  1. Even a paid KJP “puff piece” is still pretty interesting! I’m really excited that this project is moving forward..This part of the city really needs this resident infusion - and there should soon be a little additional energy around this building when you factor in a few hundred folks living there. Looking forward to seeing the apartments when they’re finished - they may just be among the most unique in Northeast Ohio.
  2. This decision should’ve been finalized already - I propose a new study: How much has studying and debating the issue over the last several years cost the city of Cleveland in additional construction costs either way??

  9. Quoting this for those that might have been in holiday mode (as I was) Vintage @KJP! This article is music to my ears. With the dwindling supply of buildings available for residential conversion - it’s actually easy to imagine some new downtown residential high rise construction in the fairly near future. . Most of the new super tall construction in NYC is residential or at least partly residential . New high rise development in Cleveland will probably be trending towards residential as well. Another couple Lumen- scale high rises in the next few years wouldn’t surprise me and will really add to the downtown core beautifully. Now if we happen to get a new high rise mixed development project or say a new high rise Justice Center - that will be just fine with me!

All that park like space looks pretty in that summery piece of the lakefront - but I think it’s important to have actual development in the mix - possibly some residential and/or restaurant-hotel etc happening to further activate the area. Exactly how and where is obviously up for debate but I’d love for it to be “active” and not just in the summer weather.
  11. Just watching a little Guardians baseball on TV this afternoon and as the camera pans out to right field - of course, I’m thinking what any UO member would think - “Man, would a new tower look fantastic out there just beyond the outfield.”

I’m not laughing - actually, I’m feeling a little better this morning about my two bedroom place 15 minutes outside Manhattan with a balcony and a direct view of the city - costing 2500 a month. Didn’t realize Cleveland had gotten quite that expensive! But honestly, I’m also a little envious of that 1998 condo purchase at 40k!

  14. I was listening to the game out here in NJ and it was thrilling. i was extremely disappointed to see the attendance was about 12,000 for the night. c’mon Cleveland - that’s not acceptable!
  15. 5 losses out of 6 as I write. One sided losses in 3 of the last 4 games and a home stand that could be turning into a disaster. One thing about the Guardians- Indians - there’s no team better at raising your hopes and then completely dashing them again.

  17. I hope @KJP’s sources are truth tellers. I just keep imagining our downtown lakefront open for development - especially for some high rise residential development. (Yea, I know Burke is an issue at present) The city needs more residents first and foremost and an open lakefront would be an unprecedented opportunity. Can’t even think of another city in the country with such a resource and opportunity. I know there’s a list of extremely formidable challenges to that sort of future - but the notion that the Browns may seek a downtown stadium away from the lakefront is the critical first domino that has to fall. Ken’s article gives me reason to believe that what was once unthinkable could become possible.
  18. I know we’re getting close to SW beginning its exciting vertical ascent and that it’s set to open in 2024. I was curious if @KJPor any of you well-informed forumers knows the timeline as to when the tower will likely top out?

  21. Thanks as always, @KJP! Great news in my book - this could be the biggest win- win scenario for Cleveland in many years. To me, a competitive stadium for the mid 21st century is critical to Cleveland’s continued success as a major league market for the next few generations. Opening the downtown lakefront for an entire new neighborhood or large scale development is an obvious slam dunk. A multi- purpose year round facility could benefit the city on dozens of days through the year rather than 9 or 10. It could attract many larger scale special events benefitting many workers on a more frequent larger scale. I like the East of central business district site much better for a couple main reasons I’m concerned that easy highway access to the south of 77 could create a “drive right in and right out” culture for the games, giving virtually zero help to the existing bars and restaurants downtown. As close as it is to downtown, the post office site might end up being equivalent to a suburban site in terms of lack of interactivity between the city and the stadium. We have that problem now with the lack of access to the lakefront from the city - this is an opportunity to create a new, strong connectivity between the city and the stadium. There’s no guarantee that an entire village park would be built around the new stadium site - whereas with the other site at least the existing bars and restaurants would be accessible without crossing over a major highway. There’s still fairly easy car access to the East of the business district site - but it’s much more connected to downtown. Additionally, the possibility of extending significant downtown style development eastward would be greatly enhanced by a stadium site in an area that hasn’t been particularly attractive previously. With the walk up ability to a new stadium East of downtown, more existing residents could attend games without the necessity of cars. The possibility of new high rise residences would be on the table considering easy access to the stadium, the downtown district - not to mention beautiful lake front and downtown views Super exciting times for the city could be just over the horizon.

Just based on @Geowizical’s outstanding rendering, doesn’t it already seem like the old tan- brown Cleveland color palette is becoming more modern -highlighted by the blue shades of SW, The Hilton, Lumen & EY? (And the light-colored buildings like the Courthouse Tower, One Cleveland Center, PNC etc) SW will make a very big difference towards a bigger, even more vibrant city feel. I’m loving the growth and modernization of our skyline!
