  2. If 10 million in historic tax credits plus TMUD money doesn’t kickstart this project - you gotta wonder what will. Hopefully remaining incentives from the city are not what makes or breaks this project which would really energize that section of downtown.
  3. Thanks for sharing that NEOTRANS article, @dwolfi01- an excellent reread on SW’s motives vis a vis a second tower. It all points to SW wanting to begin construction on tower 2 sooner. Beyond the obvious aesthetics - Do they prefer a parking lot next door or a trophy office building? - there’s the SW prime directive - what increases value for shareholders? Having partner (or unrelated) companies pay premium office rents in a new trophy office building next door while being able to relocate several hundred more SW- Valspar employees sounds more productive than not. And if worthy tenant(s) decide to locate in this second tower, maybe it will need to get taller than the 300’ mark we’ve been expecting. My hope, anyway.

I think even the Justice Center is going to look better once this baby is standing tall - it simply won’t be as exposed and will seem more complimentary to the bigger tower next door I really think SW will make everything around it look even better - an incredibly strategic addition to the city.

  8. Yeah, this is really disappointing- Bridgeworks seemed like exactly the kind of project that TMUD was designed for. Can they give it a try next time - when would the next round of applicants happen?
  9. Big kudos to The Mandel Foundation for their support of this project. This is a big step towards the realization of this project on the scale that we’re all hoping for. Those renderings are really exciting (yeah, let’s go TMUD for Bridgeworks!) and I think the beautification of the city will be significantly furthered by this park in its location. I can’t imagine that it won’t spur additional development - particularly residential - adjacent to the park. And - one other thing that I’m not going to be the first to say - shame on Tony and Bobby George for being the only selfish people to stand in the way of this park - a place that thousands and thousands of people will hopefully be able to enjoy for generations.
  10. It’s kind of like lakefront planning - except that I don’t think we’ve had nearly as many plans over the years for the riverfront. I am really encouraged by the new energy vis a vis the riverfront. No need to even concern ourselves with the look of the buildings in the latest Bedrock reveal. I’m sure they’re just doing everything they can to try to generate some excitement and motivate the city to spend the kind of money that will probably be necessary to prepare the site from an infrastructure standpoint. Hopefully, we can get a new new residential high rise (or two) on the site in the not greatly distanced future - I think the potential city, riverfront and lake views make that a possibility - especially with the trend towards urban life - the location, if “cleaned up” will be extremely unique. Imagine something like the high rise imagined a few years ago near the Viaduct in the flats. That building was super sexy - and I bet new construction on that level, on the riverfront would fill up super fast. Hopefully, Bedrock’s p.r. Campaign will have its intended effect and the market economy will return to pre pandemic conditions. I still want Cleveland to have a roaring 20’s - the decade is still fairly young - but it’s moving fast…
  11. For those of us that have been around for awhile, it’s so difficult getting enthused about lakefront plans. So many unfulfilled plans over the years, as @KJPmentioned - (thanks Ken for yet another interesting read.) I just hope (and I’ve got to believe) that the powers that be in Cleveland realize how absolutely critical to the city’s future the lakefront experience is for Northeast Ohio residents. i understand that appropriate studies and processes must be followed for funding and environmental purposes. I just hope that there is now a sense of urgency - (hope that doesn’t sound overly dramatic.) We’ve really got to move beyond plans and start building before another whole generation of Clevelanders is gone. And we’ve got to think about our city’s ability to not just survive but prosper in the 30’s, 40’s and the second half of the 21st century.
  12. Nucleus actually never looked better than in this visualization - ah well, RIP Nucleus. I know there’s a lot of forumers still hoping that we get something as or almost as significant on that site.

  14. Seems like almost unanimous approval for the new Police HQ - and I can see why. I love the location, immediately accessible to downtown and literally next to the campus. My wish is that our men and women in blue end up in a retrofitted facility that is state of the art- where they have the opportunity to do their vital work in the most positive environment possible. Congrats Cleveland on a great decision!

