  3. I think the Linndale stuff is just an artifact of low sample size and can't really be looked at in a broader context. There's only 160 people in Linndale which means ~72 people speak Spanish at home.

  5. Are we sure that isn't just an oopsie on the written date? Seems like tanks being on site ~1 month before installation is more likely than tanks being held up for a year.
  6. Fantastic news!!!! This just goes to show how important it is for the people supporting development to make their voice heard. We need to drown out the vocal minority who seem to always get projects shut down. I emailed the landmark commission ahead of time, I plan to do so for future projects, and I suggest as many people here as possible to do the same. Was anything mentioned about Minh Anh during the meetings? I've continued to read rumors that they will be shutting down but all the promotional materials for this development clearly show the Minh Anh building remaining. FWIW, I think I may have found the source of the rumors... I ate at Minh Anh yesterday evening and one of the waitresses volunteered (without me asking, she practically blurted it out as we sat down) that the restaurant was going to close in May. She was pretty vocal that she was miffed that she had to find out from a representative of the neighborhood and not from the owner themselves. The server also claims that when she asks the owner they act like they don't know what she's talking about. I'm wondering if all the rumors are coming from this one waitress who got some bad information...
  7. Does anyone know any concrete info about Sokolowski's or Minh Anh? There's been posts about both on the cleveland subreddit recently. Sokolowski's was claiming that they're taking orders for dyngus day, Minh Anh that they're closing in May.
  8. I'm not thrilled with the design of 14th apartments, but I applaud the added density! 4 units on a single 1/8 acre plot is fantastic and a much better use of the land than a grass lot. I'd be happy if we built many more of these around the city.
  9. That was one thing that REALLY stood out to me in the meeting. The comments on co-urbanize were distilled into broad, qualitative comments by a representative without any quantitative metrics. In doing so, the representative creates the narrative instead of letting the actual data speak for itself. It's also pretty clear that co-urbanize is an important piece of the puzzle in getting approvals. I hope it goes away or has its process changed because it's a real stinker in its current form.

    First thing from Bibb that I didn't really agree with. I'd prefer the mayor to take a larger role and lead on where these funds go. At least he's acknowledging that we need to ensure we get every cent of that federal money available though.   12. Really amazing work! My only suggestion would be to try and find a way to make the "unofficial render" watermark a bit more prominent. These screenshots are architectural firm quality to my un-trained eye and could easily be mistaken for an official render. I'd hate for any legal repercussions to come down on you or the forum. I may be off-base though... IANAL, hopefully someone with more professional experience could chime in on the legality.

  15. When will the funds be made available to the city? Depending on the timeframe this year's upcoming election for mayor may be an even bigger deal for the city than it was before this legislation was passed. I'm assuming infrastructure contracts and decisions will take a year or so to be awarded, but will Frank or the new mayor have the biggest sway in directing where the focus will be? $540M over the next 4 years is an increase in the projected revenue to the city by ~20% every year. That's incredible!

That'd translate to an additional 30-50 feet of height over a completely rectangular building. It's also very interesting to me that the footprint has a line through it parallel to W 3rd... could that mean a stepped design? That would also increase height since not all floor plates will be the same. Using KJP's floors and heights and also bumping things up by 8% would give final heights in the ~450-570 ft range. If it's a stepped design presumably the final height would be even higher. For reference, anything 530' or taller would make this the 4th tallest building in Cleveland, I think by definition being right behind 200 public square in the #4 spot would make this "rivaling" it.

At those prices South of Lorain you really gotta believe that (re)-development is going to jump 90/the tracks and push into Clark-Fulton this summer.
  19. I think the "Cleveland as the butt of a joke" thing is getting better, but it still has some very deep national connotations that it just can't seem to shake. At least in my age group I still think that hastily made Cleveland tourism video set us back 15 years in terms of "image". On national broadcasts you still get references to the Cuyahoga catching fire, and it seems outside of the medical field Cleveland still has a reputation as a net exporter of people. There's also seemingly a lack of civic pride amongst the people that do live here (but that's getting better too). When people move to Cleveland anecdotally it seems a lot of resident's always seem to ask "Why would you move here?" in disbelief that someone would want to live here. When I visit Detroit it's a stark difference... Detroit has its own problems as well, but the people that live there are proud of their city. That pride I think helps their reputation nationally. On a national level, I still think the lack of annexation of inner ring suburbs has hurt Cleveland's reputation and it can't seem to shake it. We consistently show up on "worst" rankings because most of our affluent population doesn't live in the city limits. It's all getting better, and reputation is improving, those are just some of my observations on things that are hindering a faster turnaround.

  21. I'm loving that a lot of the newest crop of apartment proposals have taken a step up in terms of exterior design. The first bunch of new builds that came online around the Edison timeframe were all bland cookie-cutter designs that you could find in anytown USA. The fact that we can get higher-end exteriors really speaks volumes to how average rent prices have gone up in the last ~5 years.

This is next to the old Hollywood Video and Tinnerman lofts. I noticed there's new construction fencing up on the corner that wasn't there for any of Tinnerman's renovations so I don't think it's staging for Tinnerman's buildout.   23. Continued density in this area is definitely welcome! One more reason to add a red line stop at Fulton. I feel like development just needs a little bit more push before Ohio City's momentum jumps the tracks/90 into Clark-Fulton.
