Crew, AEP sign new, multi-year partnership deal Mark Somerson - Columbus Business First - Apr. 12, 2021 "Columbus Crew SC officials announced a new, multi-year partnership with American Electric Power that will put the energy company's name on a gate at the new stadium going up Downtown. ... The Crew said nearly 80% of fans will pass through the southeast gate that will bear AEP's name. ... Last week, the Crew announced another 'founding partner' in Vertiv, which will power the scoreboard and other digital signage inside the new stadium."

City unveils newest comprehensive plan Dillon Davis - The Delaware Gazette - Apr. 9, 2021 "A nearly three-year process to complete the city’s newest comprehensive plan is almost finished as the Delaware Planning Commission voted unanimously to recommend its adoption during a meeting Wednesday. The plan, which was last updated in 2003 and serves as a blueprint of sorts for the city’s future, will now go before Delaware City Council for adoption. ... The comprehensive plan will be before council for its first reading at the next meeting, which is scheduled for Monday, April 12. The Lykens warehouse renovation into an Event Space at 777 N. 4th St (4-7-21) This Lykens owned building at 883 N 4th St (just north of the 3 story mixed use building on the site of the former Spring Cleaners) looks like it'll become the 4th Daily Growler location. It looks like it will be going by "The Daily Bar" not Daily Growler according to the signage applications The Budd Dairy Food Hall seems pretty popular so far. I don't think I've ever seen this many people on this stretch of 4th Street before. Sheetz' first central Ohio store about to open in Delaware Paul Comstock - ThisWeek News - Apr. 8, 2021 "The Sheetz chain of restaurant-gas stations will open its first central Ohio location at 710 Sunbury Road in Delaware on April 13, and more will follow this year, said Travis Sheetz, company president and chief operating officer. The company intends to open 10 to 12 more central Ohio stores in 2021 and could open 50 in the next five years, he said."
  5. Aubrey Apartments at 5th and Summit (4-7-21) At the SE corner of Indianola and 8th, this new build is replacing the church which burned down here a few years ago. Indianola Park is getting new playground equipment. Its a significant upgrade over the former play area.
  6. Barriers up for the 195 E Broad Street apartment building demolition (4-6-21) Library Park Phase 3 The proposed 497 E. Town Street 5-story apartment building is within the East Town Street Historic District The exterior design may likely be altered, but I don't think the Historic Resources Commission will push for a smaller building. Catty-corner to the building site is 6 story Washington Place apartment building so there is already some height near by in the historic district. Another project already underway in the East Town Street Historic District is the renovation and new apartment building development at 530 E. Rich Street
  7. Of the airport terminal layouts considered during the Hopkins master plan process, only one included anything on the other side of the tracks (and it wasn't considered for future evaluation). The current preferred terminal design, and the entire master plan, does not include anything with the Ford properties. The rebuilding of the main terminal, roadways and landside operations will cost hundreds of millions of dollars and likely won't be completed for 10 to 20 years. Hopkins already has a debt of over $600 million from the last expansion. I understand a concern over the airports future ability to expand, but if that happens, it likely wouldn't be until years after the current proposals being planned are built. I don't think the land should sit empty for 25 years, waiting on a theoretical airport expansion that may not be necessary. Also if the airport needed to expand its footprint one day, an easier expansion might be to the north. There is over 150 acers of land already owned by the city of Cleveland north of I-480. If you include the developed parcels of the Cleveland Business Park, Sysco foods and a theoretical capping or bridging of I-480, its more than double the size of the Brook Park engine plant land (and no railways). The one aspect of the Hopkins new master plan that could affect the Ford properties is the proposed change in local roadway configuration. Waverly & Oak was presented at today's Apr. 8, 2021 Landmarks Commission Meeting for Final Approval. - Most of the changes to the design since there last presentation were to address concerns of the developments scale and height. The ceiling heights have been lowered on a few floors. It tops out at 87 feet, within the maximum height of 90 feet. The 7th floor penthouse was stepped back. - Local design review voted unanimously to recommend approval as presented. They believe the structures height is contextual and appropriate for the neighborhood. - Former councilmember Matt Zone spoke about his past relationship with Club Azteca and his support for the project, commending its thoughtful design. New Ward 15 councilmember Jenny Spencer also spoke in favor of the development. - The city planning department notes that this development fits within the current zoning while aligning with the current planning efforts/vision for the area. They see the development as setting the standard for new development in Gordon Square. It was also mentioned that they were surprised by the amount of emails supporting the project. - Jessica Trivisonno from the Detroit Shoreway CDO said that the lack of opposition to the development was notable. - The 10 emails the Landmarks Commission received were all in support of the development. - Multiple stakeholders also mentioned the support from the Azteca Club coalition for the agreement with Bond Street. - Two commission members had concerns over the buildings height. Michele Anderson was concerned about the scale of the development in the historic district. Julie Trott was ok with the density but not necessarily the height. Despite these concerns, they both voted in favor of the development. Demolition of the Existing Structures - Passed Unanimously Waverly & Oak Development - Passed Unanimously - Contingent on the future presentation of landscaping, lighting, signage and the plaza design.
  9. Bridgeworks was presented at today's Apr. 8, 2021 Landmarks Commission Meeting for the Demolition of the 1963 Testing Laboratory and Final Approval. Local design review supported the demolition and approved the development, deferring for review of exterior materials on the structure and garage. McCormack spoke in favor, mentioning the thoughtful design of Church+State. Comments from CoUrbanize were supportive. Some additional details: - The Northern façade of the 1941 garage will be rebuilt within the hotel lobby. - The amount of street parking along the viaduct is required as a part of the purchase agreement with the county. It is unclear if they were required to be 90 degrees. - Developers were excited about the potential future public space of the streetcar deck and designed the site plan with that in mind. - The garage screen wasn't up for approval at this meeting,. They intend to commission an artist for a site specific work for the exterior mesh. - Julie Trott and Michele Anderson voted no, believing the building to be too tall for the site. Demolition of the existing 1963 structure - Passed Unanimously Bridgeworks Development - Approved as presented 4 to 2 (1 recusal) - Contingent on the future presentation of the garage screening, upper aluminum paneling color, land scaping and hardscaping, signage, lighting and final details on the 1941 building restoration.

