  2. I have been pleasantly surprised by the execution of this project. Despite being isolated in the middle of a highway interchange, they've managed to build what I think will be an inviting mixed use development when finished. (Thur. 11-19-20) A potential future roadway connection between this development and what was Schottenstein's Grand Central Project (the large empty lot south of Vine) would start here at a bend in Reach Boulevard, then travel underneath I-670. A roadway connection could be made to Confluence Village and the Crew Stadium, however it would require an at grade crossing of 3 sets of CSX tracks. Again its isolated, but close to a lot.   3. Ahh, thanks! My bad, I didn't double check while I was biking around. I knew someone had bought the Beyers property a couple of years ago and figured that it was the likely site of the tower. Hopefully this new tower (along with the 2nd phases of Gravity and River & Rich) close by will encourage NRI to move forward with whatever they have planned for the property. If this tower does gets built while the Towne Motel is open next door on the same block, it will really emphasize the stark contrast between the old and new Franklinton.

  10. Totally. One of NRI's most recent developments is the Chipotle building in the Arena District. If they are still building 4 story office buildings south of 670 in downtown, they won't build anything taller in Grandview Heights.
  11. From what I can tell there aren't any specific plans for south of Goodale announced yet. The closest I can remember to plans for the expansion are from this article: "While no plan formally has been presented to the city for the area’s development, the likely scenario would be mixed-use, including retail, office and residential components and a hotel, DeGraw said." Sep. 2018 - https://www.thisweeknews.com/news/20180924/grandview-yard-split-council-backs-southward-growth Just for reference, the demolition, site prep and new roadway infrastructure for much of Grandview Yards was finished in 2016. From this there are still ~6 parcels which haven't been developed yet, so it could be a bit before we see something built south of Goodale. Who knows though, they only started this whole project 10 years ago.

So IF the new County Jail were located in/along the Opportunity Corridor, the most likely site may be "Redevelopment Area 3B" outlined in the OC Brownfields Area Wide Plan from 2013. https://opportunitycorridor.files.wordpress.com/2013/09/2013-03-25-opportunity-corridor-brownfields-report-draft-email.pdf There are only a handful of sites in the 15 to 30 acre range in the city. Despite only a few structures remaining, site prep and remediation at "Area 3B" may be cost prohibitive here when compared with other alternatives. There are definitely better potential uses for this land (see the Cleveland: East 79th TOD thread), however it could bring more than 700 additional jobs to the forgotten triangle that aren't there now.

The "campus-style complex" would likely be located in the 2A or 2C redevelopment area. Whichever one is not used by the CPD is just over 15 acers in an unencumbered redevelopment scenario, enough room for a two story jail. So its not like there isn't already a county detention facility located next to the Opportunity Corridor.