Seeing such a visible Tower reclad into a modern 21st century structure would look really amazing on the skyline - especially with The Lumen now extending the verticality of downtown towards the Campus district. If such a plan is feasible - (and I’m sure at great expense) -would there be any possibility of adding a few floors to the tower and providing even more residential space in this new residential center? I would think that’s a pipe dream - but who would’ve ever expected any kind of redo of the Rhodes Tower on the kind of scale @KJPsuggests? The other (probably fantastical) thought I had was - if CSU knows how to do this - maybe they could lend some expertise for the Justice Center. Imagine that baby with this kind of redo. A lot of questions for the future of a very strategic and large district bordering the downtown core. Let’s hope for some exciting developments to come.

  17. Curious about your opening paragraph, @KJP- that one of the reasons for not selling could be the value of the land, depending on Burke's future. Isn't that a really really long term possibility of very slim chances? Isn't it much more likely that the only motivating reason is to simply take the properties off of a very cold market, just as one might temporarily take a house that's not moving off the listings? Or - and this would be news! -do you think they might have heard some whispers from insiders about the likely future of Burke?

  19. Maybe there wasn't a lot new in the press release, but it does have us talking about CSU - and, I think, deservedly. I'm not an alumnus and/or knowledgeable about the school's strengths or challenges as an institution of higher learning. But, just in terms of its relationship with the city of Cleveland - the school has done a lot to transform its area just east of downtown and the campus district has changed a lot - and for the better, (even since the 1980's when my sister attended school there.) As Cleveland has begun accelerating its transition to a modern 21st century city from its gritty industrial past - I think the school is in a perfect position. It's located at the footstep of a rebounding downtown - and it's a short stop away from the booming Cleveland Clinic and University Circle. I'm not sure about what's ahead for CSU because masterplans can come and go and things can change with national/international events such as the Pandemic - but I am optimistic about the possibilities for further development. (I'd like to see some dynamic looking and vertically significant buildings added - and being a Kent graduate, I think they've raised the competitive level at least aesthetically.) Hopefully, Cleveland State will continue to garner more national acclaim as its programs evolve - its students become its ambassadors - and as CSU's reach becomes more ambitious and international in scope. As that happens, it only can increase the perception of Cleveland as a place where a new, young generation of aspiring men and women actually want to come to - and, hopefully, where many want to -and can - stay. The energy of a large, dynamic college is unique and infectious and creates a great community of teachers and support staff in and around it as well. Certainly, this environment helps bring residents that can contribute much to the fabric and personality of the city.
  20. Progressive is still one of the better places in the major leagues to see a game and I love that it’s in the heart of downtown. No, though there’s no ballpark village - but you’re really close to a lot of bars and restaurants - easy walk to a lot of them. I’m more concerned about what’s happening - or not happening - with what used to be the Nucleus site - what we heard might become an even bigger project site - courtesy of Bedrock. That’s gone completely quiet. I’d also love to hear that we’re going to actually get some kind of residential tower somewhere in the district just beyond the outfield. That’ topic has also been very quiet. Christmas isn’t far off - 🤔 - can we get a surprise, please?
  21. It’s going to take until later in 2024 to complete the new SW tower, but we’ll also have the fun of seeing new Cleveland logos, tv backdrops and so on in the near future - the company below might be the first to update their look to reflect our future skyline. .
  22. Actually pretty disconcerting to hear this anecdotal about thin walls at Intro. Nothing worse than being able to hear conversations and “things” going on in your neighbor’s unit. I had that experience in an apartment once - I promptly moved out after the lease was up. (I also had a neighbor with unbelievable stamina) It’s also surprising given the attention to detail as projected by Dan Whalen with respect to every detail at Intro. If they missed this, they missed one really important detail. Hopefully, this isn’t an issue throughout the building and/or it somehow gets fixed.

  24. This photo is really instructive - When you think about it, Cleveland has more available land immediately adjacent to its downtown for development than most of its competitors. It’s a commentary on the history of the city and it’s industrial heritage - but also an incredible opportunity, to grow the population and reshape the city’s future
