Agreed about Burke - but that decision should still be made, IMO, first - in order to open up all development possibilities and then the city should be extremely proactive in creating incentives, wherever possible, to motivate developers. A non- population growth city like Cleveland should not take such a large area and create yet another park in an area that will soon have much park land adjacent to the city when you consider Edgewater, Irishtown and the forthcoming Cheers project. Let’s take a long view - what can the city be in 50 years? Not just in five. A dynamic residential neighborhood including affordable housing, high rise residential and opportunities for home ownership should all be mixed in to our long range planning. Residential could and should lead the way in the visions for the stadium parcel. Add in a bike path and/or a boardwalk segment for all to enjoy…..

  6. Losing Night Town was a significant loss for the live jazz scene - they regularly showcased artists with national/international reputations.
  7. Yay! Some new SW stuff to look at it - even if it’s just the signage being installed / I’m enjoying this new skyscraper build to the last….
  8. I’m thrilled we have this new “legit” skyscraper - it does wonders in filling in the skyline and at 616 feet, it’s impressive. Still, after seeing it these last months. I still feel that had it been a bit less “wide” and bulky and instead, another 100 feet higher - the skyline would’ve been even more dynamic - it would’ve also allowed for more views where 200 PS wasn’t fully obscured. I also think it would’ve created a somewhat more varied and interesting skyline to not have the building so similar to the dimensions of 200. But that’s a nit-pick personal opinion. Now, I’m just hoping that SW doesn’t put HQ2 on ice for years to come. I think even a couple more towers - say HQ2 and something in the 600’ range on the Nucleus site will really give Cleveland a bigger market look.

    Browns need a major “redo” - what they’re trying to do is simply not working. Who ultimately do we hold accountable ? Is this on Dorsey? Stefanski? Watson has been pretty bad but It’s way more than a “Watson problem”.
  10. The Haslam’s decision to build in Brookpark - assuming they can put the financing together just tells me that they really don’t “get” Cleveland. I’m sure their man concern is their ability to control the parking revenues and whatever else they manage to build out there. But as far as their legacy in this town, they’re rapidly losing any remaining good still left with the fans - based on their lousy football decisions and the teams ongoing lack of success. And moving the Browns to Brookpark - granted, it’s not a move from the metro area, but if Browns are no longer downtown - a special part of the fall and winter dynamic in Cleveland will never be the same. . The city of Cleveland should start planning immediately concerning what’s going to happen on the current stadium site - we don’t need a couple more decades with an empty second- class (or third) abandoned old stadium blocking our north coast.

It’s not sexy, it’s not fun to talk about - but the housing and population issues referenced in Ken’s October 1 article above are really critical to Cleveland’s future viability as a great, major American metropolitan area. It’s gratifying to see the growth and energy downtown - but we’ve got to honestly address the reality that faces tens of thousands of lower income Clevelanders living across our city. I hope Cleveland is able to become a national model for creating attractive new affordable housing options and ultimately, healthier and happier neighborhoods. It’s a huge ask, but this is a city that has faced big challenges for decades and has proven its heart and it’s resilience.
  13. Congrats Guardians on clinching their 12th AL Central Division Title last night - the way this franchise is run should be an exemplar for our professional football team.

  15. Sorry to say this - because we all have differing opinions -and I’m usually all-in on any new CLE development - but that last graphic that @dave2017 posted just above is just plain awful.

  19. And that view makes you really want that Tower 2 just west of HQ1!

As @LlamaLawyer said above, the Burke land is way bigger than probably most people understand and the chance to develop the whole parcel once the airport closes is a great opportunity for Cleveland, but also one that would probably take at least a century to realize, given the sheer volume of land. If the new dome and parking is properly located on the plot, you wouldn’t have to have a huge parking lot immediately on the shoreline - that could be a boardwalk, a hiking path, etc. In other words, we have flexibility in the design of the whole parcel because of the immense volume of real estate. A new domed stadium and a Browns village would really kickstart the Burke development process faster than any option. There would be no “time in a substitute stadium location” such as Columbus, since the old stadium would not be substantially renovated - so that’s a thumbs up for fans in Cleveland that don’t want to drive elsewhere to see home games for the several years of the construction process. (Of course, that’s also the case with construction of a dome in BP) And as @KJP and @PlanCleveland pointed out, the economic incentive for a number of existing parking lots would be diminished -which would greatly encourage the sale of and development of those lots. I think the views and general optics of downtown would be quite impressive from Burke’s plot- that northeast of downtown location is very complimentary to our view of downtown. The opportunity to build new high rise residential (or whatever the specific mix would become) are much better suited to developing at the current, much smaller stadium site - as opposed to the huge expanse of Burke. So I’d be pretty pumped about the closure of Burke and a downtown dome happening there. I just wonder if it’s already too late in the game for this all to be pulled together in time. It might mean an extra year or two in the Factory of Sadness but I could live with that if it wasn’t an open-ended delay - and I’m sure it would not be - pretty sure the Haslams are not interested in any substantial delay. Finally, others have suggested possibilities for coordinating programming between big events at a new Burke dome and the neighboring rock hall - that could be a great inducement for major festivals and larger scale events. Last, but not least, the bars, hotels and restaurants would be guaranteed not to lose any business with the team still right downtown. It’ll be interesting to see if there is any substantive movement from the City and the Haslams towards a Burke concept - guess we’ll find out pretty shortly.

  22. We love the visualizations, @Geowizical! So I was staring at @Mayday’s post the other day which showed the photo below and I just thought - I’d love to see this view of downtown with the stadium removed - since that appears to be a real possibility… Any chance to see such a rendering?
  23. I think @dave2017did the colorful nighttime view with Nucleus - and then there was the rumored Bedrock Gateway megaproject - that one was probably by @Geowizical. I was never a big fan of the Nucleus design for CLE, but with SW added and providing more balance, Nucleus looks pretty friggin cool. Either way, a new tower on the Nucleus site, (combined with SW’s new tower) really takes our skyline to the next level.
  24. Detroit’s new tower is top shelf imagine something even close to that in scale and design at the Nucleus site - wow!! I haven’t given up dreaming about that!
  25. Nice @MayDay You're able to see a lot of examples of more modern architecture mixing with the old in these views. SW makes a WORLD of difference for our skyline. (Just Imagine what a sky-line changing new hotel might add!)
