. Many were ok with the height, but they questioned the massing which sets back much of the height away from Broad. The merit/historical significance of preserving the three structures was questioned (a historic preservation officer believed they could still be resorted to their original state). There was no issue with the proposed demolitions of the other structures. If this building would be approved, some members were concerned about the precedent it would establish for future applications. (ie. it would be hard to say no to future buildings of a similar height) The corridor study for West Broad was also mentioned (and updates on the project were requested). Members believed this is the type of land use/density the corridor analysis would want developed along West Broad. TL;DR - Multiple board members are ok with the height, questioned the massing. Support for a development of this size/height by the board seems possible. No issues with proposed building demolitions.- Columbus: Brewery District Developments and News

Glad to see that it looks like Kelley Companies is headed down the boutique motel route. The 15-story tower proposed on West Broad would require the demolition of the Inn Towne Motel at Broad and Skidmore. At the EFRB conceptual review of the project, there didn't seem to be any issue with the proposed demolition of the structure. I think it's the last Motel east of I-70 on Broad.- Columbus: Brewery District Developments and News

I wouldn't normally advocate for something like a motel, but it could be a unique opportunity for a trendy/chic boutique motel. COhatch coworking at Ohio State Gateway adds VC, startup resources Carrie Ghose - Columbus Business First - Apr. 27, 2021 "A fledgling venture capital firm open to average investors will move into the tech-focused COhatch coworking and incubator location in Gateway University District. Zell Capital will locate its headquarters in the space, while other organizations providing entrepreneurial resources will establish satellites or offer services from the site, 1851 N. High St., just off Ohio State University's campus. ... COhatch The Gateway is progressing toward a June opening, bringing student and faculty entrepreneurs one-stop access to office and meeting space, mentors, industry experts and potential investors." The COhatch is going into the former Aveda Institute space which has been vacant since they relocated ~3 years ago. Here's a photo of the space from last month. The remaining vacancies in Gateway include the AT&T and Sprint stores and the former Panera, District PourHouse and Oxley Tavern/Kildare's Pub spaces.