In an article from this past September (Topiary Park apartment complex damaged in fire could be rebuilt): "'We have issued a new building permit which will allow them to keep portions of the building that are structurally safe and sound,' Celebrezze said. 'A new set of building plans will be coming in once they know the extent of what they can keep and what needs to be rebuilt through certification and on the ground engineers examining the remains.' ... An Encova spokeswoman said the company's leadership is still discussing plans and hasn't finalized whether or not it will rebuild." I bike by the site frequently and haven't seen really any activity there since the site was cleared. I think this is the most recent photo I have, from January 9th (since this photo I believe they've placed something on top of the concrete slab to protect it).

CDDC Looking to Build Apartments Near Topiary Park Brent Warren - Columbus Underground - Apr. 6, 2021 "The Columbus Downtown Development Corporation (CDDC) bought the 0.7-acre parcel in February for $1.8 million. Located at 497 E. Town St. and once owned by Franklin University, the lot held a three-story medical office building for many years before it was demolished over a decade ago. Two different development proposals have been floated for the site since then – one in 2016 and another in 2018 – but neither came to fruition. ... The new proposal is outlined in a Request for Proposals (RFP) packet posted on the CDDC’s website. It calls for 90-95 units and a ground floor parking garage with space for 50 cars."

However, in a December call with analysts, former d*ck’s Sporting Goods CEO and chairman Edward Stack said d*ck's was transitioning out of the Field & Stream line and replacing some of those stores – starting with stores in Pittsburgh and Columbus – with a new concept called Public Lands, which focuses on outdoor activities without firearms."

In addition to the atrium, BHS plans on increasing green spaces, remodeling science labs, and a new roof for the St. Andrew Abbey. ... 'As a way to celebrate our 100 years of existence in the Buckeye neighborhood we launched a centennial campaign that was aimed to beautify the campus overall,' Ryzner said."

The contest centers on how to design homes that can be built for less than $170,000, with the winning designs to be constructed on two land bank lots in the Hilltop neighborhood and the city of Whitehall. ... While regional homebuilding was up to 11,864 units last year, the region is still not building enough to keep up with a projected population growth of 1 million new residents by 2050. There's a deficit of 48,462 units available for low income renters in Columbus, leading to severe housing cost burdens."

CMHA sets strategy for 2,500 new affordable housing units in five years Tristan Navera - Cplumbus Business First - Apr. 5, 2021 "The Columbus Metropolitan Housing Authority plans to finance 500 new affordable housing units a year through 2025. CMHA will issue $30 million in general revenue bonds, the first time it's turned to this kind of financing in its 87-year history. To do so, it secured its first credit rating, an A+ from Standard & Poors. ... CMHA has doubled its portfolio of affordable housing in the last five years, Hillman said, and today it owns 4,000 units, half set aside for families earning 80% of the area median income, or $47,150 for a single person and $67,350 for a four-person family."

Trader Joe's to set up outpost in Lake County Stan Bullard - Crain's Cleveland Business - Apr. 5, 2021 "The widely reported "unidentified national specialty retailer" that won approvals from the suburb for a store at 9470 Mentor Ave. is Trader Joe's, based at Monrovia, Calif. ... For more than a year, city officials have reviewed plans, and then last fall approved them, for a nearly 14,000-square-foot specialty grocer to build on the site without spilling the name, at the company's request."
  22. Building Renovation - 364 E Whittier St (4-4-21) The former retail building is being converted into a restaurant space. There have been a few iterations of a mixed use development proposal for this lot, including one in 2019 which included a partial demolition and the addition of a small 3 story / 5 unit mixed use building.

Jenkins Street Lofts - 27 West Jenkins Ave (4-4-21) Proposed 3 Story / 46 Unit Apartment Building - 33 West Morrill Ave The current site from, Morrill Ave and Wall St. This lot has been used as semi-trailer storage space for the past 20 plus years. Proposed 18 Unit Townhome Development - 359 East Markison Ave In an updated site plan the developer plans to keep the church's steeple, building the townhomes around it, rather than demolishing the entire structure. Proposed 10 Unit Single Family Home Development - 641 E Kossuth St There was local resistance to the development as it would require the removal/relocation of the Kossuth Street garden. The project, to be built at the former Delaware Area Career Center at 1610 state Route 521, was proposed earlier this year. When complete, the new Byxbe Campus will host 287 employees who work for Delaware County's sheriff; engineer; regional sewer district; code compliance department; regional planning commission; soil and water conservation district; OSU extension."
